I honestly don’t know how many hail warnings we get in Knoxville. We get thunderstorms and occasionally you can get hail with them. I have never had a vehicle damaged by it happens. If we do get a significant amount of hail or something that is bigger it is good for getting a roof replaced. Our weather is honestly very good if you want four mild seasons. The majority of your residents are renters. The homes are over 300k and up. Inflation doesn't help and many corporations are buying up the land and building cookie cutters throughout Knoxville. It's a win for the Companies and not the homeless.
I don’t know what these real estate people are thinking. It could be a lack of knowledge or a lack of honesty about the real picture stemming from desperation to sell, but here’s the big picture: inventory is significantly higher in this region right now, up 25% and still climbing. Interest rates are also high, and reports show that people are not buying houses. The main issue is that prices are extremely high! Yes, $150k, $200k, or even $300k might seem low compared to California (which is often highlighted in the news), but that doesn’t mean it’s not expensive here. The combination of high inventory, high prices, and high interest rates is a perfect formula for disaster. Do your research before buying anything this year. Prices are expected to continue rising at least until mid-2025. The reason for this is that the game has changed: they are now approving mortgages for people who cannot afford them, asking for just 1% down. I am sure we will soon see 0.5% or even 0% down. I never thought I would say this, but for Tennessee, especially in small towns where household income is much lower than the national average, we are heading toward a type of crash. Not now, but in 1.5 to 2.5 years. Regions like San Diego, California, will never crash due to constantly growing household incomes, which will lead to a market correction over time. However, in Tennessee, the combination of high prices, high interest rates, high inventory, and low household income creates an unsustainable market. It will fall. Folks, hold your horses and you will buy your dream house in two years. Save money and wait for the opportunity.
Once again you are using percentages like up 25%. The absorption rate in Sweetwater and surrounding small towns are still close to historical lows, demand is still strong and this area of East Tennessee is changing like many other areas across the country that offer a great way of life, safety, good weather and friendly people. Tennessee like many of the states that are growing are not overburdening their residents with over regulation and absurd policies. I am assuming you are in the real estate industry, if so you know that 50% of the people who are moving to East Tennessee as well as many other states that are attractive to live in maintain their current job working remotely and bring their salaries with them. The country is undergoing a demographic shift, before covid and the mass acceptance of remote work people had to live in places like California for their job but that is simply no longer the case. A second area you are not considering in any way is that 50% of the people buying property in our area are cash and are not affected in a negative way by the interest rates. Housing in oak ridge is $100,000 and higher. Rent is $1'000-$2,000 and there seems to be a problem with people getting their homes sold out from under them and left to find housing. Me, my wife, and a roommate had our home sold out from under us last summer and to this day, we're struggling to find a place to live. Last week, via a Facebook group dedicated to oak ridge that someone posted that they're losing their home and has nowhere to go. You touched on crime, there's people that would still someone's shadow if they could. Traffic, you'll have people will get behind the wheel in a vehicle with no concern for those around them. Faith, it's pretty much those "I'm a Christian because I say I am and I'm better than you because of that"
I think people often overrate states just on basis of no income tax. Have to look at all the taxes. TN seems to do a better job. While my state has no income tax and I'm (only) paying 6.5% sales tax, I'm also paying 1.5% property tax. So that 500k house here in my area would have a yearly $7500 tax bill.
You buy the house you can afford. After that it's all about property taxes which are dirt cheap compared to where I am on Long Island NY. Even with the slightly higher sales tax than I have.....Tennessee is a bargain!
