@@showtime1524 in the west if you buy property in a newly built "estate", it is the responsibility of the buyer to fix their frontage through private gardeners. In Ghana they do it for free. So if you need one of those buildings, don't be deterred by the greenery. Fix it yourself. I am more particular about the pricing than the greenery.

@@Inercycl1 Your statement is not true. firstly jn a private estate in the US you have what you call HOA' S these are the estates management bodies which demand that the owner of that property in the estate adhere to certain rules and regulations, one of them keeping your lawn cut and neat, otherwise a fine would be imposed. Secondly Mr Kwakye in Ghana the estates either have a monthly fee called service charge which the buyer pays every month to the management body, thus then pays for the maintenance of the grounds.This usually applies to well run estates. Having said that, alot of estates in Ghana are not well managed and hence the reason you will see a lot of the estates a few years down the line end up being unkempt and grotty. we have to up our standards and demand more from our developers in the west of Africa. you need to look at SA gated communities.

180 thousand usd for 3 bedroom is really not affordable. The project is beautiful. I cant wait to see the finished product. If I could afford it I would buy one

I don't mean to put a downer on this, but I just can't help saying that I think Ghanaian and Nigerian estate developers have got to do better.They are focused more on quantity but not quality. There are no trees and also no spaces between houses, The architectural designs of the houses are bland and not creative at all. I urge the developers to take a leaf out of South African real estate.

Kehinde,you are correct, but I think it's happening because there are no regulations ,or if there are they are not being enforced. Developers are business people, looking to make profit from borrowed capital, most have no time or luxury to look at things with such a wide view. It is our beaurocrats who are paid taxes, to do so. And if their political managers are not interested, they should find a way to let the public know.

Those who are complaining about greener I saw various Streets in the US with no or zero greener in your neighbourhoods, so why the hypocritical speech? As time goes on they will put those things in place don't forget this is Ghana not New York, Ghana lands are already virgin lands.

Odana, Ghana developers are getting home security all wrong. A threat to a home is more in the inside of the home. There is too much locks on the front door. During a fire, how quickly can you escape. Especially with kids. The windows with burglary bars is a trap in case of a fire inside the house. Windows should never have burglary bars. Only prison has burglary bars.

Kwesi you are absolutely spot on. I live in Ghana and all the reasons you have stated is why when I built my home i refuse to have security guards because nine times out of ten, they are the ones who bring in the thieves and I also will not have burglar bars for the very reason you stated...also they look hideous. I have an electric fence with an alarm, sensor alarms, quality cameras, ring doorbell and I may get a dog in future. These measures are sufficient for security

All of you screaming greenery this trees that. Remember Ghana is not like Chicago where I live or any place any of you guys live. The weather in Ghana is very tropical. Plant more trees and flowers and see the number of uninvited snakes and scorpions you will have in your homes. I remember we were once visited by a full grown mamba in one of our family homes in Achimota. There is a method to our madness when we don't plant lots of trees. We don't want to habor snakes and scorpions

The rate of development is too fast.Much consideration is being overlooked. The indigenous inhabitants are slowly being left behind. Where does the greater percentage of the people fit into this fast paced development. Which is geared towards those abroad. Last time I checked Ghana is now the most expensive country.That is not what Ghanaians need.

Why electric stove? I would prefer Gas. Electricity in Ghana is not reliable and is going to cost much for the kind of foods we prepare. Secondly, so much locks don’t guarantee safety. In case of emergency, this locks will be a problem

I agree 60 years is low. The price to renew freehold may be expensive. I think it's great to invest but invest wisely. You often buy location. If location is not good buy you r own land and start a real-estate with that same money!

I am surprised that they are using almost the same design for most homes. No garden or landscaping Infront of each house. The homes looks deem and dull. I hope the homes will look better after finishing.

Beautiful estate, however I would urge Ghanaian Estate Developers to learn from gated communities in South Africa like Steyn City, Simbithi, Steenberg, Zimbali, Arabella, Atlantic Beach etc. Trust me they will learn a lot that will improve the way they perceive and build gated communities in Ghana. Also, Ghana is a much safer country with low-medium crime rate so I really don't get the sense of having security doors, walls, buglar proof and electric fencing all round the house where is the tenant's freedom, it's ridiculous.

Why do they concrete every where. That is so horrid for the environment. These developers shoukd do better with outside spaces. New York is a concrete jungle hot sticky unbearable during the summer. Stop building real estate without greenery and concrete everywhere. Stop putting burglar bars everywhere. How people get out if there is a fire?

This is beautiful but Ghana developers still lack in what development skills are. I’m no developer but I bet I’m better than them ngl..There are no greens, the community is too congested,small parking spaces and the road and spaces between every house should have been a little wider. People could literally hear you when you’re talking from your house lol..This is poor..I watched a South African Gated community and to be honest we’re far behind them..Step up your ideas and skills 😒

If the developer built the road by himself, wouldn't that be the most sensible thing every developer has to do in Ghana? That is mandatory in the WESTERN world and yet we have fools who have lived in the WEST but forget about all these ideas to implement into our system when they come home to become politicians? This has got to be included in the GHANA BUILDING CODE, the foolishness in Ghana is just too much. We keep electing AKYEM FOOLS who have no common sense to run a government to come in and steal from us😍😍😍😍😍😍

So you would prefer DUSTY UNPAVED POTHOLED ROADS in your neighborhood over the price of the home? Dude, use your common sense, this mentality is why Ghana has FILTHY neighborhoods. Come to my neighborhood in the US and see what a good neighborhood looks like. The developer as part of the building code has no choice but to build the roads and later hand it over to the state🤠🤠🤠🤠

But building houses and constructing roads at the same time for sale will make the properties unaffordable making the developer to pass the cost to the final consumer. About 80% of ghanaians earn less than gh3000. So how do you expect them to buy a three bedroom house for $1400,00/ghc1,089,200. Even if they apply for mortgage, they won't be able to repay it. If I am the developer, I would have construct road in the estate with cheap but quality material such as plastics to make the properties affordable to Ghanaians. U can't compare USA to Ghana because most Americans have a higher income levels than us. If most people are building for the middle income earners, the development of slum would be reduced
