Because the UK and Europe were mentioned - I recently heard fund manager Paul Jourdan (of Amati Global Investors) say he thinks Great Portland Estates had a big discount to NAV because of US investors selling. He said office space in central London was in demand, but US investors were nervous because of real estate being in-crisis in New York. I've also heard there's a shortage of quality office buildings in London's West End, because it's a more cultural area and it's long been harder to get planning permission there. Anyway, I like TR Property Investment Trust plc, not a REIT itself, but its investments are mostly REITs, in the UK and Europe. It's shareholder-friendly, so far as I can tell. The fund manager talks sense IMO, and one point I remember is that the NAV of European REITs is less reliable than for the UK, maybe because Europe marks to model rather than market, but I'm not sure. O and VICI are great buys right now. Especially for long term investors. My biggest problem is I can't decide which one I like more.

personally like to have positions of at least 5k, preferably 10k. So 30k gives me 3-6 positions. Top conviction picks as a stock pick or I would even go 50%+ broad market ETF and than pick 2 or 3 stocks. Again this is me, and may definitely not be right for you.

Back in 2022 when btc was at its cycle low, people where saying btc is done for it's going below $15k US it's going to zero. Well it's down 10% from mid March ath 2024 and now everyone is shitting themselves. That doesn't make any logical sense especially for crypto.Its just a shake out phase, chill people go zoom out at old charts. We are at around 1.4 trillion market cap and only growing, just wait and see the price next year in March it will double....I've been engaged in active trading and managed to grow a nest egg of around 2.3Bitcoin to a decent 24Bitcoin....I'm especially grateful to Evelyn Infurna, whose deep expertise and traditional trading acumen have been invaluable in this challenging, ever-evolving financial landscape.

6% isn't a huge come up. If interest rates come down and there's a multiple expansion the stock could hit all time highs
