300 Year Old House Gets a New Roof - renovation / reconstruction Pt-1

This is the project I've been working on over the last couple of months. Turn on the CC for subtitles. We were sub contractors for "Strabag" company and our task was to make new wooden structure between ground and first floor, first floor and the attic and also the roof. Unfortunately I didn't film the part where we made the structures between the floors but I did the most interesting part, the roof. The house itself is located in the town of Primošten and I was told it was build over 300 years ago. During It's rich past, it was a military barracks, hospital, school, and finally a famous fish specialty restaurant in the fifties called "Vila Fenč". A smaller addition to the house was also built at this time. It closed in 1991 during the homeland war and was slowly decaying ever since.. Now it is getting back it's former glory! :) when completed, It will feature a luxury restaurant and 3 five stars apartments. The walls are only thing that was left when we arrived on the site, they are 50 cm thick, made from stone and mortar. The facade is made with great care but the core of the walls was made with whatever they could use, leftover bricks, roof tiles, small stone chips.. Modern standards required the parts of the house to be strengthened with reinforced concrete to meet modern seismic standards.Vertical and horizontal RC columns and beams have been done and they also poured RC slabs on top of our wooden structures to connect the walls to each other. All this greatly improved the seismic resistance of this building and still kept the original outside appearance. It also provided the strong base to which we could anchor our roof structure. Parts of the interior will be kept in it's original state and parts will be modern. The roof is made in glulam. Posts and central beam are 16x16 cm, rafters are 10x20cm and ties are 8x16cm. Original plan was to make the roof using our cnc robot but when we came to the job site and took the measurements, we realized it would be almost impossible. No two walls were parallel, there was no 90° angle to be found, roof slopes were different on each side and so on.. So we decided to bring the material and make it on site. Took a bit longer than originally expected, but I'm pleased how it turned out. Hopefully it will hold for the next three centuries ;) Part two will be up in about two weeks and will show traditional clay tile roofing.

You should check out sashimono techniques...which is truly carpentry at it's best since there are zero screws/nails holding the joints together.

Stihl chainsaws, Hilti concrete drills, Stabila levels, and an old Skilsaw. Quality tools are the same on both sides of the Atlantic. Beautiful work as always, and there's no more beautiful sea than the Adriatic.

The sea is beautiful i must agree.🙂 And the tools are old classics. Skillsaw is probably close to thirty years old and I never saw anyone using it here except us, I think you could never buy it here but a fathers friend brought it here from the US. The best circular saw. We have some relatives in Fort wayne so we went to visit them in 2000 and I remember seeing it on a store shelf there somewhere for 99.99$🙂

I have a Stabila level that is inaccurate out of the box. You can get a good level from the dollar store that is accurate for less money

That is a seriously heavy roof. I can only imagine all the engineering involved upfront to ensure the old building would cope.

well the old roof was much heavier because all of the clay tiles were placed on mortar and there were few layers of them added over the centuries.. This fresh roof is a much smaller load but there were calculations done nevertheless..

Couple pointers: The 3 beams on top of the widow, not much left after you cut them to fit. A big fat nail would fix it or a metal bracket. If you use screws on the top, they are great but tend to snap from repeated or sudden loads. Again nails are better because there is more material and are made of softer metal that bends. usually this would not be worth mentioning but then again....bura... :) And if somone is not aware, Croatian coast can experience wind loads up to 200km/h.

We used one 8mm screw on top, 2 from underneath pointing slightly upwards and a metal bracket underneath. Central had two brackets, one left and one right. It was pretty hectic so I didn't film each detail but I'm sure they will be visible in part 2 somewhere.. yeah, bura is crazy, but some of the locals said that jugo here is the one to be afraid of..

amazing as always. Question; those beams that come down from the ridge beam, and then into those metal plates on the small wall- how were you sure those small 300 yr old walls will hold the force without crumbling? the mortar look like its gonna fall out the next time you sneeze near it.

Read the description they reinforced the walls of the whole building with concrete pillars, plus you see them every meter or less

Looks like the triangular "cap" on the old walls is actually a reinforced concrete beam that bears on new columns, not the old stone. Additionally, this kind of roof only applies downward forces on the exterior walls, with bearing columns under the ridge and ties between opposite rafters.

Thank you! :)The walls were reinforced with RC horizontal and vertical beams to which we connected the roof. But yeah you are right, I'm amazed how that mortar stood the test of time..

What's the insulation and ventilation plan for the roof? Rigid polystyrene on the roof deck? It would be a pity to cover all that beautiful lumber and jointery...

I'm not sure if it will be left visible or how it will be insulated from underneath, it was not part of our contract. I agree it would be a shame to hide it all.. On top of the beams comes osb, then vapor membrane, then structure to hold baked clay roof tiles.

These are laminated spruce beams in GL24 class. We buy them sometimes from local suppliers and sometimes import from Austria. If larch or oak are needed, or curved to a smaller radius, we glue them our self.

Most likely a very, very heavy clay barrel tile roof, and aesthetics come into play. Whoops, just noticed JustJoe beat me to it.

As the guys said, wind with gusts of over 200kmh are common here and happen a few times a year, also clay roofing is pretty heavy. Also here is a standard to ad 2cm in each direction to load bearing wooden elements in case of a fire. 2cm creates a charcoal layer and prevents the load bearing center of beams from burning quickly so fireman are safe from collapsing roof when entering..

Congratulations for your job, it's marvelous, i watched the whole videos of your house, and it's showed me as civil engenniering, that, here in brazil we are far behind in relation to construction industry than europe, we lack in new techologies and more capable handwork. Once more time congratulations and i'm anxious for the next videos, to learn more about how to build with excelence.

Impressive work! Takes some fine carpenters to make it all fit as if it was lego. Wondering about the insulation, will there be any? No idea if the attic will be used a living space, they could also insulate the floor. Seems great for woodfiber boards on the outside and cellulose insulation on the inside, sadly if that is the choice the the nice beam structure will not be seen any more.

Thank you very much! Yes it will be used as a living space but I'm not sure what type of insulation will be used or if parts of the structure will be left visible. Other subcontractors have those parts of the project. Yes it would be shame to hide it all though..

Do they get much rain there? I was wondering with no overhangs on the rafters how they keep rain off the walls?

A good amount of rain, but when the wind blows over 200 km/h a few times every year, it is better to have no overhang. also stone doesn't care about the rain.

Nice introduction of, and multiple angles on, the location in this one. Seeing your own house build, helped in reading the reinforcements to the old construction. The gluelam with rounded edges looks nice and clean. And so does the whole construction!

Conditions here are pretty harsh, 200+ kmh winds are common and also pretty seismicaly active area is no joke.. looks nice and peaceful until nature shows it's teeth😈

They are hanging over the ridge beam. That beam is supported by posts, and masonry pockets at each end. The beam has to fail for the rafters to slip outwards.

Structural ridge negates the outward (horizontal) load at the house perimeter and, I'm sure, there's some reinforcement in the concrete cap

They would if there was no central beam, but even without it I think 50cm stone walls with RC horizontal and vertical columns would hold just fine.
