A great thing about this design is that it would be good for tiny house villages. Or those that want to build a couple of tiny homes for air bnbs or family. Just place the first build onto blocks or a cement slab and then use the trailer for the next build. And keep going till you have however many homes on your land as you like. Even shipping container homes would fit on one of the these. Great idea.

Many tiny homes reach a site to stay permanently and this seems like a great thing for those who want to put the home on a permanent foundation to stay. The detachable trailer could be sold and part of the expense recovered.

What if the trailer had decking incorporated into it? Park your tiny and then simply pull out a deck the same size as your tiny house!

Beautifully clever! Only a small number of people actually move their tiny house on a regular basis, so you're right: why not make it so that you can remove the road part of your house and keep using it? Love it!

I’d probably want a tiny house on a trailer for portability obviously, but man there’s so many cool tiny house designs (fixed and portable). 🤩

with that system you could own multiple tiny house and only need one trailer. That's a brilliant plan.

Nifty system! Would be very useful in Germany, as it wouldnt have to follow caravan laws (if its connected to the trailer, it has to follow caravan regulations including stuff like weight, size, electricity etc, but if it isnt, its just cargo).

Absolutely, Our trailer regulations in New Zealand are very similar to Europe, so this could be a great option there too.

Im an old girl from WA with no chance of getting a Tiny Home but wow Shane (Bryce) what an absolutely cool idea!!! The split shift trailer is absolutely a game changer isn' it.. how exciting that you are able to pull away the original towing aspect, no more tiny Home sitting on tyres that rot away in the weather because people don't know any different. Congratulations on this amazing design..

That is an awesome trailer. Great idea to be able to disconnect it from the home. I would pull it out and set my home on blocking if I were to stay somewhere semi-permanently, and use the trailer for other purposes. Even just to take the load off the trailer springs and tires and roll it around occasionally to keep the tires round and the bearings moving.

Wish my dad were still with us. He would have been intrigued by this concept. He had a trailer building business here in California. Lots of variety in his builds. Everything from government work to an egg trailer for someone going into a small business. Thanks for the tour and the happy memories of my dad.

Edit: Bryce mentions at the end that the trailer engineering plans are available. 😊 Is there a comparable North American (USA/Canada) alternative? This versatile design is fantastic.

Right now, BES have plans which are being made available which you could take in to a local engineer and have them modify to meet your local regulations. If there is enough demand though, they may either start working with a US based engineering firm, or have special plans modified for the American market.

Can you just rent the lower half? Does it connect to a standard container? Does the tiny house still comply with caravan rules when the trailer is removed or does it become a tempory structure and fall under les the than 30m² secondary dewlling or tempory structure rules?

Just an observation. As a Tiny House designer, unlike in the USA, or Europe, where many THOW's are trailered all over the place, we tend to only actually use the trailer, primarily, to 'locate' the Tiny house. Once it is positioned, it pretty much remains there indefinitely. The trailer however needs to be Warrented and Inspected regularly. This design addresses THAT issue. It also addresses our 'wideload' law loophole, that allows the house to be wider; IF it can be removed from the trailer. But another issue, is the huge cost, and weight, of the trailer. In truth, once a house is sighted, it may not move....for YEARS! And only need shifting, once or twice in it's lifetime. It is an inefficient approach. Unless one intends to travel, or move a lot. A better option perhaps is to: 1. Hire a Lowboy, and have it moved, professionally, (if possible) or 2. Have the Sub-trailer be a 'Hire' option. Once the house is in position, take the Sub-frame back to the supplier. It could be reused again, to shift those customers that intend to 'stay put' for a while. Hire it again, when you move. That way, no trailer maintenance. There is an lot of money and headache, tied up on that set of wheels, Just to keep it mobile, waiting for the day you want to move it. It reminds me of 'boiler' type water heaters, that keep gallons of water, hot, 24/7 at the ready....just waiting for you to turn on the tap. Instant heaters are more cost and energy efficient.

Very neat design. I understand the idea of having the trailer detachable so you can use it to carry loads on other trips or other reasons. But is the idea that that trailer should still be under the house as much as possible because the wheels do add strength and stability to this mobile home?? Put another way, if the trailer is gone and being used elsewhere the stabilizer jacks on the house seem too little and nimble to hold the mass of house and contents and people. So the trailer is needed, right?

You can put footings under the home to support it, typically, you don't leave the home on it's wheels anyway as unnecessary wear and tear. While the difference in this design is the house needs it's own floor joists, etc. instead of integrating itself with the trailer. So you lose a bit of max headroom with the space the flooring takes up and being on top of the trailer instead of integrated into it but you don't have to deal with wheel wells and if setting it on a foundation it can become like a regular pre-fab house, which brings up the other option as the builder can just use the trailer to deliver the home and thus that won't be included in the cost of the home. Mind, just the trailer can cost up to several thousand. Though, you'd have to pay for land and foundation but that transition could be easier if you don't have to pay for the trailer too. So can work for those who don't need to use the trailer for anything else as well.

I’m not sure if they ever “gave away” the plans to do this, but as of now (Sept 2023) the plans are available via the link in the description for $300+ depending on the plans that are chosen.

Yup! BES have created plans which will be available for this design, which could be modified to meet local regulations by any good engineering firm, or even a keen DIY builder. If there's enough interest in the US they may even look at licensing this design to an engineering firm there.

Looks like a great idea. Only concern is the weak-looking jacks to supposedly hold up the entire weight of the house once the trailer is removed. Those look too few and too brittle for such immense weight.

This is really excellent. A lot of tiny home owners end up parking at permanent spaces, so this is also great to be able to utilise that storage space under the tiny home as well as the trailer being freed up. And who want's funnel web spiders and other nasty critters making their homes in your tiny home wheel arches!!!!!

Question: For the trailer portion, have they considered creating a modular floor and wall attachment system, to turn the trailer into a container area? Then you could use it to haul in loose material such as sand, planting soil, etc.

It's a great idea, however there is a potential for authorities to consider the tiny as a "load" rather than a "vehicle" as it is detachable from the trailer (vehicle). I have seen a determination from MBIE where this worked against the tiny house dwellers when the local council claimed it was a building and therefore needed building consent.

Good to see that the Tiny House movement is alive and well in New Zealand with such an innovative trailer design. Did you hear that my Australian Federal government is trying to restrict the use of caravans and tiny houses as permanent residences? All this at a time when we have and absolute shortage of convention houses for sale and for rent. Go figure!

Here’s my idea: what if you don’t have to buy the trailer? You build you tiny home to the specs of the trailer - if and when you want to move it, you jack it up, rent the trailer and move it to your next location. Additionally, this may create ‘loophole’ opportunities in code and zoning, because you may be able to fasten these homes to a foundation semi-permanently.

I did my off road tiny home the same way but on a smaller scale. When I take my tiny home off, the trailer is a treated wood deck flat bed.

I first started watching your channel when a friend showed me a vid of a tiny one level home for elderly/handicapped. I used to think they were all loft bedrooms to crawl into and stairs or ladders to climb which is a big no no for me. I wish I could afford a tiny home because I’m sick of living in subsidized apartments. I’ve had bedbugs here twice and I hear some apartments have cockroaches which I also don’t want to have to deal with if they ever move into my apartment. I live in USA Rhode Island and have been searching tiny home communities or affordable rentals. I’m hoping to find some that might be subsidized. I would love to have a place of my own without the worries if I’ll have bugs again.

thanks for sharing this video, for me this is the main issue for building a tiny, so i'm very excited with the possibility of buying the plans. i just don't understand one thing, when you take the trailer for beneath the house, the tiny can stand in that four foots? (the black cylinder ones, i don't remember the name) they can handle the weight alone? thanks =D

Interesting video Bryce, Thanks. Why do you need the trailer unless you're moving somewhat frequently? Just use the top bit and then hire someone to move it as needed. Is 3.5 tons a limit on all trailer situations or just on trailers with houses attached? Prices - Top section and complete trailer assembly?
