Even if a building collapses or is lost due to an unexpected natural disaster such as an earthquake or fire, it cannot be rebuilt. Furthermore, even if the land remains, there is no way to utilize it. This is because properties that cannot be rebuilt have a problem with access to roads, so the remaining land cannot even be cleared and used as a parking lot. and the worst part now because there is no building land tax is 3-4X higher which you have to continue to pay even if you cannot build on it, so its very dangerous and should be avoided
Excuse me for being a bit green but what is the logic behind not being allowed to rebuild? Noise pollution during construction ? Fear of changing the dynamic of the street/ neighbourhood? Environmental factors? It seems a brutal rule and as per the example you have provided, you could end up being totally screwed! A definite red flag upon investing. Just my view. As I mentioned I do lack experience with the Japan property market.

I speculate on anything and everything. I’m kind of lazy and kind of slow so my strategy is like Warren Buffett’s. Be patient and wait for the “fat pitch”. If I knew I was going to live in this house for at least 5 years, I’d buy it. If I were simply looking to make money, the profits are not so obvious. I appreciate you showing these properties. I’d fund a patron for you, as these videos add a lot of value to us. My best advise is; if you want to make money, look at the obscure. Even the most naïve real estate agent knows shat a common house is worth and they will price it accordingly. The place to look for profits, is in the unconventional. Commercial real estate, resort property, odd structures etc. can be hard to value. People over pay and under pay for these hard-to-value, assets all the time. Our job is to under pay for the weird, the panicked, the and sell for fair value or more. Everyone can figure out what a 5 year old Toyota Corolla with 60,000 miles on it worth. What’s a deep sea crude oil platform, with 2017 technology worth?😂

Access to road that's at least 4m wide. Yes, the status could change but you would need to get permission from all parties involved, which can be quite tricky.
Hey Shubby doo…thanks for showing us around ..i have 2 babies they bite.they love eating the rooms i put them in. i dont want to worry when they eat the room they live in. Do u know any dilapidated homes with gardens? I figure i could put them in the garden for 7 months & bring them in for winter. I would only refurbish the few rooms i frequent BUT I NEED an OLD ROOM for my kids so they can enjoy freedom without me going BALLISTIC when they eat my house….i live in Sapporo, Atsubetsu, Momijidai My kids are NOISY. My present neighbors dont like the screaming sounds that make…morning noon & nite, so i gotta stay far away from people..which is what i prefer. Anything? since i am a lone woman with 2 big African greys, it would be better if it was not a rental.
