I think people often overrate states just on basis of no income tax. Have to look at all the taxes. TN seems to do a better job. While my state has no income tax and I'm (only) paying 6.5% sales tax, I'm also paying 1.5% property tax. So that 500k house here in my area would have a yearly $7500 tax bill.

You buy the house you can afford. After that it's all about property taxes which are dirt cheap compared to where I am on Long Island NY. Even with the slightly higher sales tax than I have.....Tennessee is a bargain!

It's only going to get worse as more people move in and as long as you have about 500 realtors and growing on RU-vid saying how great of a State TN is, which I agree. Just sayin' No longer a best kept secret. That's life, I guess.
