I had a consult with Derek today and can’t say enough good things about his expertise and valuable insight. I called Derek, because we are partnering to help our twenty something adult child on becoming a first time homeowner with the plan to have renters to offset her monthly expenses. We are also planning to build a detached garage on our primary home with an apartment. Derek has the heart of a teacher and its clear he cares about helping others. Truly grateful! MD

@@ThatADUGuy came from bigger pockets and I just ADU’d my basement to be a STR. Built out a little kitchenette and furnished it. It has like 900 sq ft of living space! Your wisdom couldn’t have come at a better time as I’m thinking about doing it over and over! Thanks!
What's the allowable weight up in that particular storage area and how did you reinforce the ceilings in bedroom & bathroom to be able to take the weight of storage? Again, your videos are soooooo very helpful!
I really like the simplicity and style of this! Would it be possible to make the loft a livable space by adding something? Maybe a spiral staircase and railing?

Hi there, this one was around 75k but that was a few years back and I did most of the work. I say to have one built, a new detached unit, they start at about $225/sf.
So for that "storage loft" upstairs, what's the key that makes it NOT count as livable square footage? The lack of a proper staircase leading to it? I thought it was based on height - I thought lofts had to be under like 5 feet tall or something.

I found your channel from one rental at a time and just subsribed! Quick question - we have 2 SFRs that is zoned multi family so we have the potential of adding either and ADU or a 2 bed / 1 bath. Thinking of doing that but my concern is the funds. I am doing a cash out refi on one of my rental properties and will get about $80K. What would you recommend doing if you were in my shoes? :) Thank you!
