I’ve lived in Austin for 53 years and I’ve always thought of Terrytown as an overpriced poop hole. Because I cannot stand old houses. They give me the creeps and they just always look dirty. But they’re able to sell these ugly houses for a ridiculous amount of money. I did hear that they are slowly, but surely tearing down these old beaters and putting in nice mansions. So that is good news.
I’ve been looking at homes in Austin from 5mill - 20 mill , for quite a few years now, and Lakeway In Westlake are really close, but I give the edge to Westlake on being the most expensive. so I don’t know what you were looking at. I know the median HOME price In Westlake is 2.3 million for her house.

prices do not need to crash, they need to be around 2012 levels when one could buy a house at 3x income in Austin or the suburbs. Back then an average income of 50K could by a decent house for 150K. Will it get that low? who knows,,,, Also median price is up because the sales of lower price homes are down. That is why closed sales are down 18% but median price is up,
The data is a generalization of the market. Although it is helpful, consumers should also understand that houses are different. Picking the right neighborhood is very important, especially during a downturn.
I'm a teacher in Fort Worth and we have had a lot of teachers from the Austin area move here. Our median home value is half of what Austin's is and we pay our teachers more. (A teacher with 30 years experience in Austin maxes out at about $68k which isn't nearly enough to live there) When property taxes double for people and almost none of it goes into the education system, your "best places to live" ranking is going to drop. Also, Austin is a blue city in a red state which means everybody is going to have to deal with at least some political issues they don't like.
This election cycle is already insane, so who knows what's going to happen next year or even later this year. I'm just glad I live in a smaller house with a low mortgage rate in a nice area, and I can't ever imagine wanting to move...
The Fall of Commercial Real Estate, will send a ripple effect into the market. Just wait until 2025, 1 Trillion dollars are due, and about 190 small banks in danger of defaulting loans. Along with about 30% of default mortgage payments, foreclosing, credit card default, and the increasing amount of home listing are another reason for market due crashing. As of now 800,000 layoff since 2023, and probably 1,000+ business close since 2023. All indication, that buying a house, means buying a house at the highest point, and terrible rate about 7%. When, home crash, sending new homes underwater, super hard to refinance to lower rate, as you have to come up with the difference in the home appraisal to the mortgage loan amount. If your home loan is $500k, but the house dropped 20% or lets say 400k, in order to refinance, owner has to come up with $100k for the bank in order to refinance the new amount of $400k. Very unhealthy period for buying a home.
They are moving out because Austin is full idiots. It is the worst place to be. It has all the morons from California but it has no nice weather, no beaches and no mountains...
The housing market needs to crash a lot of people can't afford these prices. Even with prices starting to go down a little it's not enough. You'll need to stop coming here and pricing us out. 😡.
My complaint about this city my home is that every problem that everyone complains about is a self inflicted wound that no one truly wants to address. its always someone elses fault and as a local its suffocating. Yall this idea that Austin wasnt meant to be this is so dumb. No town, village, settlement in the world isnt meant to be anything it just happens. Texas one of the largest states in the country, Austin the capitol of a state with one of the largest economies that compare to other medium first world nations i mean come on it was inevitable. People knew back in the 80s a boom was coming and nothing was done to prepaire for it. Back in 2000s we would have had started a rail line which could have been the spine of a wonderful transit system..in the gutter it went. this idea that all trees must be flattaned for these subdivisions that only add to high traffic could have easily been avoided. our concious act in 2024 to reject what this city has become is only going to get worst. I still love my city though Im not giving up on it.
Gearing up to purchase in the Lakeway area. All I've seen are price cuts and the same houses listed on the market for awhile now. Does not seem inventory is moving even with the price cuts.
Yeah, homes are just sitting. Right now especially, a lot of people are out of town, kids are out of school, and it’s hot. People don’t want to move right now. Is there a neighborhood in Lakeway that you’re zoomed in on?
@@AustinTX Yes I'm specifically looking in the border of Serene Hills Elementary. Realistically anything within LTISD but prefer the kiddo stay at the same school. For Example. 530 Dragon, lakeway, 78734.

I like that house prices are through the roof and so are interest rates but youre calling it a buyers market. The eff? You have a high inventory because people arent buying overpriced junk at high interst rates
People not from Austin and have moved here in the past 15 years have ruined it. The skyline of downtown has changed for the worst. People bought condos above 6 street and then bitch about loud music at night.
We (wife , myself, and young daughter 7 at the time) moved to Round Rock in 1979 from Pennsylvania. I believe there were approx. 10,000 people at the time. We lived in Tonkawa Springs which at the time was a Premium subdivision. Our property backed onto the lake which was very nice. Schools were pretty good, people were friendly. My late wife really liked the whole environment. I know it has been a long time but when I hear the population is now 125,000 and the little Catholic church is now a Cathedral it just shocks me.
@@AustinTX I lived in Terrytown for a while. It was too noisy with the constant sound of lawnmowers, leaf blowers, and construction. Houses were constantly being torn down and rebuilt, so it never stopped.
I saw the thumbnail and read Austin as "autism". 🤦♂️ That being said I plan on moving from Chicago to Texas once I finish college so I will be keeping an eye on these things 👀

At 6.40 you showed the house i grew up in 12300 indian mound River oaks i think my parents sold it around 1986 But the best thing i ever did was not buy a house with Austin in the address first was in leander in 1995 2nd 2002 south east Georgetown now one foot out of the city limits on Round Rock 22 acre horse ranch home 3200Sqf barn 300 yard concert driveway and paid 1/2 as what the Scott Felder homes across the street in what was a corn 🌽 field 4 years ago now waiting for wastewater to be available so i sell and move a little farther out

I have a solution to all of those reasons. I think I want to move to the area because of the natural landscape. I like hiking on trails, exploring canyons and watching out for sunsets. Somewhere there is a legendary swimming hole north west of Austin in the cliffs and has waterfalls. This is the kind of lore that just makes my hair stand up. When I was 6 I used to run around El Paso with my pockets full of horned toads. My mom wanted to leave Texas after the bought a house and the first night sleeping in it. They woke up to 10,000 scorpions all over the walls, inside my crib. We were really blessed. I've always wanted to move back there because who doesn't want more memories?
I was an Uber driver and picked up and dropped off at The Dominion a few times. The most notable trip was picking up Kawhi Leonard from the airport and dropping him off at The Dominion. This was in January right before he was traded to Toronto. I picked him up at about 1:30 am from Signature at the airport. He was pretty quiet throughout the entire trip. Sad thing is he didn't even tip.
