Guys. Study finance. I hate to say it but if you have a bad habit of overdrawing your checking account, you aren't ready to buy a house. In fact, you aren't ready to buy anything. In fact, stop buying everything except for absolute essentials. (Food, gas, rent, etc). Keep track of every dollar that comes in or goes out. This generation is open minded and caring, and although the current housing situation is not our fault, we still must take ownership. Peace

I just became a follower because I am looking to purchase a home in the next 2 years. I hope to have Jennifer be my personal guide to buying a home! Jennifer just got my cousin a preapproval in Florida even though he lives in Ohio. I'm excited since I am an insurance agent in OH, PA, NC, and Texas I have been watching so many of my clients and now family buy homes. I thought, it's time for me to see what the fun is all about!! Oh, I'll have to get licensed in Florida for my cousin! I'm Loving it!!!

@@JenniferBeeston Thank you for your quick reply! I'm in a slightly different situation. I am looking for equity. The house is in my name for this purpose. I am in the process of buying my childhood home from my siblings. I gave them a big down payment and have been paying $600.00 a month for at least 14 mos. However, they want the big payment soon or I need to sell. My credit score is excellent and my DTI is 29%, but was told by a banker I have a chance to get it, but I should get some more part time work to pay off line of credit (more than minimum) and this should give me a great chance! I currently give private instrumental lessons and due to covid my numbers were down. Now they have picked up exponentially. I see similarities in what you are saying, so thanks again.

At least 5 people were doing those "no no's" that you mentioned while trying to apply for a mortgage, i.e. not paying bills on time, cosigning without taking responsibility for missed payments, etc.

My spouse is a doyen. We have really done a few good on our credit reports. We have been trying to raise our scores to mid-800 his score is 519 while mine is still in the high 500’s. (I think is 536 currently.) I also have a judgement against me for a credit card. The judgement doesn’t appear anymore on my credit report, I assume because it’s over 6 years old. I’m pretty sure it didn’t just “go away”. All effort to increase my credit score and eliminate all the negative items on my report proved abortive until I saw good remarks of how this credit expert ''Michael Gibbs'' had helped people. Here is his contact [Gibbs@creditpatchup.com]. He did a monumental job by helping us raise our credit score to 826 and 814 respectively and removed all the negative items replacing them with beautiful tradelines. Just a couple of days after, we fixed agreement. Thanks am highly indebted Jack. He can be reached via his email for fast response [Gibbs@creditpatchup.com]..

Love this! My husband and I are currently in the process of buying our second home. I'm a 1099 independent contractor, which I've been for over 8 years (but I've been working in the same field for almost 20 years) and my husband is a W2 employee. I make just over $80k per year as an independent contractor, which our bank statements and my 1099 forms can substantiate, but our loan officer also asked me for a copy of my contract from the company I work for, which I was able to immediately send to him and he was able to get us a preapproval. I have stellar payment history on all of my credit cards (I'm totally OCD about my credit) as well as my current mortgage and auto loan with 100% on time payment history and no collections. We are currently in underwriting and I'm a nervous wreck! I think we'll be good, but it's still super stressful until you get that official green light!

I’ve been looking to buy our first house for about 4 years. Then I went on furlough for a year and a half. I’m assuming I’d have to start from scratch since I just got back to work Aug 2021? We’re planning on staying in the apartment for one more year, so we can save up more money.

I'm a 1099 and have tax returns for the past 2 years... I've unfortunately been showing as many deductions as possible every year to pay fewer taxes and now that I'm seriously looking at purchasing my 1st home (VA) in early 2022, should i reconsider taking as many deductions in order to show a larger NET income?? Will that even carry weight being that the past 2 tax returns will be considerably less than what will end up being my most recent return next year? Thanks for the outstandingly informative videos! You're a real one stop shop for all things mortgage related!

Thankyou. We do a two year average of income. In regards to your taxes I would always suggest you fill them out honestly. That will lead to a proper qualification.

Thank you for this information it was really helpful. I also have a question about overdraft protection. I sometimes inadvertently pay my credit card bill with my low balance account and it causes an overdraft transfer. How would this affect my home buying process?

Don't do that. Pad your lower account so overdraft does not kick in. Otherwise we have to explain why you are constantly hitting on overdraft protection which is akin to being overdrawn you just prepared for it. Overdraft protection is for emergencies only.

So for self employed people, are you looking at the gross income or net income on the tax return? The net income often doesn't reflect the true amount of wealth earned.

My account at Wells Fargo that I had over 5 yrs I never had one overdrawn ..even when budgeting I pay minimum due if Im not sure if I know I may go over my budget if I had alot of transactions ..its easy to mistake one ..My credit is near 700 going up every month but its no where near where it should be..

Is it good to pay off your credit in full before the due date? Which will always show a 0 balance every month. Making it look like the card isn't used. Is this a good idea?

Paying off your credit card every month in full should always be the goal. I do before the due date as I like a time cushion in case auto pay fails etc...

It seems like the system is against people owning a home. Look at how many barriers that you mentioned. If a person can pay rent for 10 years they can own a house. People may have to look for people who want to do business with them, instead of keeping them from owning a home.

I pay my credit card bills on-time and in-full each month; I can pay cash, but I like to build-up cash back points. From a mortgage lending perspective is this practice frowned upon? How many months before I apply for a mortgage should I just stop using credit cards altogether -- 6mos. out?

if you pay off your bills in full every month your score should be pretty darn high. I do the same thing but when I am getting ready to buy a house I pay my credit card of weekly two months before I pull credit just because when the bureaus pull I don’t want to have a high balance. It is not necessary to do this but it can help and if you pay it off monthly then increasing to weekly should be no big deal

What about if you've paid your Rent of $1400 a month on time the last two years never been late once? Documented. If I can pay 1400 dollar rent on time for two years, I surely can pay a 1100 dollar mortgage on time. Why don't they consider that?

I have a question for you, in the las 4 years I worked as a salaried employee, then the 5th year I started getting pay by hour , 40 hours a week with OT. Do I have yo wait another year to build a history of income stability before applying for a first-time loan mortgage? Thanks

We can use the 40 hours of week now but the overtime we do need a 2 year history. Sometimes you can get an exception to use overtime with a one year history but it is rare

I have been working as an adjunct at a university for the past few years with an average yearly salary of 20 k (ish) in the last two years. I secured a new position (at the same school; in fact, my teaching duties will be the same as before) with a nine-month salary of 48k that begins in mid August. Would I be able to use the 48k figure for the basis of a loan when the semester begins?

My husband was active duty Navy for 11 years, then went to trucking school and got his CDL. When we file taxes in 2023 he will have been with his company for 1 year. Will this make us denied for the VA loan?

If he is w2 and pay is consistent (salary or hourly) it should be fine. If he is self employed, by the load or by the mile, 1 year taxes would be an exception

Unless you qualify for a VA loan then yes. Even then you need to have some money in the bank to cover inspections and appraisal. Also whenever you buy a house there are closing costs and counting on the seller to pay them is not super realistic based on what I am seeing in the market.

My spouse is a doyen. We have really done a few good on our credit reports. We have been trying to raise our scores to mid-800 his score is 519 while mine is still in the high 500’s. (I think is 536 currently.) I also have a judgement against me for a credit card. The judgement doesn’t appear anymore on my credit report, I assume because it’s over 6 years old. I’m pretty sure it didn’t just “go away”. All effort to increase my credit score and eliminate all the negative items on my report proved abortive until I saw good remarks of how this credit expert ''Michael Gibbs'' had helped people. He did a monumental job by helping us raise our credit score to 826 and 814 respectively and removed all the negative items replacing them with beautiful tradelines. Not frowned upon but paying off early closes the tradeline and if you have limited credit it can adversely affect your score

my boyfriend and I want to buy a house but, im worried about my past credit history. i’m 25 now but when i was 19 i opened two credit cards maxed them out and never paid them cus i was young and dumb. however i recently got a credit card that i put my own money on to rebuild my credit along with a target credit card and i have never missed a payment. do you think i could still be approved even if i have a past of bad credit.

Depends on where your score is but yes you should be fine with rebuilt credit. I made the same mistake decades ago.l so I feel ya. You need to rebuild credit and then score will come into play

my wife has consistent bonuses on top of her base salary as promised and on paper…but she just got promoted february…can that be included for preapproval or just the base salary?

If the promotion increased her base we can use it. If it is just a higher prospect of a bonus she would need to earn it first. Hope that makes sense

I do not agree with your forbearance comment. I worked a w2 job and ended up having to go into forbearance due to that job furloughing me. Now i am self employed and can totally afford to buy a half a million dollar home. COVID hit us all, and i think most lenders will look at every aspect of that when making determinations.

That video is over a year old when people in forbearance were trying to buy additional homes. If you have recovered after that period it is not a problem as lenders look at the whole situation.

Self employed clients make me cry some days, they report a way higher income but at the end of the day, there's always less verified after reviewing tax documents and they get mad at me hahaha

You emphasized 40 hours per week or at least a consistent amount of hours weekly. I’m a medical professional, I typically work 3 days a week 12 hours per shift (36 hours). However, I graduated 6 months ago. Would I be able to use my time in school as income since I work in my field of study?

Yes and as long as the 36 hours are guaranteed you are good. The only part it gets tricky with medical is if the hours are not guaranteed or you are per diem. Per diem/ON call would kick you into a two year average but this sounds like you are guaranteed 36 so you should be good. We work with a lot of medical staff.

How do gig-type jobs affect your income amount? If you have a full-time job for more than 2 years but recently started working part-time with random hours in a gig(Uber, Instacart, etc) can your lender use that additional income to supplement your full-time salary?

I’d be interested in watching her video next, but in my case the bank did not consider my gig income but he said I didn’t need that extra income to qualify for the house I needed a loan for. Especially if it’s not on past 2 years statements I know they won’t use it, but they may allow a larger debt to income because they know they aren’t considering certain income.

Why should I trust my money on someone who say “I wouldn’t co-signe for anyone “ to me this is a flag that tells me this person only thinks about getting richer at any cost. I wouldn’t co-signe for most of the people, but there are exceptions because if you care about other, sometimes you go beyond anything

What if my tax return in 2019 was lower then my actual salary because I took maternity leave? But 2020 shows my actual salary? Can I include 2018 as well to show my actual salary yearly?

Hi there! I am a brand new license real estate agent considering to leave my current hourly job and go full time as a Realtor. If I do that, do I need to wait the 2 years to qualify for a conventional loan to purchase an investment property with at least 25% down? Also, are you license in the state of TX? Hi Jannel, That is exciting! For a conventional traditional 30 year fixed we would want two years filed tax returns. You may be able to find a portfolio loan that will do one year.

I make hourly with commission, I'm guaranteed to work 2080 hours a year and my income verification states that. My employer doesn't post my commission on w2 separately, they just add it to my base pay. For example, 2018 base was 15.3750/hr but year end I made 46k, 2019 17.40/hr but ended 55k, and 2020 19.1375/hr but ended at 74k... How would I qualify? Would they only take base or take my average?

We would use most recent hourly rate and average the hours over the last two years and use your two years most recent average on commission. If any section of income is declining we go with the decline. Let me know if that makes sense. If I was preapproving you I would order a written verification of employment from your employer to break down your pay types for last two years.
