For that price in dollars it better come fully completed and fully furnished and that included land on the side better be a gold mine. The road that leads to the house should also be paved and should have proper drainage systems for floods & sewage. If not better cut that price down drastically or change the currency to Cedis.
I don’t mean to be rude, criticise nor compare but $250 000 for an incomplete house and in an area where there are no tarred roads is too costly for me. In Southern Africa a house of this value will be in what we call a “Low Density Area” with great infrastructure.
Definitely missing an opportunity by selling as a package (the house and separate land behind it). The owner should be open for to selling separately. It explains the ridiculous price. You also didn’t mention anything about the land papers and registration.
The value of a fixed asset is done by a registered valuer. In Ghana the way things are done is very informal and very frustrating. The house owner will price the house themselves when they dont have the skill to do it. The street estate agent will charge you just to take you to view properties and then want comission from both rentor and rentee or buyer and seller which is different from what the practice is internationally.
This house has lots of potential but the price would have to come down. It’s far from complete. The floor coverings have to go, and the wall paper in the bathroom....

First of all, the owner can not be from the USA and have a washing machine in the kitchen. The house is too messy for someone who lives in the USA. The price and the mess in the house will not sell the house.
Please please please. List the prices for Sale in Ghana Currency . Im so sick of the disrespect people have for the country. It should be a Law. When you do business in Ghana your quotes should be Ghanian currency.
Now ask ur self who’s willing to pay 250k on a dated house with trees scattered all of the place. I live in America and in America we don’t plant trees infront of houses. This is a 75k house at best and this including the location.
Well 75k is absolutely inadequate. Remember unlike most American houses made of wood this is made of concrete beams and blocks. Dated yes I'd agree and doesn't seem to be well planned. 170k usd should be the asking price.

Absolutely not way over priced it better be negotiable to less then half that if u want me to buy it u can't be serious at 250.000 u.s.d everything in that house from the countertops yo the wallpaper and tiles need to go itll cost another 20 thousand or do just to finish that place as an investment it's not worth more then 70 thousand unfinished if u sell this I'd be shocked especially in an undeveloped area like that I know tema I've visited many times and as a white man from canada with several properties in ghana I assure u even 70.000 is a stretch
