This is what insurance does-Health, car, homeowners, etc. You pay hundreds of thousands of dollars in coverage, and they end up never covering anything.
Insurance companies are going out of business because they can't handle the scams. All insurance should be used for catastrophic claims. If you file small claims or try to scam your insurance company - your rates are going to go up.
Literally every insurance company in each state submits this kind of math to the state department of insurance every year. They are all heavily regulated and cant raise rates if they dont show that the payouts necessitate it. They cant just raise the rate because they want more profits.

The fault goes to all parties, the insurance companies have been collecting high premiums for years and not preparing for the years they have to pay out, roofers taking advantage of a law to make money off roof damage the owner was not even aware of and of course the lawyer's taken their cut but in the long run its the consumers that pay the most.

State Farm homeowners' insurance did me the same way. My policy was around $1300 a year for many years, then after I paid my home off my policy jumped to over $5300 a year. When I filed a roof claim for hail damage State Farm cancelled my policy in a middle of my claim after more than 20 years of payments.
Even if they cancel your policy, they are still responsible for any loss that occurs while the policy was in effect and it's fraud if they try to back date the cancelation.
StateFarm did the same to me. Over $3,600/year. Roof 12 years old. They canceled me without letting me know. I found out because the auto draft from my bank account wasn't being taken out. I had multiple homes and vehicles with them. NEVER a claim on anything in my life. Funniest part is they wouldnt even answer my calls or emails. They just canceled me without any notice whatsoever. You then go into a "category" of canceled homeowners which puts a blemish on your record. It took me nearly 6 months to find a new homeowner's policy.
I'm done with buying home insurance. I have no mortgage and therefore no longer required by a bank to carry insurance. I will do what the insurance companies are supposed to do and invest the $4K they want me to give them each year to ensure I have funds for repairs if/when needed. The insurance companies can get rich off of someone else's premiums.
That's where I'm at too. I had to switch companies this year after the one I had sent me a 100% increase. When I complained they said it was due to the price of lumber going up. I have a stone house. Yeah, yeah, I know there's lumber on the inside, but if this sucker burns, the stone shell is still going to be standing there to rebuild in. Old house, solid stone two feet thick. I get an increase next year, I'm done with this scam.
If you carry no insurance on paid off house are gambling nothing happen to house. Fire, water, storm, sewage damage. Here in Colorado dimwitts didn't carry fire damage then a forest fires came burned thousands homes, and they had no insurance and no coverage to rebuild on homes that were $400-800k .

Unfortunately, even if you take care of your roof - these statutes in place that say ten year or older roofs have to be replaced vs being repaired are the problem if the roof is indeed repairable. Politicians (both parties) and the insurance industry are in cahoots to screw the consumer.
Here is an answer. You have 2 choices already. Actual cash value coverage or replacement cost value. It’s a free market. Buy what you want. No special session needed. We as consumers are making the choice to buy better coverage. Insurance providers want to take our choice away. Definitely not that simple. The same roofers selling you a “30 year shingle” is the same one telling you it’s shot with bs hail damage on a 20 year shingle. Insurance carries then deny the claim because of wear and tear, and they are correct. Shingles in FL get cooked in our weather conditions, so a 20 year roof here looks bad. Claim then gets denied for wear and tear, and homeowners get upset and get an attorney. This becomes a cycle, and that’s how FL ends up accounting for 70% of attorney represented claims out of all 50 states combined.
There’s the other issue’s Mortgage companies want or insist on replacement coverage. Take that away and what happens. Higher down payments? Also. Hail and wind damage are real things. Why do you think the insurance companies pay to replace damaged roofs? Now. Does a damaged roof have to be replaced? Should it be replaced? I have the answer from an insurance companies point of view. No! And YES! If the current insurance company never planned on dropping coverage and the homeowner never planned on switching, perhaps a replacement could wait. Once you switch insurance companies the new insurance company will not want to cover any damage to a previously damaged roof. If during inspection they find storm damage they will put it back on the original insurance company for replacement right away. Does storm damage terminate you shingles warranty? You don’t want to know.

The contractor's have the homeowner sign an Assignment of Benefits contract and the homeowner many times never even knows there is a lawsuit filed. Most of the time, the contractor is working with Public Adjusters and attorneys from the start.

Reading these comments, I feel like a lot of people didn’t either watch the video, or understand it. If you only watch the first part of it, it seems like insurance companies are just raising rates for greed. While I’m sure that’s true in some cases, this video is how legal system is failing consumers and insurance companies on this topic. Too much money is being spent on either bloated or outright fraudulent claims. When a company is telling you they averaged 26 lawsuits a day over the course of a year, that should get your attention.

For years now people are running around telling homeowners that they can have their roofs paid from the insurance company due to storm damage. It just happened to me two weeks ago but I declined the offer from the roofer.

A number of years ago, I worked in a little town of about 150 homes and 500 people. A big insurance firm sent in a team that visited almost all the residents and sold about a third of them home insurance policies. Some others were already dealing with this company. Less than a year after this event, a strong storm with very high winds hit the area. The majority of homes in this village suffered some form of damage, including entire roofs blown off or destroyed by tree limbs. Hard to believe, but the majority of insurance claims were either subject to very weak coverage or even completely denied. A bunch of the affected local owners got together and filed a combined lawsuit. They won stoutly and the scammer ended up forced to pay adequate repair compensation for every affected policy holder ... along with some big attorney fees, fines, and compensations for individual customer frustrations. All this took months. This story could fit just about what people have to go through with ANY kind of insurance today ... some of the biggest scams we have to deal with.
Now you can't have it both ways. People need a new roof to keep good insurance but insurance Companies cry when they are the ones that need to pay for the roof. Maybe change your roofing rules. The loop hole is one they created themselves.

That doesn’t matter one bit when the homeowner signs an assignment of benefits with the roofer. That homeowner signed away all their rights to the claim. So when a roof that is damaged warrants a repair and the roofer doesn’t like that because of course they want to make more money by replacing the whole roof. They get with their attorney to scheme the carrier into paying for the full roof because at the end of the day while a repair would’ve been sufficient, paying for the roof is less money than fighting it in court. The roofer, the attorney and the carrier knows that. So what happens now when everybody and their mother wants a new roof off some small amount of damage and they continue to always get the fkn roof? Price for premiums skyrocket. And that’s the whole problem in a nutshell without even getting to involved with fraudulent af public adjusters which is a whole other story.

I’ve worked for many of the major carriers at the local and national level working major catastrophes, daily level claims and in insurance litigation. Carriers are not out to pull one over. Litigation is expensive and all carriers want to avoid that annoyance. People aren’t satisfied ever though and they will push and push until they get what they want. There’s an argument on both sides here but the main problem is how easy it is in FL for scammer roofers, attorneys and public adjusters to game the system. I see it everyday
Florida building codes require full roof replacement if more than 25% of a roof needs replacement in a 1 year period. Given that replacing even ONE shingle requires replacing several around it to do the job properly, as little as 8-10% of shingle damage requires a full roof replacement to meet code. A new law, passed in 2021, allows insurers to "pro-rate" the replacement cost of roofs over 10 years old. In addition to high hurricane damage deductibles of 2-3% it can mean a huge cost to the homeowner to replace the roof. They don't like that. So they go to a public adjuster or an attorney and give notice of filing a lawsuit. The insurance companies cave in to avoid litigation costs. Compared to the cost of a roof, they will lose money even if they "win" the lawsuit. Attorneys know this and are making bank by writing a letter, paying a filing fee and taking a phone call to settle. Easy money for attorneys.

Most insurers don't make any money writing you a policy. Only after the investment income they earn on your premium is taken into account do they make money.

Don’t let this deter you. Homeownership is an investment that comes out on the plus more often than not. In general, values go up over time. Usually slowly. It is fast right now due to many factors. Housing is getting harder to purchase in many areas. Don’t be stuck renting, and then be forced to pay increasing rent over the years. Yes, there is cost of upkeep, but if a person is smart, they set aside for this, just as a car owner should have funds aside for maintenance and repairs. I just learned from another comment that there is a difference in types of insurance. And that the best way to go is MUTUAL COMPANIES. Look into that type and learn the difference. I didn’t even realize my own homeowners insurance company is mutual. (Tennessee Farm Bureau) We just had a roof claim last year. The rep came out, saw the damage, which was wind and hail, and within days we received a check. Then we had a certain amount of time to show a receipt of completion. Also, depending on where you live and income, you might qualify for assistance. Thresholds are higher than you think. The program in my state, which helps with down payments, is meant to help first time buyers become homeowners sooner. I assume most other states have similar programs. There are also other types of loans, farm loans, FHA, etc. A good realtor and/or mortgage finance company can explain the options. Though you can find a lot of info online. We got an FHA loan, which only required 3.5% down, and the program I mentioned covered the entire amount. However, one must maintain mortgage insurance, which is separate from homeowner’s insurance, but is rolled into the mortgage payment. It can help get one’s foot in the door though, which can save a lot with the rapid increase in housing prices, not to mention the equity you build if you move after a while and then do a conventional loan. When refinancing last year, we had to pay it back. If you don’t move or refinance after 15 years, it is forgiven. After 10 years, the amount “owed” will decrease. We initially paid $198,000 ($83.5/sq. ft.) for our 2370 sq. ft. house on half an acre 7 years ago in July. The 1876 sq. ft. house next door just sold for $430,000. ($30,000 over listing, making it 229/sq. ft., typical of the area’s sold homes) We have upgrades that house doesn’t and finished our basement right away, (so has 600 more sq. ft. of living space that I didn’t include as stated above; anything “below grade” can only add half value, so it can’t be listed as 2970… basement rules, despite french door walkout on one side and 2 other sides of full windows) along with other improvements. Same acreage. We refinanced in Dec 2020, taking out cash to pay debt, with something like 2.1%. So our mortgage with taxes and insurance now is around $1500/mo. Renting a 1500 sq. ft. house in the same area is running around $1800/mo. Granted, if we had to buy our house now, mortgage would be higher, but with a fixed rate mortgage, the only thing that makes it go up is property tax increase/homeowner’s insurance, which will make a need for higher escrow to cover them. Although, some people don’t roll homeowner’s insurance into mortgage payments. Some loans/banks do require it. I mention details just so you can see why it can be a benefit. But of course, when big things need repair, it is a big punch all at once. Like, next on our list is replacement windows. A couple of the front ones recently have fallen out when trying to open them. It’s going to have to wait though, as we ran up debt again during a tough 2021. (Small business) Still, we are paying much less than we would to rent the same house. My brother just bought his first home for $500K in Nashville, and their mortgage is around $2500/mo. I tried to get him to buy years ago, and then use the equity built up to buy the home they really wanted after a few years. But he was too nervous to make the jump then. I don’t want you to panic buy. That is NEVER helpful. Just giving you other info to help you decide what is best for YOU. There are definitely benefits to renting. No responsibility, besides regular cleaning and care; flexibility after lease is up, etc. Pros and cons either way, really. Just don’t be scared off by insurance, if you had been wanting to buy. Do your homework to find a reputable mutual company in your area, and you’ll be okay. Whether we rent or own, we are living in transitional times. And things are tough no matter what. Homeowners need to hire a public adjuster! If you suffered from a loss at your property, call one. We represent homeowners, we handle all communication and negotiation. If there's damage from a COVERED loss. You are owed.

@@CTee666 we can only do 10% in Michigan, but not all my claims have been signed at that. What I usually do is take her percentage to where the contractor can still do the work after I take my percentage so that way the homeowner or property owner does not come out of pocket.
Sounds like you may be one of the good PAs out there. I am an insurance defense attorney and the PA field in Florida is filled with PAs who are focused on nothing but maximizing the take. The majority of claims that come across my desk have PA and attorney involvement from the day the claim is reported. The estimates I see have shingle roof replacements ranging from $900 to $1400 a square. Then when you have roofing contractor estimates to combat the absurd pricing the attorney refuses to rssolve the claim unless the insurance agrees to overpay. They do this to ensure that suit gets filed so they can get their attorneys fees. Its disgusting. I have several PAs that I trust in FL who are just as pissed off at the crooked ones.
i live at 3k elevation, insurance company "Tried" to say i lived in a flood zone. if i flood, everyone below my elevation will be drowned well before the waters reach me.. its past time they pay out to the people.. and the shot callers should be jailed for fraud..
Insurance rates are going up all across the country. My friend works in the industry. The hurricanes down south in the last few years have wiped out the insurance reserves and thus, they are trying to recoup their losses. Don't blame the lawyers on this one. If you do not like the law regarding replacement, have it changed. Simple. The law was passed because you guessed it - the insurance companies refused to pay out. Not a fan of lawyers but understand there are many layers of what is going on with this issue. Also, you insure for total loss - you should not file a claim for a broken window or minor repairs. I have filed one claim in 20 years.

You have the right approach to insurance. The more people use it only in catastrophic circumstances the better for everyone. This is true of property insurance as well as health insurance. Insurance companies are so large that trying to get them involved in small losses is terribly inefficient.
@@JosefJochemPodcast Health insurance is a little different though in that you also get health insurance so you can get the discounted rates. Not as big an issue with Doctors but for Hospitals the list price is anywhere from 3x to 5x the discounted rate that the insurance company has negotiated.
We need a special session, but BIG INSURANCE should be held accountable and should honor their policies and the protection that homeowner's buy from them. All the insurers expect Citizens are for profit companies and many of them are publicly listed companies. They jack up the rates and then deny claims. This is why there is so much litigation - insurers don't pay an would rather pay their experts and attorneys than simply pay their clients. Insurers should also offer different products - types of policies. You should get what you pay for, but most people don't know what kind of insurance they are paying for or what their policy covers.

The best way to fight disreputable Insurance companies' and is to file a complaint with the state insurance commissioner. If you can get a lot of people to do that, the commissioner is obligated to act upon the complaints and has the authority to yank their license. 🙄

Good luck with that. They can either do more to deny your claim or do more to deny your initial application. Even if they're legally required to break even and not make a profit, they're still raising premiums. This stuff still exists everywhere but nowhere near as much as hurricane prone Florida. If these people want to stop being scammed, they can try not living in a place where the scam is most likely to occur.
When we were looking at replacing it roof when purchasing a home, a contractor said that we should have the current owner claim storm damage and have it replaced that way. It sounded sketchy so we refused and just paid for it ourselves.
After Sally I came home and found a woman who was wandering around my house despite the 3 no trespassing signs. I asked what she was doing and she said " we need to send our guy up into your attic so we can see what damage you have and get your roof replaced". I told her we have no damage, not even one missing shingles. She insisted I should let them look and I told her get the F off my property and don't come back.
As a solar contractor in the same area as Shields Roofing, can definitely say that there's a major problem. We don't do roofing ourselves, but by the nature of the trade we work with a lot of roofers. There's good ones, there's bad ones, and then there's many that aren't bad but have immoral sales reps (which is the same in any industry, including mine).
This is true, I had to replace the roof on our family home and there was zero problems with the roof except that it was 12 years old. My insurance carrier was going to cancel my insurance if I didn't replace the roof anyway. So it cost me 8,000.00 to replace the roof... it's bs... the roof that was on the home was guaranteed for 20 years. A 4pt inspection proved there was nothing wrong with the roof. But I still had to replace it or no insurance... it's totally bs

Insurance companies need to stop paying attorneys 1x, 2x and 3x the amount of the homeowners claim to being with. Each claim needs standardized payouts to attorneys
I've also had a company say that a roof that I had on a rental property was put on backwards. and they were old. The home was a module home and it was less than 10 years old. never heard of that before. That was State Farm. I had two roofers look at the roof and they said they did not understand what the insurance company was talking about.
From what I've heard, the insurance companies are treating the metal roofing much like shingles....They're giving shingles a 15 year max and metal 25 years. Can't confirm this for sure though. Metal roofs, done right should have a much longer life.

Stop this atrocity. Had a roofing company tell me I could get a free roof because seventy mile an hour gusts were reported in my area. A few years later my insurance company gave me five weeks to install a new roof or be cancelled. Can't Install a new roof in five weeks but these ambulance chasing lawyers are holding a gun to the insurance industry. Who is the criminal here
I live in Daytona Beach and want to put a special shout out to Brown and Brown Insurance LLC for putting up a massive new building in downtown Daytona and sending all of us the bill for it. I guess it not enough to have a home with an 8,500 square foot dining hall. This is bull$hit on high.
The problem is an insurance companies here. The problem is the law in Florida is carefully crafted to allow roofing companies and lawyers to do whatever they want. You don’t need a roof, will put one on anyway the insurance company will pay for it.
The government can't balance its own books as it is, so why should we trust them to hold onto insurance reserves over a long period of time? Most likely the sitting president would use the reserves to pay out all kinds of non-sense we have promised people. And then no one gets a payout when SHTF!
15 years never had a claim. Hurricane Sally ripped my roof off. ASI/Progressive denied replacement. Forced to sue them. Going to self insure from here on after this experience since I have no mortgages.
