I don’t know why the comments are so mean spirited concerning the structure. Any home that’s not lived in has mold. If you are that threatened by it then look for an antiseptic modern house devoid of charm. There is much going for the house. To replicate that amazing chimney would cost big bucks. The house has lots of potential and is priced accordingly.

Cowboy, That Black mold in the bathroom ceiling was a no go for me...you just cant tell until you get into it what will be exposed. I'd save as much of that wood as possible ( maybe windows ) and demo the place and start over. That place is truly scary. A mud hut would be safer. Thanks for the listing..Shows what not to do.

A lot of possibilities with 66 acres. You could easily cleanup, takeout that insulation/ceiling and having something clean to work with. A lot of great woods in the camp. Thanks for watching!

All homes have mold spores. Add some water and heat and it grows. It is not that difficult to remediate. Most people come to rural Maine for less code and regulations and more personal freedom. If codes are what you are searching for look closer to the cities folks.

Looks great except for the fact that it looks like every building code has been ignored Hope whoever buys it survives the exposed wiring and rats nest of a scary scary breaker box Not to mention the home made fireplace /woodstove definitely not up to code To be honest it looks great for being a death trap

You need to look at this as buying 66 acres for $140K. It just happens to have some salvageable lumber on it in the form of some type of building structure. The salvaged stuff plus new materials will yield you a nice 600-800 sqft camp. If you have the time/energy/skills to build it...

If the creek water runs all year round, you could put water wheel generators in for the electric supply. Great advertising cowboy. Energy independence is definitely possible with constant moving water. 👍👍✌️🍺

Good idea. But a Small solar set to charge 2 battery for lights and Tele. And shallow well pump as needed Is better For get refrig . for now !

One major fire trap, narrow hall ways, propane tanks inside, exposed wiring ever where, this place would be a building inspectors worst nightmare and would never be issued a c.o. to live there under its current condition. This property should never have been listed for sale under its current unsafe condition.

If I was only 30 years younger. Actually it's well built. It needs a concrete slab with regard for a foundation. I would drag that structure with a d 8 cat on logs down to the stream. Hydro electric free except for cost. 14 solar panels 20 batteries inverter. Yeah. Half mile on a rolling active stream. Wow.

A lot of cost to cure. But if you can sure up the floor get under there and look at ur floor joists. If that’s good the rest will take time but doable for the right $. I’m worried about the way in more than anything. Need to put some work into that road Is there anywhere that you saw on the property for aggregate to help the road out Cowboy?

Maybe a little gravel towards the back. Wouldn’t count on it. Bunch of pits only a couple minutes away. The town is actually going to be fixing that road in the next year or two because they have to replace one of the big water pumps they have in the Pond. So that road will be worked on sooner than later. I’d be patient and let them put the money and time in to fixing it!

75ft setback zone on 66 acres is not really a big deal. And this is coding I actually think is good to preserve the integrity of streams,rivers, creeks, and ponds of Maine. Also the cabin is perfect for temporarily living if someone wants to build a new structure.

That's a lot of square footage to heat in winter, if closed the spare rooms off not too bad. If you don't mind fetching your water every day, think of the exercise you would get. 66 acres is plenty of firewood. DIY projects for sure, point up the stone fireplace, shore up the foundation some, I'm starting to like it. Need to clear out some more trees around the camp, and put some solar panels up. No Siren or Ambulance noise or 3rd World music. ahh few gunshots now and then no problemo.

Maine is not cheap to live in ! Sometimes land is. You get seclusion and ice fish hunt sled quad. Town is close on quad with trailer. Camp is too big. Much work ! No frig.!

$140K? Some folks have more money than brains especially since the pandemic.. Isn't any way that small wood stove heats that entire house, I know what it takes to heat my log cabin which is roughly the same size..Real estate is a joke and super inflated much like the car market..This wouldn't fetch $75K here in Massachusetts.
