Hari Om pipes, ksolve, Jyoti resins, Carysil and DSSL as I think it's margin can expand. I have invested 15 lacs in total for 10 Baggers atleast in each and then I'll rebalance the portfolio as I'm growth Invester. Currently I'm with double the profit in Hari Om and ksolve. What's your view?

I am try to exit but not able to get out from it.. 40k emi paid from last 4 yrs and now i want to exit at any cost. I understand this real estate check mate game. I request all 25 to 35 yr people dont trap in this game. Invest for first 15 yrs of earning and you will be great place after 15 yrs..
If u are in debt then it's difficult to make wealth or financial freedom. But if u take loan fir first home according your salary then ok First home ok but for investment totally waste emi. If u have crores of cash then ok
Sir i have made good assets only to invest in real estate and loosen in equity so I feel real estate is best investment over equity since real estate never goes to zero.

Basant sir your explanation on property price increase happenstance because of land peice increase as comodities are not even making positive return is like a gold mine to understand how fundamental analysis should be done. There are two main reasons why people prefer purchasing property. 1. It can be easily given on rent @6 to 10% yield + sure shot capital appreciation in next 3 to more than 5 years. However it will not be easily liquidated at the desired price but SURELY it will give much more capital appreciation compared to shares. Moreover one need not review the situation as it is very much required in shares.
Mumbai residential rental yeild is around 2-3 % and commercial property has yeild around 5-6%. But price appreciation is 15-17% over long term. Older houses earn more because it have better floor ratio. Also tax rebates and capital gains discounts are also beneficial.

But in case of self use it is better to purchase in town like Mumbai considering Good Health care for seniors as well as security concerns in case of seniors My personal experience, I stay in Vasai & recently my mother had to be hospitalised. Unfortunately, no good hospital in the area. Not even good doctors or diagnostic equipments. Even hospitals send patients to Borivali or Thane for diagnostic scan like PET CT scans
