Citadel Mall, a struggling mall on the south end of Charleston, but its owners have a plan to transform it into something new for the community. Let's go mallwalking.

Looks like too many empty stores. I worry about a mall when I see that many empty stores

Hi Doomie. My girlfriend and I were just in Charleston for a quick getaway last month. We had to check out Citadel since I had been there back in the late 80s. It used to be a great mall, with fountains and much better lighting. I was glad to see most everything else like I remembered it. Really sad to see it dying off and hope it can be saved somehow. We also hit Northwoods Mall while we were there. It's newer but with less character and less pleasing to the eye, but it's in a better area so it is thriving even with 2020 and all it's baggage. Love your vids! Please keep posting.

Northwoods Mall isn’t newer. It opened in 1972.

@@StaPuft99 it's easy to assume that because while under the ownership of CBL & Associates they definitely pumped much more money into remodeling Northwoods Mall's interior and exterior on several occasions while spending nothing to improve Citadel Mall. A portion of Northwoods is actually newer than Citadel, as the wing that currently houses Dillard's was added in 1985 when Thalhimer's was added as an anchor (in the space that now houses Dillard's). The Jacobs Visconsi & Jacobs group (later The Richard E. Jacobs Group) built Citadel Mall and acquired Northwoods around 1985 at which time they remodeled it, added JCPenney and built the wing leading from Center Court to Thalhimer's (now Dillard's).
@mas11068
@mas11068 3 года назад
CBL & Associates never spent a time toward improving Citadel Mall. Had they invested over time in keeping the mall relevant and modern, it wouldn't be in the place it is now. It's in a great location. But when you own a property that large and never touch it in any way to improve it, no merchant in their right mind is going to want to make a long term leasing investment.

They should have deep pockets. The "SRE" in their name (TMP SRE 1 LLC) stands for Singerman Real Estate - a Chicago hedge fund with $$$.

They haven’t done crap so far, I go there only for the target since I would need to go all the way mount pleasant for the other target, and with gas prices and time, it really doesn’t make since. But if going to the mount pleasant location was a realistic option, I would go there.

It's hard to believe that Sears significantly expanded that store in the 1990's by adding onto the wing where the auto center is located. If you look at the exterior you can see where the brick changes color about 3/4 of the way down the front wall of the building.

@mas11068 3 года назад
I wish they'd bring back the fountains. The original fountains were very cool and extremely architecturally interesting. There were 3 large fountains total which were replaced by smaller concrete fountains during the 2000's Richard E. Jacob's remodel. While under receivership the most recent concrete fountains were removed and are one of the main elements whose loss made the mall extremely BLAND and uninteresting. Here's hoping TMP SRE 1 LLC will add fountains back to the mix.

It's hard to even picture how it used to be. It was so incredibly nice and had a great tenant mix of fairly upper-end stores. Sadly the stores they featured all ended up fading away on a national level and Citadel Mall really had nothing to do with their loss. Many of the chain stores in Citadel sadly all went bankrupt across the country at the same time leaving Citadel with huge voids all at one time that they were not able to recover from.

I was there for the mall's grand opening back in the early 80s. It was great and it was packed for many years with plenty of shoppers. My sister used to work at the R&M Sporting Goods store near Sears and I worked at the General Cinemas theatres at the back of the property (we were in high school and college). Lots of fond memories of that mall. At the entrance that you used, there was a Morrison's Cafeteria on the right and farther along, on the left, there was a Chik-Fil-A and a video arcade that was always packed. My mother would go to the Belks and look at literally every item on every rack of clothes! lol Citadel Mall was also known as a "morning walkers paradise", as lots of retirees would walk the mall before the stores opened (they liked the wide hallways and the zig-zag pattern, apparently). I'm sorry to see the place looking so empty these days.

10:03 Where that Citi Trends is there used to be a military museum that had to shut down because Citi Trends took over a good chunk of it's space.
@mas11068
@mas11068 3 года назад
It's my understanding that Rue21 signed a lease contingent upon the mall adding Citi Trends. Rue21 was added and lasted less than a year after the parent company began closing locations. Mall shoppers weren't particularly thrilled about Citi Trends opening at the mall. Their lease at nearby Ashley Landing shopping center had already been terminated as that center's owners sought to bring in more upscale tenants. The move to Citadel Mall wasn't seen as a positive step toward helping to attract nicer stores at Citadel with Citi Trends being a lower-end discount store. Citi Trends was added while the mall was in receivership so I'm certain that the main goal at that time was leasing space vs securing higher-end tenants. The Citi Trends space encompasses the original Eckerd Drug space so it's quite large and I'm sure the lease of that much space to anyone was considered a win.
@SCICU2
@SCICU2 Год назад
The Cititrends space was originally an Eckerd Drugs and the portion where the entrance is located was One Hour Photo and a hallway leading to the mall office and restrooms. The hallway was relocated to accommodate Cititrends.
@SCICU2

It’s a shame that the American Military Museum had to vacate for Cititrends. There are so many empty spaces. It’s too bad that they couldn’t relocate to one.

I lived in Beaufort SC from 1980 to 1987 and somewhere in that time this mall opened. I remember driving up here with friends if not the first day it opened soon after. At the time Beaufort didn't have a lot of stores and I would drive up with friends to spend the day shopping. We would hit this one first then Northwoods and I think I remember an outlet mall. I last visited Charleston about 9 years ago but stayed in the downtown tourist area. It's sad to see malls closing down as they were part of my childhood and young adult life and I have happy memories with many family and friends that are all just a memory to me now as well.

When i lived in the Charleston area from 1986-97, we had three malls…Citadel, Northwoods and Charlestowne Square, which was already dying by the time I moved and has long been torn down and rebuilt as an open air type retail center. Citadel was the newest and “best”, although Northwoods was closer to me and more frequented. It’s sad to see Citadel Mall just a shell of its former glory.

Doomie, you should go back and interview the owner, Richard Davis. His office is in the TMP Properties storefront seen at 8:46. They have a pretty cool model of the future plans there. Also you mentioned the weird name of the ownership group (TMP SRE 1, LLC). That stands for Trademark Properties/Singerman Real Estate.

I’ve always found Citadel to be a pretty bland mall but it has an interesting anchor history. Charleston could’ve had a Macy’s had Hecht’s not left the market. I’ve also always wondered why this mall died. It seems like it’s located in a better spot than Northwoods. Citadel looks like it’s more accessible to most of the city of Charleston on a map but Northwoods may be better positioned for a regional draw…..I’d need to know where the majority of the metro’s population lives. One thing that CAN be said about Citadel is that they have a good food court still. It reminds me much of Savannah Mall further south in how it’s food court still thrived for years. Charley’s, Chick-Fil-A, Subway, and Sarku Japan can still be found in Citadel. Impressive for a dying mall.

Hi from the U.K. ! I agree that it is a bland mall.. not much character and too many empty inline store fronts... that ceiling looks so large and heavy for a one storey mall ... it is bright and clean which is a plus but otherwise it’s a ‘blah’ from me... again, no stores I would specifically travel there for.... I live near this mall. This mall is pretty much dead besides Target and MUSC, the medical center there. There is a homeschool coop that also meets in the mall. That area by Planet Fitness is now totally empty except for the gym. The little playground is still closed and they moved the merry go round closer to the center of the mall. We moved to SC in 2015 and so many stores have closed since then especially after Covid hit.

The mall "almost" had a cohesive theme, but what's with the combination of colonial style post lights and UFO style fixtures (which look like they would be a better fit in the parking lot)? If they were shooting for "contrast", they hit the mark. Your filming highlighted the traditional, yet still awesome, "mall plants". Great job, thanks
