Ask locals, ask the tenant how much rent they are paying, ask neighbouring shop keepers also. In case your particular seller is lying or the rent is an exception for that area. In terms of finding such shops, go around the area you have selected and ask to speak to the owners of the groups of shops and start making offers. Many will say no but you will have some that will be open to the idea. Ensure the transfer is legal, no legal cases exist on that piece of land or property. It migh even be worth buying neighbouring land or adjacent land and keep in mind minimum 3 lakhs for the cost of building the shop yourself. As long as their is commercial activity near you, your shops will also get occupied.
