In this video I go over some knowledge on cracks you may see in your basement floor or foundation walls. Most of the time they’re nothing to worry about and no action is needed.

Thank you for making this video. I bought my '86-built house in 2016 and I'm finally pulling up the finished basement to moisture seal and add insulation. I was concerned about the filled floor cracks running along the midspan supports. Your explanation and additional information is exactly what I needed to know.

Do you have a recommendation of which caulk to use to fill the cracks? The builder filled in some cracks 15 years ago but the old caulk has dried out and I need to redo.

Thank you for your last conclusion! I just had a basement window cut. I did put a 3"x4"x3/8" steal lintel above window, but after window was installed, I noticed a hairline crack beside window, it might has been there for many years or might started yesterday? I worried a lot, your conclusion makes me feel like I am OK. I will keep monitoring the crack before I put insulation and drywall.

Hi Selina- Happy to hear the video was helpful! Yes, cracks coming off the corner of a window are very common and usually nothing to be concerned about.

Great video! I have all control joints of the basement floor cracked and I’m wondering if I should do something about it before finishing the basement with vinil plank flooring? It looks like the previous owner put some drywall exactly on top of some of these control joints, so that makes it “fun” to dry to get to the joints and caulk them, hence my question if I should do something about it or not. Thanks

As long as the floor is level and there is no vertical displacement on those cracks you can just install your flooring right over your basement for slab. However, if you do have vertical displacement at the cracks you will have to level them by grinding them down and making them flat so they don’t “telegraph” through the flooring.

@@BJPoznecki thank you so much. That makes total sense. I have 1/3 of a crack that I can see it’s not even anymore and so some leveling would be needed. Any concerns with water coming up through these cracks? That was my primary concern as I noticed the cracks.

I just bought a 1970 house. ripped the basement floor to redo from scratch.... the ciment floor has several hairline cracks. should I open them and pour leveling ciment or since there is probably no vapor barrier under the slab , paint a sealer or epoxy b4 rebuilding the floor?

Well most of those older houses don’t have a vapor barrier, so unless if you’re concerned about radon coming up through those cracks, I would use self leveling concrete if you have uneven areas. If the floor is even I wouldn’t even worry about it and I would just reinstall your flooring right over the cracks because as the floor continues to expand and contract you’re just going to get more cracks.

Help BJ, I am finishing my basement, put up a 50' wall and now my floor is cracked heaving up a 3/16" x 10'. Wondering if my walls are too tight putting downward pressure on one side causing the other side to heave upward. smh.

For a situation like this I wouldn’t be able to help over the phone. You’ll have to bring in a concrete or foundation contractor to further investigate.

Can you drill a hole in am existing basement wall, cinder block, And pour in concrete to address the cracks????? I was told it can be done?? Thank you

Hi Lenny if you’re referring to trying to fill in a foundation wall crack that is leaking. I would recommend you hire a professional because they have a special epoxy injection process that they do to fix leaking cracks.

A rubberized caulk/sealant would be your best bet. It’s more flexible and should hold up better with expansion and contraction.

If there’s not a vapor barrier underneath the concrete slab yes to both. If there is a vapor barrier it should keep the radon out, however water still could come up through the cracks if the sump pump is not working and removing the water underneath the home.

Poured concrete walls shouldn't even be allowed. They're straight garbage. I've lived in 100+ year old homes that didn't have cracks in the basement walls.
