Maine timberland lot for sale. Located in Lakeville, Maine is a 42.6 +- acre, surveyed parcel timberland for sale. The property would be ideal for a buy and hold parcel to add to your investment mix. The land could also be a cabin or off-grid homesite in a rural part of Maine, known for its recreational opportunities. It has very good access along the Upper Dobsis and Homestead Drive roads. There is approximately 974 +- feet of road frontage which provides good access. Old logging trails can be found under the tall canopy which make great hiking paths when viewing the property. A driveway was established onto the property. The driveway is 385 feet long and opens up onto what could be a cabin site, campsite or a place to build an off-grid home.
The topography of the timber tract is sloped. The land rises from the low point of 410 feet above sea level to a high point of approximately 560 feet above sea level. The soils that make up the site are predominantly rocky/sandy loams and the timber growing on the site is growing very well. The soil has limitations which limit its ability to be farmed.
The stand of trees on the property varies from hardwood stands to some mixed wood. The majority of the wood looked to be beech with some maple and birch thrown into the mix. Near the low point of the property, there is some softwood in that area largely around the small stream that crosses the property. There is about 1000 feet of stream front in that area. Evidence of beaver inhabiting that location from time to time was viewed.
The town of Lakeville is a very small community with a year-round population of just 104 people. Seasonally there are more residents with the abundance of lakes in the area, there are many lakefront cottages that are frequented in the summer months. The area is renowned for its fishing and hunting opportunities that are enjoyed by the residents and visitors of the region. The lakes in the area provide angling opportunities for landlocked salmon, lake trout, brook trout as well as bass and chain pickerel. In the woodlands you will find bragging size deer, moose and black bear. Ruffed grouse and woodcock can be found in numbers sure to satisfy any upland hunter’s desire. Gorgeous property! As far as the taxes go, I’m in NJ & when I sold my house, taxes were $10,000/year. And mine was a lower amount. So it’s definitely less expensive in Maine. Someone is going to love this place. Thanks for sharing this with us Rick!❤️

Yes sometimes before breaking ground getting a survey is good insurance. Finding out you put a septic leach field on the neighbors land or some other problem can get expensive after the fact. Definitely more expensive than hiring a surveyor.

Good advice from Rick on surveying and maintaining your property lines. I worked for a surveyor in high school. I’ve worked in real estate for nearly 40 years. And I’ve made that mistake and let my lines get overgrown. If any young people are watching our videos keep this in mind. We’re not seeing enough new people entering this profession, so if you’re looking to get into a college degree program and love the outdoors, have some interest in history? I can’t think of a better profession for you.

Great lot thanks for sharing. It is already under contract. Have to be fast these days. I know a realtor up near Caribou and they said its pretty common now for out of state buyers to buy land sight unseen. Lots of eyes on Maine from away looking for its cheap land. Good luck all.

My boys are funny. When on familiar ground they stick close. When on new ground they want to see everything there is to see yesterday. I just let them burn it up. They hunt, but are not worth a nickle until they run about 5 miles, then I can almost keep up.

Hi Rick,, is there enough standing timber to build a small off grid cabin ? Or would one need large pine trees to mill ? How far is closest mill please? TY. Have a Blessed Day.

I do not believe there is enough large timber to mill into building material. The lot is mostly hardwood. There is some softwood near the little brook that bisects the lot, probably left as a green strip when they logged it. The closest mill is Malletts Mill in Lee, from the property it is probably 8-10 miles.

Quite a step from the driveway. Road/trail gets close then you have to bushwack about 100 feet to the brook. Nearly 1000 feet of brook meanders through the property.

Purple paint in Maine is used to indicate no hunting or no trespassing. It is a way of posting property without having to buy lots of signs.

Not to many regulations here but you should check with each town to be sure there is not local ordinance. State requires a 100 yard distance from the nearest home.

How could it be possible to sell someone a piece of land with restrictions that would not allow them to do what they wanted with the land they purchased,,,all that would mean was that the buyer never owned the land he purchased,,and that someone else owned it and told them what they could or could not do ,,,this is the same situation as rented land.

Well I do agree with some of your points. In rural Maine there is a regulatory agency that oversaw the subdivision. They put some requirements in place to allow the subdivision to happen. The requirements they put in place are meant to keep the property as it is and not turn the beautiful wild area around Lakeville into a ghetto.

A lot of beech in Maine has a fungus, which is partly why there really is no commercial use for beech from Maine. It is fantastic firewood, and I burn a lot of it.

Ok, the answer is yes and the cause of it is an insect infestation that pierces the bark of the beech tree leading to the disease. Also you will stumble upon pockets of very healthy beech and in the same general area will be diseased trees. The forester was not sure why that may be with healthy trees surrounded by diseased trees.@@aaronkolatch5211

Well in the more southern parts of the state, ticks are very common. In my area they are less common, but present.
