Thanks for sharing this! Out of curiosity, have you ever sold a house with solar panels or a battery backup system, and if so, did that have any effect on the selling price?

Great question, I get this a lot. Solar on a home typically does not really add much value if any. I know solar companies say that it adds an extra 30-50k worth of value, but it’s not true. Often times if the panels are not paid off the buyer/new owner will have to assume the payments. The only times it has been beneficial for my homebuyers to get a home with solar panels is when they have already been paid off. Even then, that really wasn’t an item that we took into account when it came to the value of the home compared to similar options in the neighborhood. Does that help? @@AustinTXThat is really interesting and helpful, and thank you for sharing! Theoretically, if a home has a solar panel and battery backup system that would allow it to operate independently from the grid for around a day, and it was paid off, how much could that affect the value?

Still not much. I have a client that just closed a home listed at $1.3m, it had paid off solar panels and we got the home for 1.15, there was another home down the street that was nearly identical without solar panels and it sold for around the same. It was a bigger deal to have solar panels when we had less inventory and homes were selling for 100-200k over asking but even then, it only added marginal value. In 11 years, I’ve never had a client tell me that they only want to look at home with solar panels. And that’s coming from someone who is pretty green and drives electric. ⚡️

@@AustinTXAh that's interesting, thanks for letting me know! Do you drive a Tesla by any chance? Though I'm not sure I could spend the money to get one now, it'd be cool to get one someday in the future...
