Plus since the investor put up the entire down payment even by taking 25 percent of the profit 18 months later your COC return was infinity while the investors COC return was 'only' 100 percent. Good deal.

I really like how organized the presentations are and easy to follow. I have been kicking around the idea of buying part ownership in a building and building out executive suites to lease out individually in my portion of the building. New construction has plenty of headwinds that slow down the projects by as much as a year or more; buying existing and renovating is MUCH MORE efficient.

I don't have much saved up and need to raise capital. I have no experience but, I am eager to learn and invest on my first commercial property. I will be buying your book! Leo Mann You're going to need "skin in the game", i.e. money. Nobody is just going to work with you/finance you without you sharing the risk. Even if you present all the numbers, show up with a suit on and show complete competence; money is the bottom line. I advise you get your license and you can not only invest but sell commercial real estate or residential real estate, and then invest your earnings back into the game. You'll develop more skills and also increase your knowledge and credibility. Good luck!!

I tried 15 hard money lenders they will not let the seller carry back 30% in my case they want to see me come up with 20%... Where do you find these lenders?
do you charge as a percentage or a set price for wholesaling? I do have access to deals and interested investors but I don’t what is a fair charge so I can make it worth my while. Thanks
