I've worked with a few different financial advisors, but I ultimately chose ''Jenienne Miniter Fagan'' because she seems to be very thorough and knowledgeable about the financial market, and yes I do make more.

I am 53 and retired at 50. 1 thing I did do to retire early was to get out of the 401K and IRA programs. Bought rental real-estate and I am now a Limited Partner in about 1500+ units from collabrative efforts in the fund my estate planner has me invested in. I do not work.

I only contribute 5% to get full company match, that’s it. The 401K plan is designed for you to work until you are about dead. Also, the government does not have their hands on it yet either.

My wife and I live off of our 401K. We don't work. I recommend highly to everyone to build your 401K or Roth IRA's as an alternate revenue stream in retirement to your Social Security. An observation on 401K's is when it gets over 300K it starts to accelerate. When you get over 500K it can really accelerate as the stock market grows.

A consistent 5% return from the bank and US securities sounds better to me than worrying about losing your money if the stock market falls. Also consider financial advisory with the size of your budget.

The issue is most people have the "I want to do it myself mentality" but not equipped enough for a crash, hence get burnt, no offense. In general, Financial Consultants are ideal reps for investing jobs, and at firsthand encounter, since Jan.2020, amidst covid outbreak, my portfolio has yielded massively in ROI, summing up to 7-figures as of today.

Think you misunderstood. He is simplifying economics down to this “if it doesn’t actively make me money it’s a liability”. Therefor all those things you listed don’t make money so they should be treated like liabilities.

@@christian6911 Stocks are a theoretical asset that you can't touch or use where as real estate is more useful in that regard. For example in a market crash your stock portfolio will tank but people still would like to sleep in a house, and during a boom stocks would do well but so would real estate.

If you have a high dividend paying stock 7-8% or above then yes you have a valid argument. If your portfolio is filled with 1% to 3% dividend paying then there’s no argument. This year had been a lesson for most people that stocks with 20 times earnings are not good investments

@@zackarystewart9214 7-8% dividend stocks are risky. Market cap will just shrink over time and no growth. 1-5% is safer and you will more than likely see growth and increasing dividends over time. Lots of good dividend stocks with great balance sheets trading at fair value good P/E

No doubt Robert is great financial teacher but he doesn't understand power of compounding which only works when you hold stocks. This is why warren buffet is significantly richer than Robert kiyosaki, compounding is the 8th wonder of the world, and you will never be able to witness the beauty of compounding in real estate

I agree; for over 17 months, I've maintained regular contact with an investment advisor. Nowadays, it's really simple to invest in trending stocks, but the challenge is knowing when to sell or hold. Currently I'm just being smart and frugal with my money, I'm in the green 47% over the last 23 months and l've accumulated over $70K in pure profits from DCA’ing into stocks, ETFs, dividends and futures. However I’ve been in the red for a month now. I work hard for my money, so investing is making me a nervous sad wreck. I don’t know if I should sell everything, sit and just wait.

Stocks are pretty unstable at the moment, but if you do the right math, you should be just fine. Bloomberg and other finance media have been recording cases of folks gaining over 250k just in a matter of weeks/couple months, so I think there are a lot of wealth transfer in this downtime if you know where to look.

completely agree. I have been consistent with my profit regardless of the market conditions. I got into the market early in 2019 and the constant downtrends and losses discouraged me, so I sold off. I got back in December 2020 and this time with guidance from an investment adviser who was recommended by a colleague

I would just find somewhere safe to put it in! Perhaps put some money in crypto with the halving event coming in April but don’t put all of it because you have to diversify! Talk to the bank and maybe put it in a Roth IRA until you know what to do because asking on the internet is going to make you a target for scams and remember to not fall for any of them! Only put money in a good bank after doing internet searches and reviews because I’ve been hearing people saying that the banks are closing them out of their accounts and FDIC insured for the amount your putting into and if they only insure 150,000 and you got more than that you put them in another bank. Well all i know is that you cannot go wrong taking profit at near high. No one ever went broke taking a ~10% profit. It's best if you consult with a fiduciary advisor to get informed buying & selling decisions.

I was also in a similar position few years ago, i took profit and it went even higher. Upon realizing that a change was necessary, I consulted a financial advisor in 2020 and since then my $1.2m portfolio has averaged 25% annually through restructuring and diversification using growth/blue chip stocks, ETFs, mutual funds, and REITs.

Also it is monthly much cheaper (smaller expenses on land tax, electricity, water and gas) then where we where. And much more comfortable. Probably at some point I or someone will sell it

One thing I'm sure of is that Robert Kyosaki never says that property is the only way to go. He usually uses it as a way to convey cash flow. He believes in real assets over paper assets. Owning business, real estate, commodities etc.

My advice from my experience ( having lost too much) 1. Invest what you are willing to loose 2. Do not put all money in one basket 3. Do not trust one a few stocks 4. Invest only half in stock, invest the other in more secure assets such as bonds or S&P. S& does not loses its value much 5. Take profit when that can make your happy. Think about what you can do with that money 6. Live your life better with the money you earn, buy a nicer car, nice home, travel, do charity etc.

What's wrong with that? Instead of working for 20 years and then buying my first Cashflow positive Asset. Isn't it better to just borrow and start today? Yes, you're paying interest but you're starting 20 years early. Surely 20 years of your life slaving away is worth a lot more than a 30 years mortgage fixed 3-5% interest rate. If you're young and single and aren't responsible for anyone else. There's no sense in not trying. What if you fail? You can just declare bankruptcy. Nobody can send you to jail for failing an honest attempt in business or investment. Just don't be a crook.

He's basically saying the bank is earning interest and investing the money you pay your house note with, while you're losing it. Kinda like the IRS, when you try to get a bigger refund at the end of the year, the IRS is earning interest on the money that is taken out of your check just to take it as a whole at the end of the year instead of investing that money throughout the year in something that can earn more money for you and not them.

If the banking system involves money just recirculating, they can tax and inflate, robbing you. If you use cash to buy an asset, like an apartment building with tenants, or a business - that will generate wealth. Your personal home, with mortgage, maintenance, mandates, etc is costing you money - it’s not an investment. A million dollar home for a primary residence, has a large tax bill, has a mortgage that you aren’t getting any coverage for. Edit: tax, not fax. Inflate, not deflate. Stupid typos

And then wants real estate (think: liability, ability to move around, better opportunities elsewhere, perception and opinion of the market, etc). A person might say “I only believe in gold”, “I only want cash businesses”, “I trust other people and their business” etc. Not everyone has spare money for investing, and that’s okay. But the stock market isn’t your only option.

A retirement plan is basically a glorified savings account built on a promise, and paper assets like stocks, bonds, etfs etc, are basically out of your control and the only hope of any type of wealth is capital gains or dividends but you can't control how the stock performs or how much of a dividend the company decides to pay out. If you read his content, (not just rich dad poor dad) then you'll get a better idea of what he's trying to convey. If you want to build wealth then you have to put money into investments that generate cash flow. What the guy really preaches is education. Start reading and educate yourself. That's the only way to understand these things.

I own 14 houses that I rent out. While they make good money it is incredibly time consuming for the amount that I make. All you have to do is work for a couple years put thousands of dollars into the stock market and just know when to buy them when they sell and then you can make double or even triple your money back and if you know what you’re doing you can buy a house within the next 5 to 10 years and you wouldn’t have to send money to the bank for years and you could retire at age 30 if you started at 20 and not a dummy

Exactly 💯 Someone grasped the point of his words. His book is talking about the general meanings. Basics. Then what he's doing now, it's the result of half of his life or more investing experience & what worked for him the best ways from all of them! In comments people compare him with a completely different guy. Unreasonable as they chose to work in complete different areas of investment. You cannot compare an offline business to an online, nor you can compare a bakery to a festival facilitating business. Yeah, both are businesses & so what!? 💯😊

Warren Buffett also said that he doesn't buy stocks he buys pieces of businesses, so he doesn't speculates on stock prices going up or down but he is buying assets that generate sustainable dividends and likely to generate more in the future yes Warren Buffett also said that he recommend young people to put money on S&P500 but he stated that's the least that a person should do if he doesn't want to have high risks so I think here he is trying to say you need to create or buy an asset that generates cash flow, which is by starting a business or if you have money you buy real estate for rental

Maybe he means that he isn't buying properties with his money. He is getting loans and using equity (as collateral) in other properties to buy new ones. I sure do like dividend stocks but I buy them with my own paycheck. I suppose he is paying the mortgages with his money though.

@John Coelho I friend of mine has a 15 mil portfolio and makes over 450k a a year in dividends. Doesn't have to sell anything and lives like a king. Has dividend income grows (normally higher than inflation) every year too. Dividends suck if you don't have time for a dividend snowball though.

He is partly right, the risk of losing it all or what you have invested could have been put somewhere or something else. But if only lose what you gained or keep 5 percent above what you invested well i guess you did some good.

Watching ANIk speak is always an inspiration, I have a 3 fund portfolio consisting of 33% S&P, 33% Total stock, and 33% international. I feel a need to focus on complete growth so I went 100% stocks, but does the SP500 and TSM overlap too much to make sense holding both? However I’ve been in the red for a month now. I work hard for my money, so investing is making me a nervous sad wreck. I don’t know if I should sell everything, sit and just wait but watching my portfolio dwindle away is such an eye -sore.

Find stocks with yields that exceed the market and stocks that, at the very least, follow the long-term market trend. However, you should get guidance from a financial advisor if you want to create a successful long-term plan...

Yeah, financial advisors could make a lot of difference, particularly in a market such as this. Stocks are pretty unstable at the moment, but if you do the right math, you should be just fine. Bloomberg and other finance media have been recording cases of folks gaining over 250k just in a matter of weeks/couple months, so I think there are a lot of wealth transfer in this downtime if you know where to look. I have been using an FA since 2019, and I return at least $121k ROI, and this does not include capital gain.
