I am sorry to hear that. It is not uncommon but we do all we can to educate so people do not end up in that position. In some areas the cost of living is so high the bulk of residents are house poor.
Was pre approved quickly by our credit union this Monday. I tried 2 other ones horrible rates so we are going with our credit union. We got another 5-ARM. We have been on one for almost 5 yrs it’s worked great. Conventional all around never works for us :( our credit unions Made sure to drill DTI in us from day one lol. so far so good. I’m still so nervous because this is a huge jump from previous mortgage. Still well under 30% of income. This is all so freaking helpful thank you!

I love your honesty and humility. That's the reason why I know that you'll be doing my VA loan in Florida in 2025. You're for uneducated home buyers like myself.
I get how you didn't ask what your payment was when you were 26. But how did you not see it on a document at the closing table or even before that on the loan estimate?
Fair Question: 2 big things. 1) I did not grow into understanding money until my 30's. 2) I was not on the loan so never saw loan docs. Just husband (at that time) was because at that time I had the misconception that as a stay at home mom with no income I should not be on loan. The lender and husband said everything was fine and I didn't even 2nd guess it nor did my husband. This is more common then you could ever imagine.
Depends if you are with us just call the team and we will update your file. If owner occupied, as long as your employment allows you to be in Texas then no prob. If you want to move to Texas and then find a new job then that is a hard no. Basically it needs to be looked at but if you already have an app in you should not have to start from scratch. If not with us you need to see if your lender is licensed in Texas. Some lenders are not licensed in multiple states.
I sent this video to a friend of my mine. I believe the lender she is dealing with is shady. She has zero savings and her DTI is high, but they have approved her for a loan. She is solely focused on the fact that her current rent is more than her future mortgage payment. She will be house poor but won’t listen to common sense.
