I have been vendor doing this work😂 home warranty company covers very little with large claims. Permits,code upgrades, modifications, this list could go for days of limits these companies have.

There certainly are some limitations to home warranty policies. We always recommend reading through their brochure to understand what will be covered and what won't.

Thanks for common sense approach to home warranty! ?? Do home warranty want receipts or depreciation on original furnace,AC units that's very old? Your experience/expertise! Welcome, bought a foreclosure and appliances included and old furnace AC units,will read policy guidelines!

In my experience, HW companies haven't asked for receipts or depreciate based on age of appliances. You're correct - read the brochure!

No, you do not have to have a home warranty, it's something to negotiate if you want one and would like the seller to pay for it, or a buyer could purchase their own. There's nothing in the transaction that requires a buyer to get one.

Might be taking a job as a home warranty closer at a local company, what are the pros and cons of home warranties, for future reference

Pros - home warranties can really help to cover repairs! Cons - people need to understand the limitations of the policies. I include them in the contracts I write.
