Thank you for your feedback Bill. I find it interesting that you consider built in '93 as an "older home". That's quite a perspective. Also, yes, it wasn't that unusual for builders to do carpet everywhere, including the bathroom, because it was the least expensive option. That being said, this is why the home is priced as it is. The sellers fully understand it needs some updating, including flooring in some areas (but not all of it). I really appreciate you checking out the video and hope you have been enjoying the holidays!

Pool definitely had a dirty bottom and wasn’t cleaned properly. I’m suspecting it was green and a quick cheap cleaning to get it to show. I personally like the house. The fridge and dishwasher was old but can still be updated.

Thank you for your observation. What happened was the pool deck was power washed and the dirt residue got Irmo the pool. The pool has since been completely cleaned and is sparkling beautiful.

What road way is that backed up to?? Heard lots of road noise.

It's backed up to Narcoossee Rd. I did make the mistake of filming during rush hour and I do not have an omni-directional microphone. In those cases some background noise can be heard. It was also a windy day and that can be heard as well. I am sorry for the diminished quality and that it created any problems for you in watching. I do greatly appreciate you taking the time though. Thank you very much.

Wondering if the home is concrete block construction and if the windows are hurricane rated?

Hey Michael. It is not block construction and I don’t believe the windows are hurricane rated but there are boards cut to size in the shed ready for use in case of a hurricane.

Thank you Stephen. It’s not a Highway though. It is a busy 4 lane street during rush hours. But it’s priced right for the situation. There’s no way anyone is getting into Lake Ajay Village at a lower price point than this, that’s for sure.

Is it a 55+ community. What are the amenities. Does the HOA cover the yard and pool upkeep

Hi Lisa. It is not a 55+community and it is not a condo or villa so the HOA fees do not include yard work and pool work. Especially at just $67 per month. There common areas, gate maintenance, a community boat slip, tennis courts, basketball courts, and pickleball courts, that all need to be maintained and you have access to as part of the fee.

@@Yourfloridalife normally I would suspect the walls to be white with the trim Gray inside the interior in the home plus normally dark gray is not used with beige just thinking that when they went to go pick out the paint they got the trim and the bass mixed up. Plus I don't think they picked out the colors and tested them in the house. Probably just pick the color swath in the store. I hate to be particular but it seems like you're going after a quite specific buyer with that dark gray personally I would have gone with a more lighter neutral. To make the homes interior space appear larger than it is.

Hi James. Thanks for the feedback and the explanation. I have never seen white walls with gray trim and I have been in a lot of houses. There are portions of the video where the gray comes across darker than it really is, which also applies to the carpet color. At this time the favorite "neutral" color for anyone buying a home seems to be light gray. Builders use it a LOT to stay away from the whole place feeling whitewashed and boring. So going with a nice light gray with white trim, like was done with this home, is something that is appealing to a majority of people considering buying a home. As far as light gray with an earth tone colored floor goes, well, that's pretty typical as well. Many go with some sort or wood grain vinyl or laminate flooring so it seems to me beige isn't really all that different from the color a wood floor would be. All that being said, if you, or someone yo know is interested in the home I am sure something can be worked out to allow for cash back at closing to help cover the cost to change whatever you want. Its a big house but very dated everything has to be redone for that price kitchen, bathrooms, pool area, floors inside and on and on ……

Thank you so much for your input Lourdes. The fact that it needs some updates is exactly why it is priced where it is. If those things were done this home would be listed at closer to $800,000 and not $599,000. Any decent Realtor can explain that to someone. It has a new roof and new HVAC. The pool area is in very good condition. It has new carpet throughout the house. Carpet vs other flooring is a personal preference. When you find another house in Lake Ajay priced anywhere near this one that has all those things done that you listed please be sure to let me know. Until then I hope you got a better understanding of how this one was priced. Merry Christmas.

Good morning. Thank you so much for your feedback. This home is move in ready but you sound like you’re looking for something that has all the updates compete. I can certainly appreciate that everyone has a budget and expectations at that budget. Getting a home in Lake Ajay at this price point usually isn’t possible, let alone without it needing updates. That is why it’s priced where it is. I have access to a lot of homes that would fit your criteria of that price point and having all the updates completed in other locations and would be happy to share those with you. Hi Tracy. We know carpet is not optimal in the bathroom and the seller is offering a cash back concession at closing to give the people who buy the home a chance to immediately swap out that carpet for something they want. By the way, the carpet is not in the room with the toilet so for pee to be involved someone would have to literally walk away from the toilet and urinate on the floor several feet away from the toilet. The carpet in there is brand new. The only people who have walked on it have been me and the people who have come to see the house.
