IRV2 is your friend, reach outside of the Outdoors RV forum where I’ve seen you post. We make winter trips, many trips north of the St Lawrence River. Our first year up here (17 years ago) it was -35* for the week while we were building our house. Quite often we camp in negative temps. Since your mold stains weren’t uniformly seen on all surfaces (that we could see in the video) I would suspect you have some leaks. I address all of the roofing seams every Spring. Something else we do is run the MaxxFan for five minutes when we first get up and get properly dressed. We kick it on high, pop a window further open than it was all night. We dry all the moisture off of the windows. My complaint since we purchased our Back Country 24 KTS was that ORV and the industry don’t put much effort into moisture barriers. The moisture coming off the floor, when added to cooking, bathing, and just breathing has to be immense. Remember these trailers are geared to the two to four week warm climate glampers. Thanks @B H - I'll be sure to check it out! Once we get the roof off, I'm hoping it'll be obvious whether this was caused by a leak or not - until then, we're just guessing really. We've never had moisture problems in our RV, and we've been extra diligent about it this winter with the 35-pint residential dehumidifier doing a great job! Only when temperatures overnight dropped below ~10°F would we find moisture on the windows, and never very much - a small USB fan cleared them in no time.

Good that the manufacturer is able to do the repair. To avoid the travel issues, I would suggest that you have a RV transportation service take your trailer to Oregon. Then when it is repaired you can go pick it up. That way you minimize your quarantine trips. Good luck and hoping for the best.

We looked at that but it’s cost prohibitive because we’re so far away. However, they’re planning to start working on the repairs as soon as we arrive, so hopefully it’ll go smoothly!

@@AdventurousWay If there is insurance coverage involved....either by you OR by Outdoors RV, there would be no additional cost. Yes....you will be taking a gamble that it WILL be covered but it is worth the risk. You took a risk quitting your jobs to go on this adventure didn't you? Go BIG or go HOME. Ship the RV and Git er done. Not wise to let it sit there for a month or more to grow more mold unless you WANT it totaled out. If so....wise choice.

Agreed! It seems like the mold is pretty well confined to the plywood on the top layer of the roof - we've seen no evidence of it on the ceiling panels or inside the living areas. Lucky escape maybe....

So sorry you’re dealing with this, Matt and Diana. I grew up in Vermont and based on my memory of winters there, I have been so impressed with how you’ve adapted to RV living in that climate. This experience doesn’t negate all those efforts in any way, and I love your positive thinking and one-step-at-a-time approach to problem-solving. We've absolutely loved this winter here so far! Vermont is such a beautiful state and everyone we've met has been so friendly. We're really keen to find some land here now! Everything in the RV was going great, and while this has obviously been a setback, we're not letting it deter us!

It's times like this when the importance of an emergency fund comes into play. Knowing that we could afford to prioritize our health and find a hotel was a huge relief in the middle of the chaos last week!

Really feel for both of you. We just picked up our 24RKS Titanium series a couple months ago. I’ll be VERY interested in how Outdoors RV handles this situation. Please keep us updated. It’s terrible that you have to go through this, but it could turn out to be extremely helpful for many people depending on what is found and how it is resolved. I love the Outdoors RV and I hope they stand by their product. We’ve all heard horror stories of various manufacturers essentially turning a blind eye to defects and issues. Good luck!

Again, we are so very sorry this happened to you. Your positive attitude and calm, rational decision making will see you through this crisis. It sounds like you have a solid plan in place. As a fellow ORV owner, we are very interested to see and hear how things go with ORV and the cause of this problem. It is reassuring to hear that ORV has been so responsive to your plight. Our ORV is currently covered in a snow too, and it has been suggested DH might take the shroud off the vent and look up there before our first trip to Utah and Arizona in March. After your experience, it might not be a bad idea. Good luck you two! 🍀

Regular inspections are always a good idea - in general, the earlier you find a problem, the easier it is to address it. In our case, we never even thought of looking inside the ceiling cavity! Outdoors RV have been great to work with so far, and we're all looking forward to getting to the bottom of this and finding out exactly what went wrong.

All of the water leaks we’ve found on our rig were not obvious - we were only able to find them after doing hose testing. In our rig we found most of our leaks were coming from the rivets along the drip rails on the outside.

I found the most common source of water leaks is through the running lights and tail lights in addition to access panels. One often assumes it is a roof leak and fail to inspect the side wall penetrations.

Coming up with the plan really helped. It let us focus on things one at a time and not get overwhelmed, and not worry about things we don't control.

We feel your pain, guys. We evacuated the Island for Hurricane Irma three years ago and came back to find our newly renovated home completely destroyed. Just have to treat it as a Zen experience. We rebuilt and the house is even better than before. Plus we bought a Tiffin as our hurricane escape pod. Best of luck. I know you'll get through this okay.

I had no idea that there was a "space" between the sealed roof and the sealed living space. Making that space, sealed as well. There must be a tiny breach from the living space to the unvented "attic" (lights, fans, molding, etc.) where the humidity of two showers a day, three meals, two people breathing, and a propane heated lower space to 76 degees in a climiate below freezing and that humidity goes straight into the enclosed "sealed" attic to condense. There's no leak there is just enough humidity going up there to grow mold, and in extreme conditions enough water to drip drip drip through the breach that brought the humidity up there in the first place. Solution, no "attic space" to have the humidity to go to.

I would like to thank you for sharing! That must’ve been horribly shocking! You’ll get through this, and may be helping hundreds of other people by sharing your experience. We live in the North country near Lake Placid New York, People winter camp all the time but usually in more moderate temperatures, I am thinking that the temperatures are too extreme for some rv’s to handle the colder temperatures. I am so sorry to hear about your mold issue with your trailer. I love your positive attitude and hope for the best for you. During the 20+ years we owned a vacation home in VT, I battled ice dams and roof leaks nearly every winter. I do not miss shoveling snow off the roof! I hope your experience has a happy ending!

Glad you have this positive attitude. I mentioned your trials last week to my wife and she’s having me check the same area and the under floor area in our RV. Even though plywood is extremely dry when manufactured poor storage or even rain in transit can start the mold process. Solid sawn lumber is more prone to mold because of the higher moisture content at the time of manufacturing. So don’t discount that this started during construction of your RV.

Us too! Our first priority after finding the mold was to get out of the RV! Once we were checked into the hotel we could figure out a plan of attack.

I commend you on the professional way you are dealing with this issue. I am so interested on the outcome. I can only imagine how many TT and MH are sitting exposed at dealerships, storage facilities, and at home in personal storage that may be suspect to this condition. So very sorry you have to go through all of this. We love Outdoors RV trailers and that was what got us watching your channel to begin with as we saw that you had one of their trailers. Thankful that they have said they would fix the roof for you. Enjoy the hotel and skiing until it is time to drive the RV back to Oregon. By the way, I am one that would take my Instant Pot with me to a hotel! :D

I’d suspect that there is a leak that has been there for a long time but the cold weather has made the mold a serious issue. I’d think about getting the trailer taken back to outdoors in Oregon as soon as you can. I agree that they would be the ones to get it back in shape plus you have a excellent relationship with them so you know that everything will be honest and your best interests in mind. Appreciate you guys being transparent on this situation. A lot of folks wouldn’t. Keep us updated! Bill in Utah

Thanks, Bill! In a weird way, I really hope you're right. If it does turn out to be a leak due to something we did wrong (e.g. installing our solar panels or missed sealant damage during routine maintenance) then of course we'll share that.

Sorry to hear about your situation. I didn't have a known leak but I had bought our RV used and didn't know until I got it home that it had a patch on the roof. Even though I never had a leak 1. I was worried about it leaking and 2. dealers wouldn't give us anything for it as a trade due to the patch, so I ended up having the roof replaced. I found out that most RV manufactures only warranty their roofs for about a year. The place I had it done warranties their roofs for 20 years. The name of the place is RVRoofInstall. It is in Chattanooga, TN. They only ask that you bring it back 2-3 months after the install and annually for them to inspect it. The way that they do theirs is by heat welding the seams together. By doing this there is very little caulk which is what causes the roofs to leak as the caulk dries out. They have a website and a RU-vid channel which they show how they do it and show all the RV's they repair including mine. To me it was an investment to make it last longer. Just thought I would pass this along to you two as another option.

Mold is natural and happens in the right environment ( moisture) ,in the cold there is much condensation when living in a structure without and thermal mass. And of course fix all leaks.

the quality of ORV cant be understated. However, the roof is the achilles heal of ALL RV's no matter the price. If you watch 'rv roof install' you tube channel, you will understand. This guy does nothing but replace RV roofs. He replaces it with 60 mil reinforced TPO membrane. Same as is used on industrial roofing. In fact, that was his primary business. He heat welds ALL seams on the roof. Its practically bullet proof. It is not a diy channel, however if you watch enough of his vids, you can get an idea as to what to do to prevent many of the leak issues. Good luck.

I am so sorry to hear all this. What an “anti-adventure!” Enjoy time on the slopes as best you can and of course the huge living space! Watching you handle the stress is such a good example. My husband was laid off a week before Christmas so we have been redoing finances, getting the house ready to sell, and coming to grips with our new path. I like your attitude, one step at a time. I do know a decent RV repair place in central VA. They helped my mom with her roof when she was visiting. But getting ORV to work on it does seem the best solution. Someone who knows the RV build will be a plus. Stay warm on the slopes.

I'm so sorry to hear about your husband's job! Focusing on things one step at a time really helps - concentrate on the things you can control, and try not to worry about the things you can't. Taking the trailer to Outdoors RV is not a decision we took lightly, but on balance we think it's the best way forward. We trust them to do the repair work, and I think the trailer will be in the best possible location if the damage is more extensive than we believe at the moment. Plus, Outdoors RV are keen to see the trailer and understand exactly what happened.

@@AdventurousWay Yes, you need to remember that, control what you can control. In Minnesota we are experiencing the arctic -15F and it has been going on for a week, with the cold extending until next Tues. The dishwasher pipes have frozen under the counter in my kitchen and I had to empty 3 gal of water by hand, dirty water, which smelled pretty bad. I have insulation issues to address in my home when it warms up. HVAC issues, also, the middle part is over 100 years old and has 'negative air flow' which means the warm rooms suck cold air into the house through the foundation, windows, etc so space heaters and fires just make the house colder. Anyway, I had a sump pump failure while I was on vacation to Colorado in 2014 and came home to mold and a flood in the basement. It had to be gutted and sprayed with copper. This addition is about 40-50 years old. My parents still have a mold problem, and it is so hard during Covid to address these issues. Supplies are hard to get because shipping is slow, it's hard to find workers to come into the home when we have mask mandates etc, anyway, be glad you have stayed as safe as you have. I had Covid back in April and still have long term issues. I used to be an avid skier also, and am on the fence about going out for a fundraiser next month. Just shoveling snow this morning my glasses fogged up so badly, I don't know how to manage the masks and goggles and trying to warm up from my vehicle instead of going into a warm chalet. I guess I will try it anyway, because I feel better when I'm outside doing things. One thing that worked well last year for goggle fog was to put the goggles on inside, before going out. That way the warm air stays trapped under the goggles. But I have never been able to wear a gaiter or anything over my nose, as that fogs everything up. Darn moisture! I was sweating today, which is I'm sure why I had the glasses fog up. But you have a luxurious new space for a month, you have your ski passes, you have your health, and you have each other. You have options, and back up plans, and I'm sure you will find your land and build your house. In the mean time, enjoy skiing and snowboarding!!!

I think the type of goggles you have makes a big difference. I'm no expert by any means, but Diana's goggles are old and fairly cheap, whereas I bought some fairly expensive ones just a few years ago - hers seemed to fog up whereas mine seemed fine. As long as I'm moving, there's enough airflow through the goggles that they don't fog up at all. The mistake I made was putting lifting my goggles onto my helmet while on the gondola, and the moisture rising from my helmet caused them to fog up and then freeze - newbie error!

@@AdventurousWay That's true. You are learning all of the crazy things moisture can do, fog, mold, freeze on your mask or hair. Here in Minnespolis some people were hanging their jeans outside to dry after doing laundry and they froze solid in a minute flat. So they sculpted pants in their yard and stood them up. Hilarious! Another guy who is a plumber has some land with an artisan natural spring. So he laid pipes around his fields amd opened up the water. It made frozen crazy beautiful sculptures. The funny things we do in the freezing temps! So water can either creep up and cause issues, or be a source of art, creative expression, or sport. Do they have the chalets open over in your resorts, or are you supposed to base out of your car? I think for safety I won't be going inside public spaces like chalets. Until it warms up above zero degrees Fahrenheit I probably won't be going outside too much.

Its good to Notifie the Builder so they can correct the issue its part of building a better product and I am sure they will correct it. I am looking at your picture i cant understand whay they use NAILS instead of screws on the roof with all the vibration they have to slowly come out.

I just saw your video, bummer with this issue. Okay, I have not read all of these post, nor do I know how you are coming along with this. This is what I think is wrong. Frist, I'm a long time home builder. So I know what can cause things like this. It has to do with no air circulation in your attic space. This will cause condensation. When you have temperature differential you will get condensation. You have warm air from the inside and cold air from the outside. This is why, on a residential family home there is venting in your attic. Venting at the freeze blocks and venting at roof lines and or gable ends of the building. This is probably why most people don't have these problems, they don't camp in extreme cold climates. To remedy this from not happening, needs venting or be 100% packed with insulation. You cannot have an air gap. Wishing you all the best.

I'm an architectural engineer that specializes in envelope assemblies and I can explain the science as to why this occurred. Simply put, it all has to do with the location of the moisture barrier in the roof assembly. Let me know if you would like to discuss further. The manufacturer may only be able to repair the issue but not correct it.

Wow, I know that winter camping moisture build up inside is an issue. But if using the dehumidifier you think that would mitigate that. I do check my roof seams for cracks etc. going to make sure I bubble check this spring.

Thanks, Brett! Last week was really tough, but getting out of the RV gave us some space to formulate a plan, and we're just taking things one step at a time. There's not much more we can do right now, so we might as well make the best of the situation!

Roof leaks & mold is a concern for all RV’ers yet sorry that you are experiencing this. The accommodations seem great as one compares it to size & amenities of an RV best wishes in the identification & repair. Never want to spend $ on this however it needs to be done. Waiting to travel VT-OR best post snow season. Good luck!

We have about a dozen temperature and humidity sensors around the RV, but until now, we didn't have one in the ceiling cavity. I put one in there the other day, right in one of the worst areas, and so far I'm not quite sure what to make of it. The humidity seems stable around 52% (vs 40% in the RV) which is lower than I expected it to be given the amount of moisture I can see! I suspect the specific placement of the sensor is very important, but haven't been able to test that theory yet - would love to hear how you get on!

It's always a shock when bad things happen to good people...but as you are modeling, good people can overcome bad things. You stated "We've never had moisture problems in our RV..." but ORV is probably correct: This has been an accumulating problem. It seems you have two microclimates in your trailer: the one where you live and dehumidify, and the one in between the ceiling and roof barriers. (So yes, a leak seems likely). You seem to have done all the right things in response and, yes, taking the trailer back to the manufacturer will insure the best opportunity for a rock solid re-roofing. Meanwhile, you have a ski holiday outside and your project goals inside. Next year, this will just be a memory of an adventure.

Our previous trailer a coleman ultra lite was small like yours and condensation was always an issue in the winter when we ran the propane heater.. it just puts out too much moisture. The only way to mitigate that while camping in the winter is to run electric heaters and use the dehumidifiers. We live in the Pacific Northwest with rain and snowy conditions during the winter but we still want to camp in our Glacier Peak. Electric hookups are common here at all season campgrounds-we avoid dry camp for that reason in the wintertime. We purchased an expensive but very good noiseless electric heater for that reason. We keep our trailer hooked up to our electric when at home with the heater going at 55 and both dehumidifiers running. We have experienced mold before in our pop-up trailer when we first moved to the pacwest from so california and learned our lesson the hard way. Sorry you guys are dealing with this, but you will find an answer. Good luck.

We’ve never owned a portable propane heater, so only used our electric heater and propane furnace for heat this winter. The propane furnace doesn’t contribute any moisture to the RV because combustion happens in an external chamber and is exhausted outside.

Air flow is king when it comes to humidity. You two are very resourceful and resilient. Stuff happens which makes the achievement of a healthy, happy life so much sweeter. Some peoples advice might be to "Hang in There". Mine is to keep doing what your doing, "Asses, plan, review, kick it in the butt, move on.

Sorry to here of your troubles. Are you sure it’s mold? Yes the leak and moisture needs to be dealt with, but it could be just considered “staining”. I had a house that I found what I thought was mold in the attic. Very upsetting. Then after a professional inspection it turned out to be staining. To much moisture. Wish you guys the best.

to combat the mold problem do not park under or around trees and if you do always wash the mold off your rv asap avoid maple trees especially i know i live in wa state and grew up in vermont and have seen mold on sugar houses destroy them in a very short time here in wa and idaho i see and have looked at so many rvs that are completely destroyed from mold because people need or think they need the shade of a tree to protect it but it in turn just destroys them............

My wife & I are looking for our first RV & had been looking at the Grand Design Reflection series because of the quality when someone recommended we look at Outdoors RV. I watched a few videos and then stumbled upon your vids. I was really impressed with the vids and the (apparent) quality of the ORV units. I did watch the three videos on the factory tour but one thing struck me hard. In one video where they show the roof construction I noticed they run all their lines (electrical, water ?) thru the top of the roof as opposed to underneath the trailer. My first thought was how do you mount an accessory, additional solar panels, dish antennae, etc to the roof and not puncture any of those lines running in the roof. Granted the roof is really thick but still...and I don't know if the water lines are up there but it stuck in my mind. This is a real bummer for us (well, and you!) because this brand had shot to the top of our list but I guess if it's too good to be true then........I really want to hear what the honest to god cause of this mold is/was. As for now our purchase is on hold. Thanks for the honest and real videos they are very much appreciated by us newbies...

There are definitely no water lines in the roof. In our latest video you can actually see our roof opened up (and we talk about the cause of the mold too). The roof has electrical lines for the things that need electricity in or near ceiling, ie. lights, tv, audio system, etc. And there are definitely more electrical lines in the floor, as we spent many hours trying to fish through more wires when we installed our electrical system. We also installed our solar panels without any problems.

And one of your videos you showed a tour of the outdoor RVs factory and I noticed that they put nail guns on top of the roof to nail things together but over the road bumps hills years of traveling don’t do nails pull out it’s like having a house at the house after while the nails start pulling out of the wood hello I find it strange that nothings been screwed down

Hopefully the manufacturer will be able to diagnose the cause & help you prevent a repeat with the new roof! You are right to be concerned about the health implications. The mold test should lead to answers regarding that. Enjoy the luxuries in the hotel!

@@AdventurousWay As a facility manager, I have had training in preventing, identifying and remediating indoor environmental hazards. Mold was the primary emphasis. "They" stated mold can bloom VERY rapidly.....within 48hours. When we cleaned carpets for example we were told to use fans to dry the carpet as rapidly as possible to prevent the growth of mold. If there was a flood due to a plumbing leak.....suck it up a dry it out ASAP. Perhaps Outdoor RV could seal the underside of the plywood with varnish so the plywood would not act like a sponge, absorbing the inevitable condensation on the underside of the roof plywood.
