When you say, “ all these bedrooms are big, “ what size bedroom is big to you? That house has it all, and is beautifully done, thanks for the tour. Jake, I find myself going to your tour Vlog more and more for the time you take to show all the nooks and crannies of each home. It’s all in the presentation of the details. Thank you, I love the positive feedback and well wishes! Big to me on a secondary bedroom is roughly 14x12/13x13. If we are in a true custom or semi-custom luxury home that is a different standard and a different price point.

I have never understood why the land is so big and the house is so big. We can’t design every room to have a full bathroom, but we have to design it to be shared or universal? All the thoughts are spent on designing offices, entertainment rooms, and gyms in big houses.

The entertainment spaces are where the majority of time is spent outside of sleeping and is how the majority of homes are built. We do have plenty of homes that have bedroom en-suites. When we consult with our clients, we customize the homes we present based off the wants and needs of the client.

What is the percentage rate for the property tax?

There is a formula the assessors office uses based on the assessed value, assessment ratio and tax district = annual property taxes. To keep it simple let's just say assessed value x .56 - .75% (high end).
