Very nice house. I like all the arches. I think its a good balance between separation and openness. The decor is lovely. The wood ceiling give a very cozy feeling. I would configure the larger bedroom suite differently, like this: Bathroom goes to the corner of the suite opposite where it is now. It's going to where the current bedroom window is - now it gets a window. The closet goes to the corner of the suite opposite to the corner where it is now. It loses a window that it does not need. The bedroom now takes up the space where the bath and closet were, plus some of its original space. It now has the window that used to be in the closet. The bedroom door gets moved to the back hall, not the living room, for better privacy in the bedroom, better traffic oattern, and less visual distractrations in the living room.

Beautiful home. I'd put the laundry/mudroom area next to the garage. You do not want to track in dirt from the garage right into the kitchen. The 1/2 bath could use a bigger sink/cabinet.

I'm not sure where the washer/dryer are but it is perfect for me just the way it is. Thank you.

Part of the reason housing is so unaffordable is that a 1440 square foot house is now considered a small house. There used to be a whole segment of the home building industry dedicated to "starter homes". These were small (1000-1200 square foot) homes on small lots built without any fancy extras or upgrades. They were intended to be affordable for the first time homebuyer. These days, most jurisdictions specifically prohibit building subdivisions this way.

Nice 2 bedroom 2.5 bath. A utility room with washer/dryer coming in from the garage would be optimal for us, but bringing groceries in is easier in this home. Master works for us but the home lacks the open concept we are looking for. Living room is awkward for sofa placement and feels a bit on the small side. It’s amazing how an open concept home eliminates walls producing the feel of a much larger home!

Too many closed doors. The kitchen is not desirable with a cabinet post right at the sink. Absolutely love the garage entrance into the kitchen area but the cabinets over the sink feel disconnected and eating area is too cramped. With a couple of tweaks, gorgeous home!

I don't really like that the master bedroom comes right off the living room. And the door with the W/D says to me that it's just a closet size area. Other than that it is a nice floor plan.

OK, here I go: Entry has closet AND bench and hook seating. Idea: Lose the bench, etc.; unnecessary, there's a bench just beyond living room entry.) Make the closet slightly smaller (and increase the powder room/1-2 bath behind (?) abutting entry closet. Living room furniture obviously too large and way too low, and only lighted by two far too highly-hung wall sconces. No place for any other lighting. Garage entry into kitchen really inefficient. Presumably, laundry "closet" right behind open garage door (not sure; can't see inside). Again, laundry better placed and reconfigured with closet and 1/2 bath; kitchen is small enough. I see no pantry and limited cabinet space. I would hate to try cooking for and/or serving six people in that cramped kitchen/over-stuffed dining room. The cutouts are useless; better having no "wall" at all. It abuts the kitchen's main countertop, cooktop, sink, and dishwasher. Mystery hall closet or the pantry? Oops. Two "mystery closets" (second is smaller and on a corner(?)). Sorry; the area is claustrophobic. The only window in the first bedroom is blocked by the bed. A real design no-no. The only view in the bedroom is from its too large bathroom with that has fixtures that make it feel tight. Primary bedroom (off living room) has a humongous bed and teeny tiny window. Poor utilization of space with furniture being lined up against one wall. Who knows how large the closet is? Bathroom is confusing. The shower floor and cabinetry look cheap, with no medicine cabinet(s), cheap mirror surround and matching cheap, open linen space, and not even one towel rack. Bump outs on floor plan would be needed to make flowing, cohesive configuration. Hope you take this critique as it's meant: to help with "good bones."😊
