And if that persons grandparents retired this year at 65, his Mom or Dad might not get that house for 25 years, if you’re “waiting” for them to die.

@@typingcat their house was like a retirement investment or they needed more money than their retirement could offer them because of medical cost etc. In some situations like this, your grandparents can give you a great deal on their house that you were never going to own anyways and meanwhile you can provide them with the money they need with your savings or mortgage instead of giving it to someone else whom you don't know and who is probably using middle men who are ripping you off.

@@typingcat It makes more sense to do it this way because if you inherit it, you'll have to pay a very large amount of taxes on it. Kind of a tax loophole but very legal. Though it is only in a handful of states. If it's not one of those states I'm not exactly sure if there's a benefit.

Its opposite. You get establishef in who you are and in your career in NYC. Then you move somewhere else and do your job while still getting the top dollar. The problem is that no other cities in America have walkability and transit and density. So that in and of itself inflates the value of the NYC real estate and cost of living. If you had other NYCs in other parts of the US NYC prices would drop significantly across the board.

Count me in. 40 something, bought a house just 6 years ago, with a healthy deposit, because we didn't need to prove our worth by spending money on things we didn't need. Moving out of an expensive city, getting good jobs, living cheap, both handy so a lot of things we could fix ourselves, even mending years old jacket instead of throwing it away, buying quality and long lasting shoes... things can be done if people want and know how to. I could go out and spend, spend, spend. What for? Impress whom? My pride is in fixing things and repurposing them.

Maybe if influencers switched to frugal lifestyle, instead of cashing money for promoting products nobody needs. But then they wouldn't be who they are, right? I worked 50 hrs a wk & now have a good nest egg & everything I have is owned including my new Cadillac. People think it can't be done ,it can but you don't need to get in dept to a big University.

Our first house we built in the countryside of Orlando on a 2-acre wooden lot in a HOA community. That was in 1997, and I paid it off early. We paid $300,000 to build it, and now it's worth $900,000. Unfortunately, my husband died of an acute leukemia in 2004 at age 40. If you and your family are healthy and happy, where you live is your home. I have money, but the love of my life died, and both of my parents of cancer. I will never forget our loving family. My late husband never complained about my parents from NY living with us 6 months of the year. I took care of all 3 of them for 10 years. I wasn't able to give children because my focus was to care for them and work as an operating room nurse working all day and sometimes all night with emergencies. Be grateful for your living family, healthy children, and grandparents to enjoy them. I have money, a beautiful house with a volleyball pool and in ground jacuzzi. I haven't been in the pool in 8 years. Have goals to better yourself and your family's future and education. When all your loved ones get taken away, you realize that your bigger home or higher paying job wasn't important at all. Life insurance doesn't make you happy or loved, it only provides financial security.

There are hundreds of lower cost of living areas with similar amounts of amenities. I honestly don't know why people gravitate towards the megacities. Most cities of even 200k have a lot to do, and often they're right beside a city of 800k+ that will attract international attractions, just with far lower costs. To me, the choice is clear... live on the outskirts of a desirable place.

I totally agree. I see pictures of NYC and repeatedly say not for me. I want to be able to look out my window and see trees. grass, no traffic and not hear sirens. I want to be able to drive a car and park it for $5 a day downtown.

Most people have inadequate cash buffers. Monthly expenses times 6 plus 4% of any assets and liabilities. I have met plenty of people with enough income to do very well in life, but they all tread the razor's edge. Rather than build up proper savings, they instead travel and buy new cars and gadgets and whatnot. They are one disaster away from it all falling apart, making that disaster far worse. For myself - I lived like a Buddhist monk on a mountain top until I had my savings in order... For anyone math impaired - if you had a $1m house or condo with an $800k mortgage and your payment plus living expenses came to $8000/mo, your savings buffer should be built up to about $120k. Since you're very unlikely to have that laying around, and that's a multi-year project, you just work towards it over time in whatever manner can get you there fastest. I opted to tolerate more volatility and invest in the NASDAQ 100 (QQQ), which helped. I kept my savings at about $16k and invested the rest, knowing that even in a worst case, I could sell during a crash at a 50% loss. Ultimately though, the buffer should be easy to access. QQQ is not so readily accessible while in the hospital, for example... and anyone that says "I can borrow against my home if I ever need to" - good luck setting that up while you're in agony fighting with something. Mortgage payments come out every month on the same day, on the dot. You need CASH to ensure less interruption in your life. And that might require pretending that you are a Buddhist monk until you get there. By the way, most people with mortgages put that extra money towards paying it down. It's hard to get that money back if you need it. Don't do that if the rate is low. Build up your buffers instead. Cash buffers protect against the cost of dire things that happen in life - not equity tied up in your home.

There is simply no reason to go into credit card debt for any one of those reasons. In fact, you can google credit card spending and see that most people are buying shit they don't need with them. They aren't getting surgeries for their sick puppies

I don't think you understand how our country's budget works we have plenty of money for the people but we allow private companies to decide prices and what we can or cant have. we spend the most money on healthcare yet it is one of the worst in the world because the industry is private they're are using our own money and charging us again and have somehow convinced universal healthcare is bad. we have the highest medical related taxes in the world but apparently universal healthcare is bad because of "high taxes".

The decline of NYC has been going on for so long I am surprised there is one person that lives in that city that has the ability to leave and hasn't yet. I manage credit cards by not having any. Years ago I had credit cards and got into some debt. I paid them off and did plastic surgery. I took a scissors and cut them up and said "Never again!" My motto is if I can't pay cash for it, I don't need it. I now own my home have retired with my beautiful wife in South Florida and we live modestly within our means. It is still possible to achieve the American Dream. But it may not always be. Hard working entrepreneurs can still make it. Just watch Shark Tank.

But if they need to start racking up debt in order to maintain that lifestyle rather than choosing to cut back at least some and make more meals at home (even with inflation it's still cheaper than eating out), that becomes a problem. Well it was reality for Boomers.. 80% no college degree worked one job could support a family- 10,000% stock and real estate runup since 1980 alone. Pure fantasy.. but it worked for them. My dad barely made it through 11th grade and ended up retiring a multi millionaire on a low skilled job all because of buying a home at age 24, paying it off over 20 years and throwing $150 a month in index funds. I couldnt get those returns in 10 lifetimes. It means Dow will need to be 3.8M without hyperinflation on living costs and a median home needs ot go to 4M

I already live minimalistically. I dont own a car, i shop at dollar stores & buy clothes & other items from thrift shops so im ok on that end. Only real expense i may have is food but if im at the right dollar store, i can pretty much find everything i need except fresh meats.

It's easier to move with movers charging me a minimum most of the time. Plus, small apartments seem quite big when you have such few possessions.
