Absolutely!!😂 I was actually thinking about it. It shouldn't cost no more than 4 to 5 CR. And that too because it has some amanities as private pool and lift. If that is gone, no more than 3Cr.
Its appalling that apartments in a city like Pune with absolutely the worst, lowest grade infrastructure can fetch such huge money… this is what eventually leads to a housing bubble that fuels inflation and in a city like Pune it only gives rise to more and more never ending corruption. RERA was launched with a view to ensure affordable housing and manage the land parcels in an effective and sustainable way, but it ended up becoming another tool in hands of the builder mafia to advertise their projects as ‘RERA certified’ so now they feel the debate of carpet area v/s super builtup has been put to an end… gosh..
Beautiful apartments, a very good layout . Green and well located. However , maintenance and common amenities seems to be an issue. The gym and party hall are very disappointing for an apartment of this standard.
It's almost 11 to 12 years old property, so at that time these amenities used to be considered a luxury but with time focused on Amenities has been increased so now days builder's are providing better amenities than this 👍🏻

Mumbai Pune are obnoxiously expensive, though commutation is 'Jhand' in these cities. Delhi's metro connects every single corner and its much better than mumbai local. And in Delhi you can have a Kothi for 22cr in a decent locality.
There are only rooms in the apartment like servant room ,entertainment room etc but it’s not necessary to make every room assigned the same name which I said in the video, don’t keep entertainment room instead make that room as Pooja room

The architect must have been drunk when he designed this flat. No matter what you do with this place, it is not livable. Other than size, it is an assembly of walls, marble and doors. There is not one single noteworthy feature. Massage Room? Hobby Room? what next an ICU for your Grandma, what was this guy thinking? Not a pretty way to spend Rs. 15 crores. Wonder if the place was ever sold? The buyer if they ever found one, deserves an Oscar.! Baby Bath Tub? This guy is full of surprises. Imagine your Door Phone rings and you got to walk to the main door to collect your Morning Newspaper and the headline reads Real Estate in Pune in bust mode, crashes by 20%. No doubt, One of a Kind Flat. Not to Worry, The Developer still has 15 more identical flats like this one, in the same building. It is obvious that this apartment designer has never heard of the law of diminishing returns when it comes to designing room sizes. He would not last more than 5 minutes in the Bombay Real Estate Market. What a complete disaster.

8 minutes into the demo and I see so many aesthetic and styling blunders. They should fire the designers. I don't think they understand what style people who can afford such a place prefer.
With so much of lux apartment constructions going on alover in india I fear we land in same economic crisis like china recently did after real estate boom started collapsing after nobody was buying these lux homes and they were just remaining empty

Is this a resale apartment? This doesn't look new. The wooden flooring has already come off at several places in living room and the swimming pool has developed algae without proper water recycler. Why is kitchen so small? And this big apartment could not afford a separate room for pooja? Don't build everything in mind keeping secular people in mind. There are still 70% of population in India who are Hindus and they do pooja.
