Jerry, I’ve been doing this since 2019, and I’m losing motivation trying to do this on my own. I’ve tried to find my local tribe/accountability group and I’ve yet to find people who I resonate with. I want to join a mentorship but I’m living hand to mouth as it is. Christmas is coming up and I shouldn’t be dreading it this bad. Any suggestions?

My last wholesale transaction, the first buyer that came to the table, wanted to do financing and had a realtor. The second buyer did not have a realtor, but was asking for help with closing cost at asking price. My third buyer came in with an all cash offer and asking price on day number 8. That netted an $4,200 more than the other 2 buyers and way less drama.
Academic research is actually in favor of you going first in a negotiation. If your opponent goes first, they may “anchor” on their number, and then it’s hard to get them to budge. It's better for you to be the one to anchor them at a low number. Scholars call this the “anchoring effect” in negotiation.

Not really Ron Legrand is the godfather of wholesaling RE since the 90s. Been doing big land deals in TX and has many students that came from him. So 2023 - 1990 = 33 years in the space.
Wholesale is not worth it anymore too much time involved too much money involved etc. When you start and after . You lucky if you get a deal in 6 months . This people make it sounds easy
