@@GNMi79 if you are interested, look up house prices and flats in Munich (immobilienscout is e.g. a good web-page) to get a feeling for it 50k after or before taxes? bc it is around 30k after taxes in Germany. a one room flat in Munich area 350 squarefeet (1 hour away from Munich) costs newly build around 350.000€ with $ almost worth as Euros. So you need around 20-30% equity capital, or aound 80k€ to just be able to buy the thing. A house for 1.2 million is possible, but only over 35 years and a around 4500€ monthly payments. For two well earners it is possible, but you need to have 250k in advance which is the biggest problem (possible especially with support from your parents). So that is my point. You can indeed buy in Germany a house for 1.1 million so you should be also in Hawaii, especially when renting rooms to tourists additionally
I mean, really compare this to Munich vicinity Germany. a 5000 square feet property costs around 600.000$, a house with taxes 600k, so under 1 million you get basically nothing in a rural area. Very boring nature, few nice people. The pay for me as an It guy with a Bachelor's degree is around 3000$ after taxes monthly. Rents are around 1500$ for 800 square feet (mainly older apartments). I mean, this prices don't seem so over the top, maybe for the US though
I accidentally came across your channel and thought they were very informative. I am interested in moving to Honolulu, been looking at properties in the Ewa Beach area. I heard Ewa is not very safe neighborhood. It has one of the highest crime rates on the island. Can you comment on that? Also, why do single residential m m s have HOA? Thanks
