Going back to brick presents an opportunity to design a property the way you want it. As John describes in this video, the fact that we've gone back to bare walls allows us to reconfigure the property to be more functional as well as aesthetically pleasing.
In the case of a HMO, for example, going back to brick means that a former kitchen can become a bedroom. Importantly, it also means we can give the HMO a full 'thermal envelope' (using insulated plasterboard) to bring it up to regulation standard and improve the U-value of the property.
Due diligence on the property suggests that HMO's should have large en-suite rooms to be most appealing to tenants. Hence the reason we've decided to create five double en-suites rather than cram in an additional bedroom that would be far less attractive.

This is a 3-storey end terraced house in Burslem, Stoke-on-Trent that has been empty for years.
There were plenty of issues internally and externally that wreaked havoc with the property. A gable end riddled with damp and a roof on the brink of collapse as well as a plethora of other issues elsewhere.
The original plan was for a buy-to-let. But the fact that we’ve gone back to brick means that the property can now become a HMO.

Hello Mate. What thickness insulated plasterboards you've been using are they PIR boards? Is that gonna be EPC C? How you apply them to the wall? Regards

Hi Grzegorz. Thanks for watching and for your question. Every property is different, so it's not a one-size-fits-all solution, unfortunately. We fit whatever the EPC assessor tells us we need to in order to achieve an EPC C. This will vary between properties. Hope that helps, mate 👍

Surely you would get damp buildup behind them pir boards on external walls . What are you using to fix them up expanding adhesive foam ?

hello mate, we fix the ball to the wall sticking to the manufacturing guidelines. sometimes foam, sometimes peg, sometime dot and dab.
