5 MOST Landlord Friendly States | Buying Rental Property Out Of State
When purchasing rental properties out of state, you want to target landlord friendly states. In this video, I break down the best states when it comes to landlord friendly real estate laws. Having these laws in your favor in some cases can make or break your investment so it's definitely an area of real estate you'll want to know about.

A few things you want to target when looking for landlord friendly states are what the state legislature says regarding evictions, rent control, and what rights the tenants have. The top states that are landlord friendly have good policies covering all of those categories.
* Please note that this video does not take into account any laws or moratoriums put into place during the 2020 pandemic.

GA is very good. Been renting over 15 years. Tenants pay because the Marshall will put you out 4-8 weeks top. Usually less than 6 weeks.

Florida is a great state to be a landlord in. The law is definitely more on the landlords side.

What about the eviction process. How long until they get removed from the property? Do the judges give tenants extensions of stay like in NY

I can only speak to Louisiana's laws. Judges give anywhere from 24 hours to 2 weeks to vacate. It is based on the details of the situation. For example, we had a nuisance tenant to get rid of. This person was deplorable and my client could not convince the man to leave. So we filed and even during the pandemic, we had a court date in 2 weeks and the tenant was given only 24 hours to vacate the premises. In a different situation, a tenant was simply having a hard time locating a new place and the property had just been sold. The judge ruled that this tenant was not a nuisance and just needed time to relocate. That person was given 2 weeks. Hope this helps. Let me know if you are interested in shopping in Louisiana!

What are the costs of evection in each one of theses cases there in ea state as Washington is say 6000 Seattle rest of state 3000 evections even a three day evect is 3000 so all that adds up cost to evect

Great question! In Louisiana, there's a small court fee if you have to get a court date but it's no more than $300 if I recall correctly. A couple of my clients had to file evictions. Fortunately, most tenants know the risks and do not want an eviction on their record so just posting a notice is often good enough.

Should I buy multi family in Dallas ? I own a 3 unit in nyc, but nyc is going down the drain. I’m nervous because I hear Dallas gets natural disasters. What do you think?

Dallas is a strong market and if I were to choose between the two markets, I would choose Dallas. More landlord friendly, better cash flow, still good long term appreciation.

NYC & it’s supporting socialist states, NJ & CT has an even worse natural disaster. Politicians that make laws that protect the criminals, and pay them to stay in your property & making laws basically eliminating evictions ex. A housing bill in CT has in it that criminals would be a protected class. On par with the elderly, blind or disabled person. And there’s the no look back bill/ law: in which past criminal records are blocked! So imagine a landlord not being able to screen for a child molester Insane! That’s why I wouldn’t buy another rental in these garbage states.

Shreveport LA is another great option if you're interested in Dallas. Louisiana has lower tax rates and as you see, we are in the list of landlord friendly states. Also, Shreveport has a booming and growing film industry and most times the studios pay for housing for their film crews. Let me know if you would like to learn more.

As an owner of two rental property in Texas, that state perhaps has a landlord-friendly laws, but VERY unfriendly property tax rate. The good news is, that there is a cottage industry of lawyers that all they do is property tax protest... :)

@@lifeisgreat1718 I'll tell you what's the problem, you are limited in raising the rent, not because of the law, but because the market cannot bare it. I have five properties in Georgia, I get the same amount of rent, the taxes are lower and the laws are as landlord friendly... LOL!

Sussex county New Jersey all of New Jersey is landlord friendly but Sussex county is a well-kept secret desirable homes multi-units close to PA and the Poconos and New York upstate Delaware River runs right through Sussex county and it's gorgeous Airbnb rentals everything is beautiful in the last frontier in New Jersey well kept secret anyway got my piece of the pie and had to do an eviction didn't pay for 30 days their rent was due on the 1st I literally went to the court steps on the 3rd got a date a week and a half later they were evicted when they showed up non-payment was no excuse the judge said I love that state I'm a New Yorker well I was

The issue here is wages. Most states do not have living wage laws. The cost of everything has increased, but wages for working class families have not. Instead of blaming landlords for trying to earn income from their investments, we need to ban together and demand better wages.

Communist Portland Oregon, I even have to pay 4500 to my tenents if I terminate the lease such as wanting to sell the property. And they get 90 days from the date sale closes to move. If you own more than 5 properties it gets even worse.

That sucks but the real question is why would you ever want to own property in that state? and second question is, if you DID already own property in that state (from the past) and then you saw them getting very liberal and communist, why did you not sell the property before it got bad? I'm very surprised you don't have New Jersey there on your list of the great places for investors to buy property there's no cap or rent control as you put it and the eviction process is if you don't pay the rent on the 1st let's say that day the next day you could be in the court steps for eviction it's great there's no excuse for not paying the rent!!! That said, New York is one of the worst places I should know I was a victim of that State siding with the deadbeat tenant who I would take to court and the court would allow the tenant nonsense excuses to get away with it and they still do there in New York it's all for the tenant who doesn't pay....! New Jersey on the other hand is fair you don't pay you have to Move!!!!

@@lorrilewis2178 Not in the dark at all on what it takes to properly move. It would take me months to pack up and move. However these people are in rent arrears, they don't have the luxury to do things right. These tenants have had more than one day, to prepare for getting tossed out.

If they had that kind of money, they'd be paying their current rent in the first place. That they just sat in the rental all this time is not surprising if they are too strapped for cash to move.

I would say probably one of the lest friendly jurisdictions for landlords anywhere in North America is the Province of Ontario. The laws are slanted in favor of the tenants and the landlords have no rights because the pinko/socialist politicians made sure of this.

@@missdesireindependance5194 That's a complicated subject, I have found that it's better to give them a little bit of time, I made rent due on the 1st of the month, but don't consider payment late until the 5th. This has helped a lot with tenant relationships because it offers some wiggle room with their payment. At the same time you need to treat it like a business however and be serious about collecting payment. If rent is not paid by the 20th I start eviction processes; that usually convinces them to pay up.
