My house has the thing where you have to walk through one bedroom to get to another, but since it is a primary residence we don't care. (just using that bedroom as a store room). But if we turn it into a rental in the future, may have to re model.
Yep, I bought the handyman special. The guy fixed everything, built cabinets. Now that I'm moved in and I'm looking closely at things I think "Ah, that's why it's sat on the market for 4 years." I've learned from the experience though.
My wife and I bought a home that falls into the "handyman renovated everything" category, at market value. This is for us to live in though, not to sell. We decided on some misc renovations before moving in, that I am performing. Holy crap, it's hidden issue after hidden issue. It's like everything wrong with the place was well hidden or covered up, and you only find these issues when you're doing destructive work/testing. This is a hard lesson for us, but a lesson none the less. Shame we didn't find your channel before then. The irony here is that I'm a handyman, though I strictly stick to code, standards, and best practices, cross-checking manufacture and reference material before completing any job. And if I can't do it right, or feel like I'm lacking the expertise, I hire it out... For plumbing and electrical, I always pay an electrician or plumber to come check and validate the work.

@@DamonLeeK first was a condo from the seventies, gutted it completely, broke walls, renovated it to look a million bucks, new everything, spent a year doing it myself and with a partner. Second was a 1912 house that hasn't been renovated since other than wallpaper, I redrywalled the entire place including ceilings, did the basement, floors, broke walls, new kitchen, new bathrooms, new layout, new plumbing, electricity and heating system, new windows... the works. Thanks to property value going up a bit I made a small profit but definitely could have done 100x better, or better yet not take something that needs everything done.

Beginners always look for cheap homes because they think it will help them achieve easy cash flow. The problem with this frame of mind is that consistent cash flow doesn’t always come easy. It takes work and patience to find and purchase the right properties.
Make sure your pre-underwritten loan gets all the conditions satisfied before going and waiving loan contingencies. A lot of lenders will still issue your pre-underwritten pre-approval even with conditions being needed. It’s still better than a standard pre-approval but not as rock solid.
Great video Kevin,seen a house today and seen a owner DIY jobs😂😂 asking for full asking price and half finish work. Thought be a new house,good location,BUT will have to go back to bare brick and start over again. The agent wrote in the write, needed finishing touches😂😂😂😂 So I walked away.

Should I sell the house and take the 50k in equity(I really want my first rental property though), or do I build the house, then rent out the property. So many questions!

Is it possible to make money from buyjng a $60k fixer upper first home with a 30 year mortgage? Lets say I renovate it a year from now and want to resale it. $500 per month payments = $180k. Do i have to shoot for $180k post renovation value? or do i just have to shoot for above 60k?
If you buy a fixer for $60k and put $50k in, I would argue you'd want the value to be at least $150k the MOMENT you finish renovations to make sense of it. Obviously then there's rent etc.

You could hear the school bells/alarms ring throughout the day and afternoon. On some Fridays, the main office (or whoever was responsible) would forget to turn off the alarms so throughout the weekend, you could hear the school bells and they would go from 7:30am - 3:00pm. I thought that was bothersome, especially for a kid who was just trying to sleep on a Saturday/Sunday. Also, traffic in the morning and afternoon was bad because parents would drop off and pick up their kids. From my experience, I'm going to vote "No" on that house you're looking at. Also, homes near hospitals, police and fire departments get a "No" from me, too, because you'll be hearing sirens drive by 24/7/365. Ask me how I know about that.. (insert grumpy face emoji here) LOL 🤣

There will always be deals in real estate because you can get rich one home at a time living in them for one year before renting it out (or cashing out the equity) and moving onto the next one. Investors will always be looking for short term profits which leaves longer term profits up for grabs. Investors can't out bid a home buyer on price. They can only maybe do renovations cheaper. But the home buyer is figuring in what they're saving on rent so they can pay more to fix things and not feel bad about it. I'm also sure I'm not the only home seller who said "nope" to investors on principle. They all underbid the home buyer anyway, but still, they could pound sand. Whatever an investor wants to pay, figure you could get at least 20% more from a buyer. Unless you're the homeowner that made a home not even a homeowner could love.
I made a video on my RU-vid profit -- RU-vid rev is like $17k per month. On sales: Usual margin on sales (year over year) is around 75% to the bottom for sales (after employee costs, concessions, DocuSign, matterport etc).
