About 20 years ago, Old Fourth Ward and Grant Park use to make these lists. Now, one can’t get a decent home in these areas under 600K. Vine City has the potential to be the next Old Fourth Ward!

Why not just be honest and decode- your message. You are telling people where gentrification is happening next and they should invest while it's cheap.

I lived in Dekalb and Fulton, I live in jackson county now. I love it. No traffic no pollution little crime and lots of cows...I prefer land and space over crowds and people, it's a personal preference

Notice those are all BLACK neighborhoods! And a lot of these neighborhoods are historic. The gentrification is designed to kick the poor people out the city which is why the prices are sky high! We NEVER use to pay the prices we pay now living in the city. Atlanta has always been reasonable especially back in the day. And let’s be real, there’s crime all over the city. Even in Buckhead and Alpharetta!! If anything, the city and developers should fix those areas up like they’ve done Buckhead and Alpharetta and make it affordable living so that the people that are born and raised in these areas don’t have to shift further south to afford a place to live, while the rich move anywhere they want to in the city. And let’s be real, the city never cared for the black neighborhoods which is why it’s in poverty status but bc the rich folks are moving back into the city and it’s a hot real estate area, they want! They’ll buy it up, tear it down and build these million dollars so “we” can’t come back to it!! There really should be a law against the gentrification process.

Gentrification is the only thing that makes these neighborhoods better. Not ppl like you crying about gentrification but do nothing at all to improve these once declining neighborhoods. And these neighborhoods were declining bc the same ppl you saying are getting pushed out were and still are destroying them with broken families, drugs, crime, and violence ... not white ppl. Signed a Blk person that lived in the hood and loves gentrification and how it improves the area

Back in 2009 I was looking at a condo in the Bluff for $27k. It had a gated parking deck/lot and the patio was looking at the MB stadium. I let my realtor talk me out of buying it. It sold for $281k last year. Talk about a superbowl sized fumble. I live in Kirkwood now and I absolutely love it, but man I missed out on a major come up!

it’s not the most dangerous, but it’s definitely not safest place either. it has its pros and cons. for example. a lot cheaper to live there. on the other hand, there’s a chance your place will get broken into, or your car will get stolen.

Thank you for the information. I have an unpopular opinion regarding gentrification. I'm happy about the development. It can't happen quick enough in some of these bad areas. I hope the city is exploring all options to improve these areas. I'll gladly pay more.

I have lived in Metro Atlanta, GA, since 09/19/1994, and I don't live south of I-20 ( Grant Park is the exception), east, or West of I-285. Old Bankhead, The Bluff, Riverdale, College Park, Austell, Douglasville, Unincorporated Decatur, Clarkston, Stone Mountain, Stonecrest, Conyers, Rex, Conley,...

this guy knows nothing about making money and investing...i just visited a friend in old fourth ward, i was amazed at how manru homes on his street that were transformed...one new duplex is being sold at 1.5 milliin for each unit...

Yeah most of NW and SW is still bad but give it a 3-5 years we should see a major difference. But that only applies to NW and SW on or close to the Beltline

The reason you have those bad but semi-gentrified areas is because of real estate speculations. Same can be said about Pittsburgh neighborhood. People looked at South East Atlanta and said, "Oh, if South East Atlanta was so well gentrified, those neighborhoods must be next. It's a bunch of B.S. especially now when the real estate market sort of cooled off. I wouldn't touch those neighborhoods with a ten foot poll. Not now, probably not in ten years from now. The "Beltline" is meaningless! It's an arbitrary line, it all depends what part of the beltline we are talking about. On paper, the potential seems to be there because of the proximity to the city, but in fact, this is not 2012 when a young professional couple who's looking to start a family in an affordable neighborhood could find a really good deal like they did in South East Atlanta. Real estate speculators took over those areas just south of the i20 and jacked up the prices while the neighborhood practically stayed the same, riddled with crime and drag trafficking.
