I think you’ve grown as a host and like your professional presentation yet I also like the parts that are more relatable from a human standpoint. Thanks for showing us this property, all of the units were very nice.
This building oozes luxury. If you have a $5M USD net worth, then $1M USD for your primary residence is probably not that much. Side note: Jett you are really taking it up a notch in every video. Love that suit of yours and those shoes. Very professional for the video.
You should never spend more than 10% of your net worth on primary residence and 2% on second/third, etc. Also taxes matter a lot. Sometime it is the better decision to lease.
Jett, your presentation is very impressive and very professional. I have lived in Bangkok about forty years ago, at that time you couldn't even dream of a condo project this luxurious. They should have put the same white marble flooring in the bedrooms. They should have put water resistant cabinets in the kitchen and the also the washrooms. This kind of water resistant cabinets are available and have been installed in many condo projects in Asia and around the world. It is something for the developer to consider in the next project. To use less wood is better for the planet.
Great condo and super convenient location, I love that covered VIP entrance from the BTS. You can get to anywhere so easily from there. I look forward to your next video!!
Amazing property - especially the location (as you note). I also love the minimum size. I will consider it for rental to start. Thanks for showing us around.
I have to say, I usually do not care about luxury whatsoever. Cars? Toyota, because its reliable. Watch? A Casio. Clothes? 2nd hand. But damn...I lived in an awesome Condo before, but this actually makes me one percent jealous and I want to have this. Also, perfect location. By the way thank you for actually telling the length of the swimming pool. I don't know why its never mentioned anywhere how big the pools are.
Great question, and I've come to include this info in upcoming condo videos that are still in the editing process. For this one, the windows are triple pane and while the floor to ceiling is 2.7 - 3 meters, the floor to floor is 3.5 meters, indicating a 0.5 meter spacing between floors. The walls are at least around 15 cm thick. I say at least because some parts of the unit will have structural walls which are much thicker. Hope this helps.
Extremely well done Jeff. I’ve been watching you for a while and enjoy your excellent reviews. You’re extremely articulate and do a wonderful job explaining the salient points of the offering. I particularly liked your point of view on what ”luxury” is in the Bangkok market. I’ve been considering a purchase so I will keep watching. Keep up the great work!! Best, Jeff
Nice presentation. A lot of work put into this. As far as the building, I know it fairly well. Developers have been trying to sell units for 4-5 years and still at it because prices are way too high, especially given the location next to the red light district. Nigerians sell drugs nearby, etc. A 20% reduction would go a long way to fill the units. If you buy too high you will lose big when you sell. If you wanted to drop that kind of money on a condo in BKK (don't know why though) I'd stick to Chitlom.
I always enjoy your high-end condo explorations. Your work is well produced and presented. Thank you. It would be very helpful to have more detailed info on parking (spaces included, costs, EV charging). To me, parking is a consideration with a relatively high priority when contemplating a purchase. And since the world is currently in the midst of a transition from internal combustible engine to electric, including logistical details about EV plug-in access is now a necessary aspect for buyers to consider. There’s not a real estate podcast, that I am aware of, that pays attention to this. It would be greatly appreciated if you did! Strong work, Jett 💪🏼 Keep it up.
Thank you for the feedback. This condo has 625 fixed conventional parking spaces and 13 EV charging stations. You can see more info about this condo in this video's description.
No vibrations in the day and the trains stop running at night anyway. The windows are triple pane and while the floor to ceiling is 2.7 - 3 meters, the floor to floor is 3.5 meters, indicating a 0.5 meter spacing between floors. The walls are at least around 15 cm thick. I say at least because some parts of the unit will have structural walls which are much thicker.
That was my thinking as well, kinda cool in a way. In Switzerland you'll see Dior bags in the subway, it's good when a public transit system is used by everyone
Time is money. If you stand with your Ferrari for at least 1 hour in the traffic jam, it´s more comfortable than in a Toyota, but with the BTS you would be where you want to go in 10 minutes.
One-time sinking fund fee of 700thb / sqm Ongoing maintenance fee of 85thb / sqm / month, paid annually Annual property tax of approximately 0.02% of assessed value.
The intro was smart and refreshing. You don't have to worry about luxury being confused as your content are by definition luxury and it keeps increasing and messing with my budget and i hold you responsible. I seen your camera man in one of your videos for a split second reflection and i know it wasn't a one man show. Great color grading, white balance, exterior and interior exposure which is the hardest and that tells me you know your shit to a high level, kindly pardon the unpolished expression. Take good care of your production team or someone else will.
sorry again one question . For example for the 147 m^2 -> onetime fee 700 000 baht * 147 = 105 million baht, and monthly 85 000 baht * 147 = ~13 million baht, I think something goes wrong, is that correct?
Your property video presentations are Class-A. I was in Bangkok last year, and its just not for me. Is there another fully modern location in Thailand that has equivalent amenities, perhaps ocean adjacent, but much lower population density?
Honestly, if you're looking for a luxury condo, it's very hard to beat Bangkok. There are a few beachfront condos in Pattaya and Jomtien that approach the same standards but still not the same tier. May be a good idea to give it a visit next time you're here.
Not for this building but a general question. Those show kitchens that I see in these sort of luxury units, is it possible to rip them out and just use the back kitchen? I agree that they are not convenient and take up an awful lot of space, I don't see the value in it. The location is a bit sketchy but very central.

To be fair you should mention that you are right in the Red Light District. Nana Plaza just around the corner. So the location is when you are a family not the best.
It's widely known and I hint at it already in the video. Sure you can walk to Nana Plaza, but this condo is even closer to professional office buildings like JLK Tower, O-NES Tower, Pacific Place, and the Embassy of Sweden, etc, so where do we draw the line of what to mention? 🤷
@@fgafootball I lived for years in Bangkok in a nice , although cheaper building . In my view , albeit it not cheap , it brings Bangkok high end buildings offer quality , safety and refined furniture and styling . I think you spend money well here . Compare with Manila … which is shabby and twice the price . Bangkok overall priced very fairly in my view
Im not sure if someone who owns or rent such an luxuary appartment will use the public transportation. With luxury real estate it is always strange to mention the proximity to public transportation.
How's the sound insulation? I'm tired of staying in "luxury/high end" condos and the sound insulation is shiet. I can hear people dropping stuff, slamming stuff, dragging chairs across floor, slamming unit doors when going in and out...etc. Straight terrible sound insulation. I'm beginning to think a lot of these condos are built to look nice, but has poor sound insulation and subpar building materials.
Out of curiosity, what were the "luxury/high end" condos you stayed at that you said have sheyit sound isolation? I ask this because many condos like to portray themselves as luxury, but they aren't truly luxury condos. See 9:48 of this video about my remarks on "what makes a luxury condo?"
Alright ChatGPT, what condo in London is the most comparable to Q1 Sukhumvit Condo in Bangkok in terms of build quality, amenities, services, neighborhood, and overall living experience? Then please give me an average price per sqm for a unit in that condo versus at Q1 Sukhumvit. Answer succinctly in one paragraph. Answer: "A comparable condo to Q1 Sukhumvit Condo in London would be One Blackfriars. Both feature high build quality, luxurious amenities, and excellent services, such as concierge and wellness facilities. The neighborhoods offer upscale urban living with easy access to dining, shopping, and entertainment options. The average price per square meter at One Blackfriars is approximately £20,000, whereas Q1 Sukhumvit is around THB 280,000 (approximately £6,300)."
Great video, but I don’t have a million usd in my pocket. What is up with these peek-a-boo bathrooms windows in Thailand?😂. Thanks for showing a condo I can’t afford on a million dollar retirement pension. Good job Gunter
I like none of them. It started with entering the condo and standing in the kitchen. Absolutely not luxury. Then the glass walls to the bathroom. So when I go to the toilet in the night, the bedroom will be illuminated too plus my wife can watch me pooping. In the condo 2 and 3 the open kitchen space is wasted space when you have another kitchen.
Did you see the last unit? It doesn't have the things you pointed out. Usually in smaller units, those decisions are usually done for practical reasons. The kitchen is often right at the front because it can easily connect with the building's piping and electricity. As for the see-through bathroom, in furnished units you will often see blinds installed. That's so you can close it when you need the privacy, but also have the option to give the bathroom full natural light from the bedroom when needed. Regarding the open and closed kitchen, for this particular condo I agree that having both an open and closed kitchen for the smaller rooms is a bit excessive. But for larger units and homes, this is often the case as the open kitchen is for lighter, social cooking while the closed kitchen is for the heavier stuff that would have otherwise stunk up the dining room.
Most of units in this condo have already been sold. To point out some highlights of Nana apart from the red light stuff: Nana BTS is dead smack in town, in between Ploenchit - Chidlom and Asoke - Phrom Phong. O-Nes Tower and JLK Tower are major commercial office buildings that were recently built next to the station. There's Bumrungrad Hospital, NIST International School, the huge Benchakitti Park. Siam Paragon is 3 stops away, Emsphere is 2 stops away, the Mahanakhon 6 stops, Icon Siam 11 stops, and from Q1 you literally just walk from the condo ramp onto Nana BTS and you're on your way.
