I own a brick home I bought years ago that’s the same age as me (Gen-X) in the coastal Carolinas and the realtor tried to show me new homes, shiny new homes on the outside but am ecstatic that instead, I ignored her and I bought in a floodzone X area and the home is solid as a rock. They don’t build homes like this to last anymore, sadly. Many here are built on sand too close to the water and are marketed for their “fantastic sunset and river/or beach views.” They’re built on a swamp. I have ORIGINAL oak wood floors, in fantastic condition, in an older neighborhood and yes I am another homeowner that will die in my ranch home!

I congratulate you on your wisdom , and not being amazed by the glitter and beautiful summer sunsets. Because, when winter comes their dream home may become their nightmare. I live in Southern California, a bevy of new homes were built East of me in Riverside. One year, they had extremely high winds and the roofs lifted off of the houses like parachutes and when they came down, they were like Mack trucks being dropped on houses. The contractors figured why nail the roofs to the top of the walls, they’re heavy enough to stay in place. After all of that catastrophe, the building code requires that the roofs be nailed down. But, just to be safe, see if those metal strips are attached to yor roof and walls. Also, I here that your area has a problem with carpenter ants. You might want to periodically have an expert check your foundation. Keep those floors beautiful for many more life times to come. Those suckers are mean biters, too!

Unfortunately, I worked for San Francisco as an Electrical Inspector for over 20 years. The unfortunate part is the realization of the total lack of code knowledge of many builders, especially those from out of town not expecting or had ever experienced a team of dedicated knowledgeable inspectors ripping apart everything they have been doing out of town for years. Most seemed to have been taught by the "let's put it in and see if it passes inspection" with really no knowledge of the codes, or just passed down knowledge from 20 year old code standards. The house I bought site unseen in South Carolina was passed with flying colors by the home Inspector, but I found numerous code violations thought the home without even really looking. Whole home 22kw generator working on natural gas with a 100 foot 3/4" gas line. This line should have been at least 1 1/4" to supply enough fuel at full load. Every light switch I have changed is on #14 wire, but there are only 20 amp circuit breakers. Every bathroom receptacle, 3 of them, are all on one circuit that is controlled by a single GFCI receptacle installed in the garage. Almost all of the plumbing and electrical in the crawl space is supported with about 1/2 to 1/3 of the required supports, all of the ceiling fans thought the house do not have fan support boxes (I have fixed all of those) . The list grows everytime that I make another new repair or modification. I would self inspect everything after the inspector and expect it to all be installed correctly. How do you think that would go over with a builder or the building inspector? When I remodeled my house in California, I used the inspection precess to educate the inspector who really had no idea how to do an inspection. It is no wonder new homes suck at build quality as nobody seems to know what they are doing from a deep sense of being properly educated. I wonder if I could be the general contractor and hire the foundation guys the framers, the roofers and leave all the electrical, plumbing and mechanical systems to myself to do properly and to code. I trust nobody from my house to my cars and my yacht. Every single time that I hire a "professional" they screw it up. When I moved into this current SC home, I wanted a gas dryer instead of the electrical because I needed that power in the seemingly overloaded service for an electric car charger. They sent 2 guys that spent all day to not get it done. I was told they had to go back to the shop and get parts that were there. A week later and nobody came back. Another phone call stated that the parts were still a week out. They finally returned with 1 guy for half a day and he finished. That night we started to smell gas, so turned off the gas supply. I had to threaten to call the fire department out to get them to come back the next day and fix it. What a $1000 nightmare to install one tee in place of a coupling and run 10' of flex pipe. And to top it off, they didn't even get a permit or an inspection. What a joke as these were the recommended contractors by my agent. No sir, I am not paying good money for those nightmares. On top of all that, I payed for a one year maintenance contract that they were supposed to come out every 6 months and drain the water heater and inspect everything. Nobody ever showed up and always said they would get back to me when I called, but never did. 90% of all contractors suck and I have yet to find that elusive 10%. Seeing reviews of contractors by homeowners gives me no sense of security, as most people have no idea if they did it correctly or not, just that now the thing works having no idea what is behind the wall. See what happens every time that I think about hiring a contractor do do anything, even painting a room went totally wrong and I had to fire him.

I live in a 42 year old solid brick home with tile roof …silent on the most severe weather…walls solid wonderful… solid iron I …beams in the garage ceiling….3 wood burning fireplaces..we converted 2 to gas …additions a full house gas generator Built like a fortress I’ll die in this house ❤️❤️❤️❤️❤️❤️❤️❤️❤️❤️❤️❤️❤️

Jerry, I liked your information on Florida and Myrtle Beach. My wife and I vacationed in Myrtle Beach for years and decided to make it a permanent vacation by moving here. We came down to Myrtle Beach twice in 2020 to look at the south end and the north end of this area. In our second visit in Oct. 2020 we took Hwy 90 to look at some subdivisions. We found Glenmoor by chance just seeing the sign saying it was a natural gas community which my wife and I enjoyed in our home in Virginia. We found a house in Glenmoor that had the for sale sign put in the yard the day we saw it. We called the realtor on the sign and took a tour. We really liked it but we hesitated and went back to Virginia. A couple of days later the realtor called us and said right after we left a contract was put on the house but it might have issued for the buyer. She asked if we wanted to put a second offer on the house and we said yes because we had talked about the house continuously since we saw it. The other buyer had to sell his old house first and we didn't so we got the house and moved in in Jan. 2021. I am telling you all this because we had no clue about flood areas and did not really do our homework for buying homes in the Myrtle Beach area. We were lucky. Our new home was in an area that never had flood issues and being two years old, the sellers had gotten all the kicks out of it with the builder RealStar. We have enjoyed everyday we have been here with the exception of the traffic on Hwy 90 due to all the new construction. The last section of Glenmoor was built by Lennar and some of those new homes had many problems like windows that would not open or walls and doors not fitting correctly. We also found out that Glenmoor has private roads that must be maintained by our HOA fees. The funds seem to be solid here but road maintenance could be an issue in the future. There are so many things to look for and investigate in buying new homes and without an expert guiding you and looking out for your best interest, it can end up badly. We are lucky we did it without guidance but we still find out information a year after being here we should have know before buying.

I know a guy who got fucked by that 24" stud placement. 16" is considered normal. Due to the weird 24" studs, he couldn't mount a microwave in his kitchen where space had been set aside for a microwave because there was no stud to screw into. It also makes the drywall far more likely to break because there's less wood for the drywall to push against. Something minor bumps the wall and now you have a hole in the wall.

There is nothing wrong with 24" stud spacing if the builder uses the correct detailing and the design of the structure has been planned for it. Using 24" spacing ("Smart Framing") allows for more insulation less thermal transmission and more efficient use of lumber. Blocking can be added where it is needed, in the kitchen, bathroom and laundry or where additional loads will need to be accounted for.

Hello from Brazil. I am a recurring traveller to US and It is amazing how cheap US homes are made. Fake rocks, no bricks and plastic silver painted faucets. You can open a hole on the house just punching it. This excessive wood framing and focus on replacement of good looking but cheap materials scares me. Last time I noticed a trend in south Florida going back to cement blocks on external walls and, specially in the building them over concrete stilts. I guess people are getting real after so many nature issues with hurricanes and floods.

I've been a Realtor in Tampa Bay for 20 years, and the best advice I can give is HOME INSPECTORS! A thorough home inspection is the most cost-effective money any home buyer can spend. With new construction, an experienced and licensed inspection company will inspect/review before the slab is poured, after the slab is poured, the framing, the wiring and plumbing before the drywall is installed, the roof trusses, the roof installation, and so much more. They typically come out 5-6 times before the home is finished. The home builders will discourage buyers from getting an inspection during construction, but put it in writing!

Florida--Pasco, Hernando and Hillsborough counties have a LOT of sinkholes. I googled it thinking maybe there were a few hundred at most. There are thousands and insurers may not insure for that! I was looking north of Tampa when this lovely fact entered the calculus.

Your vlogs are excellent. Everyone should watch! I live in Ontario Canada, and many Snowbirds are itching to buy FL and SC real estate. They get so excited when they see the perfect place, they just buy quick quick. It is at the or near the ocean, all that matters, it is there dream, they do not put enough thought or research into it.

Not sure about the 18" either but I assume he has seen it somewhere. I have seen 12", 16", 19.2", 24", and "stud wherever the hell you think you need one" (in my 1950s hunting cabin).

Thank you for another informative video. Can I ask if you can do a video for new out of state residents as to all the steps and documentation needed and where to go regarding getting your vehicle registered, your drivers licenses, getting residency and anything else I am missing? I know some states require additional documentation for folks that have gotten married and changed their name as well as gotten a divorce and they want not only birth certificates (some with specific stamps and not a photo copy ) but marriage and divorce decrees, etc. Do you need to show previous tax returns and at what office? Getting electric and water set up? What is needed. What places or steps we should do first? Thank you so much.

Great video! I feel so bad for people who want a custom dream home and end up in a nightmare. A very expensive nightmare. Even when you have a good agent helping you along the process there are pitfalls. With the labor issues and good workers leaving the skilled trades it's even worse than before. Sad situation. Thanks for bringing up some good very points (warped wood, doing your own work, etc.) the average person wouldn't even know they should watch out for!

I felt so bad for the woman who sold me my cabin, she moved to Florida and the first named hurricane flooded the brand new development she was in. You would think they put the garage above the 500 year (or at least 100 year) level but nope! She still had boxes from the move stacked up in there too.

My home built in 2006, I bought in 2015 has very low water pressure. I suspect there is a blockage in the line probably placed by a construction worker. Also the adjoining development built in 1976 or so had a dead end street where a fence was built all all along the dividing line of the two sub divisions. A house was built in 2006 in front of the dead end street where there are no surface water drains. When it rains water drains from the dead end street on to the 2006 backyard house. Drainage has been diverted so the water flows across the back yard of two more houses, the second being mine and drains between rwo houses towards the front to the street where there are no surface water drains for two city blocks. To further complicate matters, my house is located in a small non city area called a city within the city and has no real city functions. The divergence of surface water on to private property is a violation, but nobody will address this issue. I first realized this problem about two years ago. So all should do their homework before buying about surface water drainage. Who issued permits for building in this area, I wonder! This as a D. R. Horton development!

Hello Sage1875 - Something similar where two homes up a sloped hill diverted their downspouts off their homes to drain down hill, and it completely floods the neighboring back yard. It erodes the clay - the property that floods has zero grass to help absorb any of the water (too many large over grown trees = too much shade for grass to thrive). The community is still building (most recent builder was DR Horton) Its a HOA community. The owners of this property (now for sale), county and HOA will do NOTHING about the horrific drainage and/or intrusion of water onto their adjacent neighbor. I've been given advise to look at homes when it is raining to purposely see how the water runs onto the property and drains, also it helps to spot roofing/gutter issues.

And ignore the myriad of marketers and realtors that will tell you it will cost a fortune to upgrade an older home. Use your judgement, if an old house is falling apart that’s one thing. If you can find an older gem that has been maintained and kept up, you’re in luck.

Masonary SFR are preferred by the Building Dept for various reasons and possibly high impact fee if not masonary. The electrical consumption for cooling is far less. Only a small window air conditioner needed if any. Hurricane resistant more also. No second floor also or it may not pass inspection a little understood fact. A Certificate of Occupancy and your safe.

Good Job, It seems fairly clear to me we need to bo back to the Sear's Kit model. The layer system of contractors and sub contractors and disparate suppliers is driving the cost and creating delays. How long can this last is anyones guess 41% problems is quite telling it may not last much longer.

My niece bought a huge , upscale new construction home in Purcellville , VA. First week, she's doing laundry , the water pvc supply pipe running along the ceiling downstairs separated sending a geyser of water into the laundry room. No pvc primer or glue was used to connect the pipe sections. Dry fit only. The company sent out someone my neice recognized as a work crew laborer/cleanup man that didn't speak English. Cabinets delaminating, light switches gfi tripping, breakers tripping, etc. They sold at a loss (poor market, but that's a different horror story), moved to Florida. Yes, check the builder and look for someone with a long , good track record, like Toll Brothers.

Dry fittings are not uncommon for water supply, and delamination would be covered by warranty. Electric too. She likely overreacted.

@raleighman3000 , pipes ran along ceiling of downstairs laundry room. Water was directed , forcefully into the insulation of the ceiling, and had to be replaced. Quite a mess , really. Not to mention , walls, tools etc. They eventually got everything right. It was kinda funny, years later.

If we are working as a buyers agent for our client, we give them all the information we know about other buyers past experiences, the good the bad and the ugly...that way they can make a more informed decision on their purchase. I saw this situation coming. I bought a mill house that was built in 1930 at a 3% interest rate. This house is built tough, it's been here since then and I'm sure It will be here for another 100 years. My electricity bill is about 80.00 a month and in the winter my gas heating bill is 100.00 a month. I watch as others around me tremble in fear and sometimes ,sometimes I feel sorry for them. My life is so peaceful and stress free. I am a minimalist and know 100% I and my children will make it through these times as if it never happened.

For sure, I’m about 50K over in overages. Consequently my cost to build to bank appraisal was nearly $60K short. The builder informed the bank that the shortcoming were due to the inflated allowances. Then how am I over $50K? Northeast.

Yep, I had a brand new house built and had some problems and one you specifically mentioned, the water lines inside the wall for My washing machine were reversed and when My new washer and dryer were delivered and set up I heard a loud owe from the installer and he said my Cold wad hot and vice versa so had to book up the line's in reverse.

Bought a new home in Myrtle Beach. The bottom squares of my driveway have cracks. The builder will not replace these sections unless the crack is 3/4 of an inch. I just looked at the warranty guy and said I'm a brand new house, not cheap. Wouldn't you expect your new driveway to look better than your 27 year old driveway? His reply was well I don't know what their specifications were in NC, I replied, NOT CRACKED OR PATCHED LIKE THE WALKWAY AND THE DRIVEWAY! How do these guys live with themselves???

im in florida. house was built in 64 and its rock solid. had a huge water oak fall on it and it was only 1300 in damages (this was before covid and before prices went nuts). our new construction is literal trash. i wouldnt touch it

I owned a DR Horton Home in Orlando for 9 years and had minimal issues with that home. My inspector I hired actually said that it was one of the better built houses he had inspected.

We as home buyers have no control over telling the construction company what lumber or when to pour cement etc. they will do what they do. You just have to make sure to start with a great contractor .

This is like twenty years ago. My bother-in-law bought a new-build house. While visiting him for dinner on a Sunday, I wanted to look at some or the houses next to him. To my shock, the exterior studs and roofs were in place, but they didn’t allow the slab foundations to cure. From front to the rear of the houses, they had a cracked slab. On another occasion, I saw workers, I believe were trying to stay on schedule on a Sunday were installing drywall to the walls, but the insulation did not have a vapor barrier on the insulation or plastic sheets tacked to the studs, prior to nailing in the drywall. I saw three houses with cracked foundations. Who’s to knew until sometime later you discover a palm tree growing through your carpet. Just joking. Oh, by the way, my brother-in-law sold that house for a profit and bought another house.

Most "community" home builders in the Denver area have signs posted going into their model home offices that they won't pay for your real estate agent. That said these days it probably pays to wait for a "community" to age 5 or 10 years and then look into buying a home from the 1st or 2nd owner rather than the scumbag builder.

As a builder I agree all the big builders are doing poor quality because it’s good for their bottom line. And you cannot sue for quality even most small builders do poor quality because the faster they finish the quicker they get paid

In Tampa here and having just bought a new build in january of this year I'm already having to get a shower pan replaced due to structural issues, entire first floor vinyl planks replaced due to poor install, barthroom light fixtures changed because builder didn't use stainless steel and it rusted in a matter of months. Despite me showering with door open and using bathroom fan. sliding glass door also wouldn't locked when one side was closed all the way. These builders are using low quality and low skilled workers who aren't certified, bonded and know what they're doing. They'll hire a company to do work and that company with subcontract the work out to others and this is what you end up with. It's horrible.

This is true! I have seen some older houses that are built very well and I’ve seen some older houses that are a train wreck. On the other hand, I’ve seen new houses that are built extremely well while others are very lacking. It really does vary according to who is building your home. Who that crew is. I found me a good cabin builder that I’m interested in. The problem is just the huge waiting list you have to get on. Not sure if I really have that much time tho or want to wait that long. Might be better to find me a local one here (if they are good and if any have a shorter waiting list etc) and just pay the bit of extra shipping costs for where I want it to go. Well anyways. Still mulling it all over and keeping myself also open to a traditional purchase of an existing house. And are there agents who help with things like that even? Seeing that it’s not like a typical subdivision kind of thing. Such as the builder is not even associated with the potential land purchase. And then the ones who lay the foundation and hook it up are also going to be entirely separate. If I decided to go that route. I guess I’m just hoping to get lucky with them wanting to sell a floor model or another previous buyer wanting to sell theirs. Or just not having to wait forever on a long list.

Most of the time new construction track built homes will not allow an inspection on the property until you own it because currently it is built and in their name right now. Ive just been to a house that was built by Brazilian contractor that ended up talking money and running away. I have never seen such a poor build quality......its nuts. Walls are not straight, floors are bubbled up, 50% of windows in the house simply do no close because of huge framing issues. And the house was built from the cheapest materials possible. The owner is a nice guy, multimillionaire, i felt so bad for that guy. Probably paid a good sum of money to contactor and didnt cheap out, and eneded up getting double screwed......super poor build quality, gor scammed out of money, and now had to pay to fix issues.....which i dont even know you can fix or not.

Many builders here in new mexico are building a few houses at a time because of labor shortages. The big problem here is material sitting out in the hot dry sun which also works wood and plywood especially. I drove up-and-down the street have some of these new projects and see how quickly they are putting things together with only a few people which is always a. Bad sign.. All they want to talk about is the ten year builder warranty, But enough to quality that's reputting up

I shudder to think what the DFW area will look like when all these houses being built start falling apart and they will due to shoddy building materials and work. I lived in two newly constructed senior independent developments. In one in the laundry room on the 3rd floor the water backed up in the drain, a long 1" x 1" pole was discovered in the pipe, how did it get there, worker sabotage. Another, a drain back up, a brick was found at a cross connected drain, worker sabotage again.

If I had my way, I would much rather build a home myself. These shoddy craftsmanship had declined for decades. Production homes like Lennar, KB just to name a few were all about speed. @JerryPinkas btw, this is in outer Roseville area. Rocklin, el Dorado hills, and Folsom are now selling for 800k to over a mil for homes over 2200 Sq ft. Meanwhile, raw unimproved land lot starting in 150k and up. Improved lot with electricity, sewerage, and paved road in a gated community selling at around 250k and up. It's crazy to me that the house itself cost 500k to a mil alone without the land cost.

Let's be serious, builders are buying the cheapest materials to get the job done although they will leave drywall scraps between the studs before they cover the walls. Trust nobody, including the builders, the sellers and the banks who have their own ways of you paying for whatever costs they might incur during the process of providing a mortgage. Hidden service charges, property taxes, hydro electric, natural gas, heating fuel and anything you might want to buy to lower your long term costs. Will the roof actually handle the weight of tiles or are you stuck replacing a roof every twenty years or so ?

How can people selling their tear down they paid 85k and ask 2 million on a lot less than half an acre. As far as hot water & toilets we added s value so a small amout of hot water mixes with the normally suppĺy lune which is the cold line. WHY!!! Toilets sweat from cold well water esp.the tank. KOHLER added a foam insulation in tank which the area under the tank lid. So the HOT water trickleing in the tank stops tank sweat which rots your floor only complain it melts your #2 which can get messy.
