The homes that are available in San Antonio for $300,000 -$400,000 cost around $1,000,000 in Chicago. its impossible to find a home at SA prices here. That's why we are moving out in the next few months.

Most of our clients tell us the cost of living in SA is the main reason they decided to move here. They just get so much more here than where they're moving from & it's cool to see how much better they're doing and how much happier they are after they've been here for a while.

House prices are still high and unaffordable, taxes high and our wages are not keeping up with house inflation. If I hear one more realtor tell me that San Antonio is one of the most affordable cities, I’m going to scream. Maybe if I was coming from Cali or NY but I’m not. Worst time to buy a house in history. House prices at all time high and interest rates are shooting up.

My wife and I looked at Houston too before moving to SA, but we just couldn't get over the flooding issues and how far apart everything is with the traffic. Although we do always enjoy the city when visiting family over there. What's important to you in deciding where you go next?

@@SanAntonioTexasLiving The flooding is a concern for me. I want somewhere with job prospects and a good school district for my son. He is 6 and currently in Kindergarten. So when I move, I really want him to be in a good environment. I have been looking at Stone Oak. I move in about 8 weeks when my lease ends, so let see.

I enjoy watching all your videos. My family and are looking to move out there. Is it still possible purchase a home under 300k and what areas would you recommend. I plan on going out there in the summer to check out some communities. Thank you

Hey, thanks for watching! For sure, you can still get a home around $300k or less, even with new construction there's still some options out there. We've recently helped several folks in that price point on the new construction side with KB Homes, M/I Homes, Lennar Homes, and Starlight Homes. Some of the best communities for new construction are in the Far West side at The Trails of Culebra, The Preserve at Culebra, Falcon Landing, and Winding Brook. Existing homes would be around 20yrs old in the same area or on the Northeast side of town. Summer will be here before you know it and we're already having conversations with folks planning their move later this year. I'm not sure about the exact soil names, but I'm familiar with the areas that do have more expansive soils, which can cause foundation issues. It tends to be a bigger deal in the following parts of San Antonio: -The Northeast inside 1604 around Thousand Oaks -Certain parts of Converse & Universal City -The inner West side just inside & outside Loop 410, & inside 1604 -In some of the historic areas around downtown, Alamo Heights, and Terrell Hills Once you get outside Loop 1604 you're usually good in the Far West, North West, and Far North areas of the city. The ground is a lot more rocky in those parts. Where you looking into areas for a home purchase?

You shouldn't have anything to worry about in NW San Antonio. That's a really nice side of town too that a lot of people tend to focus on. Anything we can do to help with the move?

Do you think the NW area east of 1604 near helotes will continue to be a nice area? Do you think it’ll be easy to rent out a home there? I’m looking at certain homes in the area and want to see if it’s a safe a good area

There are a lot of really nice neighborhoods right in there off of Hausman, Prue, and Babcock and I'd expect those areas to continue doing well, both for desirability and appreciation. You'd also be pretty close to UTSA and major employers like Valero, USAA, and the Medical Center so there should be good demand for rentals around there. Were you looking mainly for an investment or would you be living there for a time?

@@genwe1894 Gotcha, you can expect to do really well in that area. The NE side of SA is also really good for rentals too. Rental rates tend to be a bit higher there relative to price and you're also close to Randolph AFB, so there's usually a steady stream of military tenants. My team and I have worked with a lot of investor clients and many of us own rentals/AirBnb's as well, so we're always keeping an eye out for good opportunities. What was your timeline on finding something?

It kinda just depends on what's important to you in a community. If you're wanting to be further out in a more rural setting, Vintage Oaks is definitely the way to go... It's a true acreage community, the amenities there are also really awesome and there are newer homes there too. Stone Oak does have some options for larger lot sizes, but it's a more densely populated area with a lot more traffic... although you'll be a lot closer to restaurants, shopping, and entertainment. Both are at the top of the list for desirable neighborhoods in NB and SA, so you can't go wrong either way. Have you had a chance to connect with our team yet? @@margaretgray4170 Now I really like Cantera Hills! It's probably the best of both Vintage Oaks and Stone Oak. It's still currently developing and all of the homes are custom on larger acreage lots, so you get that "far out rural feel", but it's only 10-15 minutes away from the La Cantera area with all of the shopping, restaurants, golfing, trails, and entertainment. There's a lot of topography in that area of Scenic Loop Rd, so you get the really nice views, pretty sunsets, and rolling hills. I just happened to drive by there last Summer, not even knowing it was there, and I was so impressed that I had to take my wife by there to check it out LOL! Another community that's also really beautiful and right by Cantera Hills is The Canyons at Scenic Loop. I see where this is going... you've got pretty good taste😎
