Attempt-101 Kidding, just to get Attention It's very difficult to get Attention with so many comments. Hi Basant sir, I have shortlisted with deep study and have conviction to hold them. Hari Om pipes, ksolve, Jyoti resins, Carysil and DSSL as I think it's margin can expand. I have invested 15 lacs in total for 10 Baggers atleast in each and then I'll rebalance the portfolio as I'm growth Invester. Currently I'm with double the profit in Hari Om and ksolve. What's your view?

Hello sir, I agree that property doesn't appreciate in metro like Delhi NCR I bought multiple flats but getting only 2% return,now I am happy doing FD at 7.75% for 3 cr.Have decided to put FD return only in equity to lead a peaceful life

Sir, sharing an interesting analogy / thought. I had done a 2 day in person workshop / training in 2018 for a course called Certified Scrum Master. Was fortunate to be trained by the pioneer in this field: Peter Stevens from Switzerland. His own one-liner definition of Scrum Master role was: "One who activates the intelligence of the team" I think it aptly defines you as well. You are a coach / guru who activates the intelligence of your viewers. Thank you 🙏

Please give your views on this 1. U buy property and pay emi every month 2. U don't buy property and pay rent every month In both cases there is outflow of money but in the 1st case at least u have your own house.

Sirji Happy Father’s Day I was recently planning to buy a office in my city for 1.4 Crores. I planned to take a commercial loan and use up my fixed deposits for making down payment. Sir i am the best example of stuck in real estate. I pay emi and not able to invest. I am try to exit but not able to get out from it.. 40k emi paid from last 4 yrs and now i want to exit at any cost. I understand this real estate check mate game. I request all 25 to 35 yr people dont trap in this game. Invest for first 15 yrs of earning and you will be great place after 15 yrs..

If u are in debt then it's difficult to make wealth or financial freedom. But if u take loan fir first home according your salary then ok First home ok but for investment totally waste emi. If u have crores of cash then ok

Basant sir your explanation on property price increase happenstance because of land peice increase as comodities are not even making positive return is like a gold mine to understand how fundamental analysis should be done. Because of auch fundamental explanation your channel is very different than so called finance influencers. Just for entertainment purpose keep sharing such fundamental understandings with us. There are two main reasons why people prefer purchasing property. 1. It can be easily given on rent @6 to 10% yield + sure shot capital appreciation in next 3 to more than 5 years. However it will not be easily liquidated at the desired price but SURELY it will give much more capital appreciation compared to shares. Moreover one need not review the situation as it is very much required in shares.

Mumbai residential rental yeild is around 2-3 % and commercial property has yeild around 5-6%. But price appreciation is 15-17% over long term. Older houses earn more because it have better floor ratio. Also tax rebates and capital gains discounts are also beneficial.

साधारण व्यक्ति ने आम जिंदगी में लोगो को रियल एस्टेट से संपति बनाते देखा है, ऐसे उसने बहुत सारे example देखे है और उसने इक्विटी/स्टोक से पैसा कमाया नही है और नाही देखा है सिर्फ सुना है तो वो प्रॉपर्टी पर ज्यादा विश्वास रखता है, और प्रॉपर्टी एक विश्वास भी देता है की मेरे पास कुछ है।

Maheshwari Ji, i watch regulary. Now Home vs Equity, Best part in this video was 30:03 Please include that in your next discussions of same topic. For salaried people, Ghar kharidna hein toh Home loan lo aur woh bhi sirf minimum down cash payment pe, Baki sara loan & Non EMI regular cash ko invest karo.... Issein appreciation bhi milega aur woh bhil chalte jayega.. Baki aapn jaante ho kaise bolna hein Mera koi question nahi kyuki aap cover kar hi dete ho, phir bhi liya ho toh bata dena. Metal Steel sector ki small cap companies mein Sixer lag sakta hein kya Govt ke Infra boom sein?

Sir, your thoughts on investment is good that Equity is better than property. But in case of self use it is better to purchase in town like Mumbai considering Good Health care for seniors as well as security concerns in case of seniors My personal experience, I stay in Vasai & recently my mother had to be hospitalised. Unfortunately, no good hospital in the area. Not even good doctors or diagnostic equipments. Even hospitals send patients to Borivali or Thane for diagnostic scan like PET CT scans

*Sir Why Aditya Birala AMC is not going up ? It is the 4th largest AMC company in India. After listing year 2021 to now, it is going only down. When HDFCAMC, UTIAMC both are going up then also it is going down, down and down. When other AMC stocks are going intraday, 15 points, 20 points on the upside, then the Aditya Birla AMC can go 1 or 2 points only. Sometimes Aditya Birla AMC is going slightly up, but after a few days it goes again down.*

Sir property is crazy expensive in Pune as wel. 2.5-3% ke liye builders nacha rahe hai customers ko. This is because people need social security . none of the social security’s genes like NPS are lucrative enough for feeling socially secured

If you give out your shop or small commercial establishment on rent after the first few months you will have to struggle to get your rent out of the tenant. He will make you run around before he hands over the rent. It will happen every month. It’s a jungle out there. On the other hand you don’t have to threaten the company to hand over you dividends. They are credited automatically into your bank account.

I had invested in a property in 1999 around 8.4 lacs and now I can sell it between 1.5 to 1.6 cr at any time. I think if I sell today its CAGR will arrive 8 percent around
