I see you said the 2 story home is estimated at 500k all in. Is that including land price? I don't see how they would have 200k dollars more in the interior unless they went for some REALLY expensive cabinets and appliances. I really like that floorplan and was guessing closer to 350K for the whole build in Ohio but this isn't my full time job like it is yours.

We have seen a lot of stabilization. Prices aren’t anything like they were 21-22.

What is the reasoning for the price difference? Does that tell the story of finish choices? I would think a smaller 1 story would be less then a 2 story but maybe not.
