From a layout standpoint, combine the bathroom and laundry room near the kitchen, and flip so the bedroom is in the back and the combined bathroom/laundry can be accessed from both the living room and the bedroom. Also flip the master bedroom so the closet is near the back wall, followed by the bathroom, so both bathrooms can share plumbing.

Who says you need an extra big 3000-square-foot home. This is sustainable living at its finest. Small and efficient and still full of character.

Just amazing to me that they fit 2 bedrooms and 2 baths in this space and nothing seems too cramped!

This is gorgeous! I personally would opt for a larger kitchen sink. The smaller round one seems skimpy compared to all the other features of this house. It's amazing that there are 2 bedrooms and two baths! I really like this! Thanks for the tour! 💗

This is literally THE BEST small house I’ve seen! It’s perfect! This is what I want so much. Enough room to move and small enough to take care of. Spare bedroom and two baths, laundry room ….Spot on Perfect! Building it would probably cost more than I could afford but I truly love this small house!!❤❤❤❤❤❤

Like this more than many others. The island makes more sense than a traditional table!! But I prefer a separate washer & dryer....Combos don't work well. Can stack them in the laundry room.

I would combine the laundry room and 1st bathroom and leave out the shower. I would make the smaller bedroom and office-size room and add a larger closet on the other side near the main bathroom. This home has so much potential and just the right size for me♥️

Amazing! I Love it! We really don’t need all that we think we do! Basic Necessities!

The overall layout is nice. "After market" I would add a larger fridge, microwave, and double sink. All could be done after the fact, other than the sink. Also I'd opt for a shower/tub combo, but again, that's an easy fix.

Really impressive use of space (feels like it has everything it needs with that little amount of square footage) I REALLY wish the laundry room opened out into the kitchen where that bathroom is. If I could, I would absolutely switch them because it would be more convenient and having laundry where the kitchen is instead of a bathroom would just be less distressing and disturbing ('d rather see clothes washing than booty washing while I'm cooking or eating) If that isn't possible, I'd combine them like someone below said. Other than that, this is pretty much my dream house, color palette and all!

I am not kidding....this is a home I have dreamed about...colors, size, set up...soaking tub.,..heavenly home!!

Love the use of pocket doors. Second bedroom and bath should be next to each other. Maybe a half bath instead of a full bath. That might work out better.

Yes. Stunning, probably the best layout I've seen so far. Few changes to make if you were building it, which is good. Not my favourite of them all, but a close second.

I love this little house plan, I would have a larger laundry room by removing the shower room and only have one larger Jack n Jill bathroom in between both bedrooms. Otherwise this is one of the nicest I’ve seen.

Great! Accept( now this is my personal opinion) the bathroom off the kitchen? No no.! That would have to be moved somewhere else. Perhaps turn that portion of house “around”. So the bedroom could be where laundry / bathroom are. …but hey, this is the TENTH little house tour video I’ve taken and this is the FIRST and only con I have seen in these plans! Perfect, and impressive ALL the way! I love these designs!!

I like these separate spaces and am surprised by all that is comfortably contained in 480 sqf. (I don't like having a toilet in the same area as the washer/dryer, so this layout is great.) Not that I have any property on which to build a small house, but if I did, I would make this a creative retreat.

Very pretty concept. The sink in the bathroom is bigger than the one in the kitchen though, I would change that .. kitchen needs a bigger sink. Sliding doors that go into the wall A+. I guess it depends on your needs, but I would only have one bathroom in a house this size. With the added space I would create a bigger laundry/mud/pantry/storage room.

This is an exceptionally good layout. Normally don't see laundries in layouts for these tiny homes but great to see. If it were bought by me for just me, I would take out then ensuite bathroom and make that a small study. One bathroom is enough and I don't use baths. I have noted the other ideas in the comments and they are all good ideas. Love the colour scheme too, and love the SMEG fridge - how cute.

That must have taken a long time to do just right! Very nice. I really like the headboard/accent wall on the main bedroom. Nice touch. Not related to your great creation but I'm waiting for that above cabinet sink trend to go away. :) I know I would just put a chip in it sooner or later. I'll take a deep no-rim sink any day.

Cute house, but needs a lot of work. Starting with your presentation . . . move the chair in the LR next to the front door to the other side of the fire place. As drawn now the front door will hit the chair before the door is open far enough to enter the house. The kitchen needs a full size kitchen sink - not something that looks like a bathroom sink. It also needs a larger fridge, and a microwave and more cabinets. The bottom of the window to the left of the kitchen countertop needs to be raised to be just over the height of the counter. Remove the wall from between the bathroom and the laundry area and add more cabinets there too. Both bathroom sinks are inefficient & are, after time, a cleaning nightmare. (They may be the going "style" but that doesn't make them efficient) An integrated sink is a better option. And, as with most bathrooms, more storage is needed. This is just a quick review from a glance at this drawing, there are other things that need to be addressed also.

Beautiful house, I love it! Since storage near the entrance is a must for me, I'd flip the master with its dressing & bathroom, having a new door where the bookcase is and enclosing the existing one. I'd go through the dressing to access the sleeping area. This would allow me to hang my jackets easily & have a larger L shaped couch in the living room. I'd also move the door of the 2nd bathroom to the laundry so it wouldn't open to the kitchen and Voila!, the perfect home for me. TY for sharing.

Really pretty on screen, with a good use of space! However, to *live* in, there's only one external door, and your view from walkways is always a wall. No window in laundry means it would be dark and dank. Oh, and a toilet in the kitchen is not so nice. But serves the point of seeing some pretty! :-)

My sister has a two story house that looks like this house on the outside. She has two dormers at the back. I like this layout. 🌹

Interesting small house with lots of detail. Yet, for me, I would add more closet space. Also to place a bathroom next to the kitchen? I suggest interchanging the laundry room space with the bathroom space. Where’s the dishwasher?

I kind of like it. Although in my opinion, a home this size doesn’t need two bathrooms. I would combine the bathroom and laundry room as one and make it so that it can be accessed via the bedroom as well as either the living room or kitchen. As always, I want at least a small cabinet in the bathroom for my towels and other bathroom necessities instead of outside of the bathroom and combining the laundry room with the bathroom would allow this. With the added room this would give, I would make the kitchen a little larger, adding in at least a small pantry and with a house this size, who needs that many dishes. Make one side of that a cabinet for more storage, for small appliances like a toaster, a crock pot etc. with any left over space make a space for a computer and printer. In the living room, once again put in a small efficient wood stove.

I would want better security. It's nice to have so much natural light but at least another door to be able to double bolt lock.

This is so cute! I could happily live there! However, I would create a vestibule area in the dead space of the laundry room and have both the bathroom and the bedroom entrance there as opposed to directly off the great room. It would eliminate the need for 3 doors in a row, cut off the bathroom from the kitchen, and create more privacy. It also creates the opportunity for all the doors to be pocket doors, though I would also do transoms fir additional light. And I would enlarge the sink. That's a great kitchen for cooking, it needs a great sink for clean up. And a dishwasher. 😁

Like the layout very much but I would change or add a couple of things. Put a dryer on top of washer. Put a closed cabinet under the sinks in the bathrooms for storage and floating shelfs by the mirrors for necessities. Ideally for simple realistic living I'd have a smaller porch so I could have a larger bedroom with a queen size bed. Plus I'd put a tv in front of bed.
