I could never afford one of these either. Still too expensive for the average person making $50k per year and that’s a lot of us. Tiny homes are a better answer than this. Build a tiny home on this instead.
Yes, basements or, at the very least, a storm shelter. (But, realistically, the homeowner could install a storm shelter themselves to keep down the original price to get into a home.)
This property is gorgeous. East Tennessee is a special place to live with so much to do, great weather, low taxes and low cost of living. These affordable small homes, ranging from 500 - 1150 sq ft, are designed to feel bigger and be very functional spaces, and they look fantastic! What a great deal for someone who wants to own their home & land, not be house poor, and not have so much land that it takes all their free time to maintain it. It's a little slice of heaven!
It sure is gorgeous…I’m taking ten days off in June to burn some unused vacation time at work and I think I’ll grab my little dog Henry and take a little roadtrip from Florida to Morrisville to check out the town…I’ve seen some videos posted of the downtown area and it looks very charming and nice..just what I’m looking for! Maybe Amanda and Randy won’t mind if I check out their properties in Newport as well 😏

600 feet sounds good for me as I’m a retired legal services employee. I could work remotely but I like being retired. The lot size of a quarter acre is good. I like the idea of pier & beam. MBy the way when I’m in Carrollton Texas there’s a small (expanding) airport nearby and I really like the small planes and jets.
I’m a solo soon to be retiree as well….i’m so over “toiling” every weekend my 2K sq foot home and ready for about the same size home as you are….my home owns ME! Ready to buy in here if this vision gets enough of us to bring it to fruition. BTW… you’d love the small airport near my Florida home…it’s home to Sun & Fun - our annual air show. I can watch the old warbirds and the Blue Angels as they perform from the backyard of my house. It’s a treat I look forward to every year!

Can you do a bigger version of the incredi-cottage. Not everyone wants ultra modern. And that cottage has an aged look.i can’t buy as I am not American but that cottage is really popular and a bigger version would be a big seller as well. I am sure. And I love what you guys do.
I have the deposit, BUT need to know more about the models and materials that are going into the home, the basic home, will there be a driveway, what will the walls be, assume sheetrock 2x4 or 2x6 construction, insulation, what kind of floors, appliances? Painted inside. what are the extras on the basic build, Is this a move in ready home. Does the brochure give this info. I spoke to Will, I trust you guys and know this is all new but need to know how much money I will need to spend to get in a livable house.

Look how big that sky is! I'm on the second floor of a house in a fairly well-to-do section of Orange County in California. My slice of the sky currently includes the second floor and roof of two other houses that take up half the height of a 4-0/5-0 window. If I sing in my room, the neighbors can do harmony (or slam their windows shut, whichever). I know Randy will do his usual stellar job of respecting the geography to maintain the scope of the view.
@@IncredibleTinyHomes Still trying to set my life up so I can get out, but the land is the problem. I can afford the tiny house or the land, but not both. It was the prospect of being to afford rent when I retire on a fixed income AND being able to afford to buy the tiny house attracted me to ITH. It is also why I need them to keep developing tiny house properties, preferrably in East Tennessee (my grandfather was from TN and East TN is in the weather shadow of the Smokies). I know it's harder to find these properties now (ITH is a victim of their own success!), and that finding a place to park a tiny house is probably going to be a matter of timing and luck, but I'm not giving up!
I love this. I think it would be nice to have parks in the tree line. Don't build houses there. It's too beautiful to be disturbed. There is plenty of room for houses in the open land.

This is the next affordable step for thosewho want a little more than a tiny house . Excellent value I would imagine you will have close supervision over this project from INCREDIBLE TINY HOMES . THAT WAS A QUESTION..because people know your standard and you deliver.
This will not be an ITH community. This is a regular subdivision development. Once the homes are sold ITH moves off the property and is not in charge of it anymore like any other development
When I saw your first video introducing this property, I loved it. I prayed to God if it’s his will for me to move there to open that door for me. Randy, please don’t cut those trees down along the property. I did some research on Morristown and it has very good reviews. There are some negative but that won’t stop me from locating there. Keep up the good work Randy! You too Amanda! :)
This is a terrific idea...Y'ALL! And I feel it really is Needed! The prices that the usual builders would put on this area would cancel it our for those, like me, who want a new, clean, eye-pleasing home to enjoy and not go broke building it. It's a Thumbs Up!
Actually, I do Amandafill and you should name all the streets after Trees, Cherry St., Apple Street I think that would be cool. I wish I had money right now. I’d be driving up there and giving you the money. I love the houses. I think they’re beautiful and I love the third house. It gives me a storage area is a garage and it gives me a large room upstairs guest room my sewing area. I’m hoping I could start a business sewing and bedding if I can.

You can't imagine the opportunity you are giving people to be home owners. With the state of the US economy many people are priced out of the home market. I wish I had this in my state of Missouri. You are creating a precedence of "tiny" foundation homes for the state of Tennessee that I hope other states will follow. I would be so happy to live in any one of the models.
Too bad there is no one willing to count how many people have become homeless in the past seven years. My little subdivision has doubled in occupancy. Most have lost everything in storage and are trying to start over.
We in Michigan do not eat crab apples. We used to play hide and seek and throw crab apples at each other on the farm. It hurts, lol. I, too, would rather have garden's
I've said this all along about ITH communities. They spend a fortune on all kinds of trees, except fruit bearing trees. Aesthetics may be nice but, in today's economy, the world we are living in, food security is a big thing. They need to be planting fruit bearing trees and building community garden sites to sustain the neighborhoods. Make these communities as self sufficient as possible. I'd like to see more people planting gardens on their property than having perfectly manicured lawns.
I'm assuming the residents will be responsible for their own lawn care and property taxes, as well as water, sewer and trash pick up just like in town. It sure is pretty out there. I'm excited to watch the progress.
After doing some research, we find the crime rate appears to be higher than the national average for Morristown. Since you live there, what are your thoughts about the presence of crime?
I can tell you from my own experience I checked the Newport crime rate before I moved here and it was awful so I checked my own town where I was living and I loved it there and it was so much worse. What you need to understand is the crime rate is per capita so if you have 100 people living in a town and get 3 crimes that looks so much worse that if you have 1000 people with 3 crimes. I go to Morristown all the time and I feel completely safe in both towns.
Also, I think the address is actually Russellville, a kind of suburb of Morristown, so check on the crime there, too. One of the things you can do if you contact police departments is get the breakdown... what kind of crime is it? And you can get the rate by neighborhood. Vagrancy is a crime, so is loitering, & shoplifting. But they don't make it a dangerous place to live.
Well built, affordable homes, in a lovely area, will ALWAYS sell. If you get 100 customers and get some houses up, then people will come. Many people just want to see you working on it. Just get the 100 built and the streets in. Local builders will be great, but it would be reassuring if Randy would check in and inspect the houses as they are going up. Not full time, just spot checks.
I think this is awesome what you're doing keep going and go everywhere I don't know why people want these huge homes or how could they afford it the taxes is horrible in some areas
I'm hoping that you will dedicate at least 30 of the 75 Acres to the 55+ population . I have been following you for about the last 6 years and planning on how to make it all work for me because I am a 65-year-old single woman who resides on Social Security. I caught the video the first time and got so very excited because I'm trying to figure out how to sell my place once my mother and father's estate sells. I just recently lost both of them. I want to own my property outright, as I do currently . However I really like the peace and quiet of no children not to be mean to anyone by any means. I'm a retired ice cream lady and owner-operator LMBO seriously though, I am old and tired of being alone and would prefer a much older and more comforting age group . One that I could socialize with and fit into like your tiny communities. I just want a piece of what you're offering now but in a more mature and age appropriate for me setting so I might have some friends
I love this piece of property. I wish I had the money. my family live in that area if you say blunt mountain in Blountville was name my great great great great grandpa governor of Tennessee. We moved back to Georgia into Florida now I know why I’m so drawn to that country and I want to go home.

That’s kinda scary, hope the contractors who build r fully licensed & will be responsible for defects & punchlist , I’ve never seen a new home without any issues 🤨
