You two are so good at sourcing gorgeous and unique properties, and you’re right that this one is just set in so much culture and history. I wonder if the setting explains why the village has 5(!) restaurants but no bar - it tends to attract tourists. The view is to die for - a largeish terrace with a stunning view is high on my wish list - and being built into the rock makes it so unique. If I was being picky I‘d say that the kitchen isn’t really to my taste, and being tiled in it would be costly to redo. One big favour to ask - like you I don’t like overly high temperatures in summer and hate humidity, so I really appreciate the temp chart. Could you maybe add temps in Celsius too, for us folks in Europe? It takes a while to convert all of them and that means stopping the video… Loving the singing reverb and cute bidet references. Maybe you could introduce a ‘bidet cuteness’ score? We’re looking for somewhere with two bedrooms at a max of 100,000 euros, would really appreciate something in that direction (but I understand that you’re maybe looking for a larger property).

Awwwww… Thank YOU🥰 We think this property is super special! Good thinking on the multiple restaurants in Bominaco. A larger terrace and views are must haves for us… and this one with the home built into the mountain is just amazing😍 One of our main goals is to find “move-in ready” properties because renovations can be a nightmare. We agree on the kitchen - it’s not our style but it looks usable and clean, so we could make it work until we could eventually renovate (that scary “r” word)😆 We didn’t realize we had folks from Europe watching😃 Thank you for being so kind and asking, we can certainly add Celsius - we know the feeling when we are trying to convert to Fahrenheit. Glad you’re liking some of our fun additions✨ We LOVE the cute bidet cuteness score🤣 Two bedrooms under €100k makes total sense… large terrace and move-in ready… any specific regions? 7% tax regions? We appreciate you!! Happy New Year🥳✨

Lovely house. The pizza is called a “bruschettata” or it is in the pizzeria where I go (in Abruzzo). It’s like a focaccia but with different toppings, cold meats, crystallized onions, salami, cheese etc, and they eat it as an appetizer, until they bring the arrosticini along. For anyone thinking of buying in the Aquila area I’d suggest that they don’t forget that it’s earthquake hq, as far as Italy is concerned.

No problem. The centre of Italy is beautiful, aesthetically and culturally and I wouldn’t live anywhere else to be honest. A main consideration for anyone looking to buy a place around this area that isn’t often spoke of is the quite frequent occurrence of earthquakes, some of them quite major. Without sounding too much of a nerd (but in my line of work I’m in contact with a lot of geologists)…..and basically there’s a huge fault line running up from the east of Rome to Antrodoco near Rieti. From what I remember this is where the African tectonic plate meets Europe, and there’s quite a bit of activity. For someone living in this area it means constantly tweaking and filling in cracks, which isn’t too much trouble, but someone wanting a holiday home and coming to enjoy a month or so a year I would imagine it would be quite annoying having to dedicate a lot of time carrying out repairs, probably nothing major but a factor to take into consideration. The whole area around Aquila, up to the Sinilini mountain range and also into the Marche region and as far down as Pescara, and to some extent into Umbria and also west into Lazio (but not too much) is an area that is quite active and always has been. I used to go paragliding at Castellucio di Norcia, a lovely old town, which was basically erased from the map after the last Aquila earthquake some seven or so years ago. Unfortunately unlike Japan, where the structures are wooden and quite pliable, the houses here are made out of locally sourced rock and don’t stand up well to seismic activity. I don’t want to put a downer on anybody’s plans who’s thinking of buying somewhere up there but it’s an important factor and a huge economic commitment. I live on the Abruzzese coastline and although we feel the odd tremor it’s quite peaceful, and I think as far back as Sulmona, Caramanico Terme, they don’t have too much trouble. Anyway it’s just a heads up to take into consideration, as maybe what looks like a bargain might not be the case.

We love the “nerd talk.” You’re absolutely right, folks should be aware of the seismic activity in Italy and take it into consideration when selecting a property. My family is from Abruzzo, Penne specifically, so that’s why we started our search in Abruzzo. We didn’t become fully aware of how significant the seismic activity was in Italy until we started our channel, we knew it existed, but didn’t realize the extent of it. So sad to read about a town being erased but it sounds like an unfortunate reality in Italy. We really want to be in the mountains or have a mountain view… sea and mountain view would be exceptional👌🏻 As always, we appreciate your valuable insights, Charles✨

There’s a place between the Maiella and the sea which is quite nice called Fara Filiorum Petri which is between the mountain (Maiella) and the sea which might interest you…….as you have the best of both worlds. It’s quite a nice climate in the summer and although a bit colder in the winter, you are also not twenty minutes from Passo Lanciano where I go skiing whilst looking down over the Adriatic (not a lot of places in the world you can do that 😉) It’s worth a look if you want both and might interest you and it’s also about twenty minutes to the beach at Francavilla.

Hi!! Apologies for the delayed reply, we have been battling the flu in our home🥺 We verified the link - we actually had the link from the aggregate site and the direct link to the agent’s website, both said the property isn’t available. So, we put a message in with the agent. We heard back that “the home has a purchase offer so it is not available at the moment” (agent’s words). We are trying to get more information on “purchase offer” and if that is similar to a “contingency” or “pending” in the states. It doesn’t sound like an accepted offer, but we will let you know if we get any additional details. Happy New Year🥳✨
