We lost out on a house because of a crack in the basement wall. It was fixable but the lender still didn’t want to risk it. We drive past that house regularly and wave at it. We call it “the broken house”. 🙃
Your advice for selecting a realtor is off the mark. You shouldn't just go to the most experienced agent in town; they could be so swamped with buyers/sellers that you wouldn't get their full devotion to your purchase. Additionally, if you're a first-time buyer, you'll likely be put on the back burner as your commission won't be as significant. You should trust word of mouth from community members, reviews, focus on areas in town and comfort with their communication style. At the end of the day, you'll need to trust that person that they have your interests at heart.
I think just as important as track record is someone who is AVAILABLE. There are hundreds of accomplished realtors, but finding an accomplished realtor that's available is RARE.
I am a critical viewer and so not always in agreement with what you say, but credit is due where credit is due and you do provide good info and guidance.
I have a lender who just told me what we're pre-approved for round about and that's it. I have no letter or any documentation at all. We've seen 5 houses, put a bid on one and someone outbid us. So now we don't even know if we want to move forward. The realtor says we don't need a down payment, while the lender is asking if we got family to gift us a down payment. Watching the video has definitely opened my eyes that maybe we have to look for new lender/realtor.
Currently in Utah! We literally have been jerked around by the entire lending team. For an FHA loan and literally they have not talked to us about anything or explained anything to us. They 5 different people email us documents every single day to sign. They don’t explain anything to us.. and just require documents and stuff from us that we were never told about. They could have locked in a rate when it was still low and didn’t. And now we may lose the house because the rate went up twice now and the payment is too high. I’m so sad and this was going to be our first home. 😢😢😢 we told them we aren’t signing anything else because the interest rate is too high now, and now they are saying well let’s wait till March 14th in may go down. I’m So upset this has been such a bad experience for me and my family.
Haha I passed the first stage, I am currently waiting for underwriting results before I get my realtor fully involved. I know it’s the holiday haha but patiently waiting on underwriting. There’s a couple houses I have saved just waiting now. One of them says it’s under contract now but you never know fingers crossed 🤞🏿

I always wondered about this. If everyone always followed this advice, and it is great advice, and you only used a lender and agent who have lots of experience and lots of great reviews......Then would that not mean there is zero room for new lenders or new real estate agents to enter the business. If there is zero room for new lenders or agents then once the current people retire.......there will be no more homes sold or loans given. AHHHHHH Jennifer is advocating for the end of the housing market!
Lol. A lot of people do not research so I think housing will survive. Look if I need a heart operation I am going to the most experienced DR I can find. Not someone who I am their 1,2,3,4,5 etc heart. Same with Realtors and Lenders. It does not cost more to work with the best
As a NYS real estate broker we don’t have attorneys draw up the purchase offer- we use a template offer created by local GSAR board and attorney. Might be different in nyc but rural upstate ny we as realtors draw up the purchase offer

They said I should get a refund on the funding fee on the loan, question is, where do I find that amount on the disclosure form? Thanks.
Hi Jamie, You need to call VA directly as they will be the one to return the money if you had your claim filed at the time etc... Lots of rules to it so best to chat with them. Look at your closing statement. The VA funding fee is clearly listed.

When you find a buyers agent, are you supposed to pay them anything for like the buyers contract, them working with you, etc.? Or is everything they get paid from the commission?
Hi Jen! Is it best to pay off collections from 5-6 years ago or to save that for down payment/closing costs. Between me and my husband it’s about $4k in collections, highest balance is $1.2k

You do not want to apply with NY income then quit your job the moment you get the keys. I would get the NJ job lined up before you buy. If you have already bought and get a job offer in NJ then it is no longer in the lenders arena as you own the house.
Our lender, up until this month, has been extending our approval with an interest rate of 3.6 ish. However, this has now changed, now 5.5. Though our lender is working on it, we are not 100% . We need help my husband is a veteran. We need to know what options we have, say we can't get the house, what happens to the money we gave the builder. Is there any retribution to the builder? If they would have finished when they said, we wouldn't be in this situation.
