This is absolutely breathtaking! I was looking to buy a property in 2021 and visited many of this type south of Perugia. The problem is the unavailable craftsmanship if you wish to do any type of renovation; you need so many permits to do anything which becomes heavy to deal with; the distance for amenities, lack of restaurants, supermarkets, pharmacy near by. That was enough to discourage me from buying in Italy. BUT I would visit all year long! I hope you sell it.

A friend managed to renovate an old hotel and turned it into his home. I'm going to ask him how he dealt with all those.

I agree, that seems strange. Aside from vacation houses and distance to services, I wonder if there's some other issue that's not being disclosed about the village.

I keep looking over the little town, I really like it but I don’t really like to be in empty streets to don’t see people, I am people person. Next year I’m ready to buy something in Italy, I am now in Florida for 37 years and I want to have vacation home.

The hamlet was restored in 1976 by the stylist Anna Fendi, at the moment there are two families living there full time and all the other houses are inhabited in summer.

Remote hilltop town without a resident population! I am presuming there is a security problem! Look at the front door - a metal core with exterior wood trim and a massive security lock. Holiday occupation only?

Hi Morgan, no security population but as you said, the village is a bit far for services but at the same time in the middle of nature, so, this make the village the perfect location for holidays. In fact, most of the units are vacation homes.

Nobody knows when it was originally built, however, the town is mentioned on a document dated 1082.

What is the down payment in Italy?? For a foreigner like an American? Would I be able to rent this property to visitors as an American? As an Airbnb or something? Thank you it looks absolutely beautiful. 🌴 Italians seem to have style amazing style. 🌊

Hi, downpayment is normally about 20% of the agreed selling price. Sure you can rent it as a foreigner

@@BasicBeachCommunity1 yes, Perugia is the closest larger city (about 30’). The process to obtain visa is not the same for all the EU countries unfortunately. Annual property taxes for this property are about 1.500€

Kitchens are so last century, only the pampered and privileged expect Kitchens. This is rural Italy you just pick the pasta straight from the trees, and due to the heat you can eat it on the spot. 😊

I think the price is reasonable compared with other offerings I've found. However, the distance from services could be a problem.
