I love the exterior. Very charming. There are a few things about the interior I really dislike. To start with, I would reverse the kitchen and the livingroom. I hate walking into the kitchen through the front door. For me, I would move that side wall of the kitchen out another 5 feet and run the living room and dining room down that side, and create a vestibule and central corridor. Reverse the laundry and powder room, with the lavatory door into the corridor wall. With the extra width available, enlarge the bedroom over the new livingroom.
That would make the powder room much smaller... he was able to use the space under the stairs to make a lovely sized powder room (not a squeezed size), and I like having the laundry right at the foot of the stairs - more convenient.
My thoughts exactly when I saw the front door of that beautiful exterior entered right into the kitchen! I also was not able to find a downstairs exterior door except for the front door... do you see one? I really love the living room layout with fireplace and book shelves, and the upstairs bedrooms both having balcony access.
Thanks for your comments. I'm trying to make use of the space under the stairs, I'm imagining when I wake up and walk downstairs or come home from work I'll see my wife first, she loves to cook 😄
Great point. I really hadn't thought about it, but your floor plan is more attractive. It's traditional to walk into a living room from the outside. Going directly into the kitchen is a little awkward.
I concur! When I viewed this video the first time, I was rather tired and just didn't feel like typing all of the changes I'd make. You literally took the words out of my mouth.
My favorite one so far. So much charm! Although I would like to see black wrought iron railings on the balconies instead of the ones shown. Lovely home!
Yes, I agree. It's a small home channel. And the way Jasper designed it, you actually enter the dining space ... and the kitchen is beautiful, more camouflaged with the cabinet fronts, like a butler's pantry. I like having the counter close to the door, to set down groceries.
Adorable! This sweet house looks like it should be in a fairy tale! My favorite are those huge windows ( the more in any design & bigger they are, the better!)! Love the front, the entrance, the porches & overall design!
Very nice design and practical use of the space. Not thrilled about stairs meeting the front door, poor feng shui. Don't have a problem of dining in the kitchen. But seems the kitchen immediately at the front door could use some rethinking? The living room is fabulous and shows you actually CAN have walls in a small house. Very nice! Still I miss more linen closets. Can always use more storage space. But the tour was a real treat! ☺
I'd have to say this one checked all my wants in a tiny home. I'd like to see cabinet space in these videos, otherwise, they could be faux. I'd like to see the primary bedroom closet more. My kitchen is always presentable so mo worries on the entry. Love. Love, love the dining area.I just can't say enough. They should start working with someone to get the blueprints out. Kudos on this one!
Another majestic design. We bought a get away condo many years ago- walked from the front door straight into the bedroom! Had never seen anything like it- before or since. But it was a lovely condo and we quickly got used to the bedroom entrance. I don't cook- that's my husband. I'd be happy with a fridge, 2 burners and a microwave. I love the living room is separate from the kitchen area! You rarely see that in a tiny house. Having a private living room is awesome- and makes it feel more like a home. That whole kitchen/dining area could be smaller to free up space for other areas- or maybe put the 1/2 bath there. Railing is needed and I continue to lobby for mirrors in the rooms, Jasper...
I love everything about this house. The fact it has such nice architectural details like the arched windows--and so many of them to let the light in. This home would be perfect for a couple of roommates, a newly married couple or empty nesters who want to downsize but don't want to live in a shoebox. The fact that it has a designated laundry room and two bathrooms is a big plus.
You do such lovely exteriors! As someone who loves using my backyard, having no backdoor (again) makes it feel like an apartment, not the cute house it is.
@@LilacDaisy2 - Not for tiny homes. Most tiny homes have a front door and egress windows, which is all that is required for ANSI/NFPA certification. Since more of Jasper's recent homes are larger than 400 Sq ft on the main floor they are not technically 'tiny', but small. All small and tiny homes try to maximize Sq footage by not using hallways, but instead having rooms off other rooms. Jasper recently did a number of homes with doors off the main level bedrooms to the back yard and people complained it was unsafe. He then used a short hall to a main floor bedroom with bath, and laundry, that also had a back door into the back yard. It was gorgeous. That was just a couple of days ago. I love the upstairs layout, but like another viewer, I wouldn’t want to walk into the front door and there is the kitchen staring at me 😮. Also, I’m not too comfortable with the idea of having company over and my bathroom is right there, that could be awkward 😊. But I do love the design of the house
I sincerely hope this doesn't offend anyone but these little houses remind me of exquisitely designed doll houses. And yes I can imagine my living in one.

I agree I don't like walking directly into the kitchen as the main entry. The stairs are OK for me but I would put a small island in the kitchen. The downstairs powder room could you use a pocket door to save space or a sliding barn door?
this is my favorite small home design i've seen. i would also swap the kitchen and living room, and would sacrifice some balcony space for a larger primary bedroom and maybe a slightly larger upstairs bath. would LOVE to build this... any plan details you can share?
I actually like entering into the kitchen because that is where most of the bags get emptied. And my very casual country actually entertains at the dining table. The living room is for family movies or formal discussions.
First, love your work! Your designs are unique and inspired and the attention to detail is exceptional. Further, I would very much like to see home plans developed for your catalog; I don't mind dreaming, but it is appreciated to know that plans are available to "complete the dream." My one general comment is that while I do appreciate the curb appeal of your designs, with seating and outdoor spaces to enjoy, this isn't quite how I prefer to live. I am far more accustomed to outdoor living spaces in the rear of the home, for privacy and quiet enjoyment. The street side isn't preferable for outdoor living, like grilling, in my opinion.
What i like is how these designs show that a very small house doesnt have to be ugly. For this one i still wantva rear exit for fire safety, id takecless dining tablecspace for more fridge and dishwasher cupboard space. These small homes arent going to be thecsite for family gatherings of 24 people like thechomes we grew up in back in the 60s.

This is such a nice layout. … but i am looking at it from Denmark, and this is a pretty average size house here, so the “small” well i would be happy to have this space. (Because of the layout) few things i would do different but that is mainly due to “tradition” i think. Because we are here used to having a small mudroom, (we do not wear shoes inside, so you leave them with your coat in the mudroom or entry-room) and i would in a house like this implement barndoors to the outside (where you open the top half of the door and the bottom half is still closed) But very beautiful.

I love the balconies and exterior to, but don't like walking into a kitchen either. Also don't like the bathroom or washer and dryer room off the living room. I like what the other guy said, to reverse the bathroom and washer dryer rooms. Also the kitchen, dining and living room. Wouldn't be better to walk into the living room.
It's like revisiting the 1920s; I mean that in a good way, when architects began designing attractive small homes for families that wouldn't have servants. The interiors on these videos always leave me cold though.

A kitchen is a fave place but not very welcoming when it's what guests see first upon opening the front door. It'd be like telling them 'so, since you're here now, may you wash the dishes for us?'.
VERY NICE , HOWEVER 2nd FLOOR EXTRA FULL BATH WITH WINDOW, AND MOVE THE LAUNDRY ABOVE , MORE CLOSET SPACE , 1sts FLOOR BIGER ALL AND FULL BATH , PLUS CLOSET , AND PANTRY AND STAIR CASE HAS TO HE SOME HOW DIFFERENT OPEN AND CLOSE TO THE KITCHEN..IS VERY NICE COLOR DECOR
I didn't see a second means of egress, so it wouldn't be up to code where I live. But I love the outside as well as the inside. I actually like walking into the kitchen, especially if you have wet or muddy shoes.
A small house is fine, as long as it fits a grand piano and has at least 2 baths and lots of large closets, especially in the bedroom, and an attached garage, gas powered hot water baseboard heat (NOT forced air, which isn't really heat at all) and a gas stove, lots of direct sun from south, east and west, with decks on those sides, and nothing on the north side. Everything else doesn't matter a whole lot.
Very nice! But...I wouldn't want the entrance to be through the kitchen. It's the one part of the house that gets the messiest so if people come at short notice, I wouldn't want them to see my messy kitchen.
I see only one change I would make for me and that would be to take the tub out of the bathroom. All I need is a shower. Otherwise, stunning as always ✨️
The exterior : perfect, everything I would like to have. Also the interior design, the color palette, those windows! The living room love it! However, I do not like the layout of the first floor.
Cute house. I don't like that there's no foyer, and one just walks into the kitchen area. A double entry vestibule would be nice, which could serve as a drop zone as well. This is a compact but very nice home. It has decent storage, and the bookshelves just add more storage. Your designs are quite efficient.
Oooo. Never enter guests or even family into a kitchen/dining area! This means you have to keep your kitchen pristine at all times and some of us Americans like to leave a dish or two in the sink. Plus, it’s just architecturally wrong! Give the entrance a small foyer (and then it’s fine) or enter into the Living area! ❤ Living area is nice, very nice but would prefer more square and less rectangular. Love the fireplace and bookshelves so this is more reminiscent of a den/family room instead of a formal living area. One last pet peeve, Jasper Tran. I want to assume your Japanese? If not, my apologies. Here in the USA, you would NEVER put a bathroom or a laundry area within the living area. Just letting you know! I believe this is the second design of yours that Ive seen with this floor plan. You do beautiful visuals but who are you trying to sell your plans to? Just a thought! ❤
Crummy design! Not sure about the laundry room. Only got a glimpse! The first bedroom has no closet! The bathroom should have a better shower/bathtub combo!
