Current property prices hikes in last few years has already adjusted itself by considering the infrastructural development in advance which is yet to complete and might take few years. So these infrastructural developments might not have that much impact on price hikes of property in future as it has seen in last few years.
Govt should construct 4-5 big govt hospitals across Noida, Greater Noida and Yamuna Expressway.30-40 dispenseries should also be built.Population has increased a lot and public needs Medical facilities.
Roads to thik hai Sir but still Gurgaon is way ahead than Noida due to more job opportunities that's why Noida population is no where near to Gurgaon despite being it expanded over larger area than Gurgaon.

Noida-Greater Noida expressway pe sufficient IT park nahi hai. Property ke rates ko increases karane ke liye 15-20 IT parks launch karwao and companies ko attract karwao jiaise ki Hyderabad mein hua tha 2018 mein.

I can relate with you jab hum log Delhi side rehte hai toh humara mindset UP ko leke aisa hi hota hai but in reality Noida mai as such koi major issue nahi hai. Maximum log IT professionals hai, upper middle class gentry hai, bahut sari MNCs hai so law n order thik rakhna hi padhta hai yaha police ko.

Yes Noida authority, Greater Noida authority, YEIDA and UPSIDA have been as successful as Bengaluru in attracting Investment but if you look at the entire north India region you will find only two major economic centres Noida and Gurugram even Delhi has fallen from grace when it comes to investment since Kejriwal got elected as CM of Delhi.

Gaur city is now very congested! A lot of traffic! People avoid staying here. Better to invest somewhere else. It's my personal opinion. Try sector 137, 168 good societies where studio apartments are available. You can easily earn this rental.
kisi naye project mein studio appartment le lo (Builder should Be A category). that can go for hotel or airbnb. plus if it is ongoing project to you will have intallment in staggerd way. studio will go for 16-17k easily and if commercial company takes it then 30k also .

Noida ka pani asal mai bahut kharab hai. Delhi ka pani meetha hai. Yaha noida mai hair & metal appliances like Gyzer, pipes bahut jaldi kharab hoti hai. Bahut hard water hai.

Gov can provide water at a limit but in society daily use of water is 4Lac Liter. I live in mahagun modern now looking for residence plot in noida. This is serious issue kyuki paani basic need hai life ke liye.

Eg: Security, Social activities, Sports facilities for children, Club house, raunak, comparatively inexpensive, Society Market but yes water condition is very bad in Noida.
