The walls are there for fire safety. Insurance can be lower than open concept. If you have a wall and door you increase life expectancy in a home fire situation. If a kitchen fire happens in open concept plan, you have around 3 minutes or even less before it is consumed because there is nothing to stop the flames. If you have doors and walled off you can increase you time to upwards of 12 minutes as it takes time for flames to burn through a closed door or wall. Now if you are in bed sleeping on a two story home and have to get everyone downstairs and out, it could be the difference between life and death. That is why they had walls and doors before open concept came around.

Yes, I think the modern open concept idea is only good for people who might be paranoid if someone is fixing a drink in the kitchen and they're afraid some drug or poison might be put into the drink, and so they want to be able to keep a watchful eye. LOL Otherwise, it's not only a greater fire hazard but also it just seems TOO open and airy with "energy" seeming to leak out too much.

Pretty much starting to happen although on a smaller scale. I personally prefer closed concept. I like having spaces defined and personal.

I feel that at some point, walls and separation between the areas will be a thing again. I guess I'm in the minority right now, but I don't understand when she says that a family can't function with the all the walls between kitchen, dining, and living areas. Without the wall between our kitchen and living area, I would feel like the kitchen noises would be too loud to the people who are trying to watch TV or their e-devices in the living room.

I grew up in the 80's in a split level home that was built in 1976. The before pictures gave me all kinds of flashbacks. Green shag carpet. lots of walls. Closed in stairway. Why all the carpet? Because in the 50's and 60's wall to wall carpet was a status symbol. Hardwood flooring was for the poors or at least that was the reason my mom gave me when covered up any and all hardwood flooring in her house. Maybe partnering with a architectural historian or cultural anthropologist and have them comment on why things were designed the way they were before you modernize them would give an interesting perspective on your videos (though I'm really enjoying them as is). Being in Austin, I wonder if you couldn't find someone with an on camera presence that works well with you and Lincoln at UT (not the real UT in Knoxville, but the other UT there in Austin) to give some insight into those "unfortunate style and design choices" were made back in the day.

Should've kept the green counters in the bathrooms!! Or at least in the powder room. Just paint the cabinets; modern feel with a vintage accent. Maybe a funky wallpaper to match on one wall? And those awkward 1-2" gaps on construction grade vanities are such a pain to clean between!

i love the open concept living kitchen dining room. but im not crazy w the exterior and the bathrooms. i kinda hope u added a glass window above the front door since it has a very tall entrance to emphasize the chandelier, the light would look so great from the outside. it would give a grand entrance feel

Great renovation. Just a note though. This is technically a split-floyer or a split-entryway. A split-foyer/split-entry will have a split staircase where you either go up or down as soon as you walk in. Kind of a ranch with the two levels stacked on top of each other and the door smack dab in the middle. A split-level has an entry onto one of the levels and typically has 3 or more unique levels.

I almost loved everything except the guest bath vanity. What you did looked cheap. Much preferred what was going on before even. Love counters that run side to side of the wall.

@@AustinFlipsters You may change the counter and vanity to a modern one, but I agree with Karen Van Zant that counters that run side to side of the wall is preferable. It gives more counter space (and hence more storage space down under), is more functional, and cozy. I hate short counters, thereby giving only small space and little storage.

While I like some open concept I am also in favor of being able to close off some spaces - French doors, barn doors, movable bookcases on tracks. Especially in the age where people do more home office defined and closed spaces seem a must. TVs in open spaces would be an eyesore and the sound distracting. BTW, I do not see any TVs in these episodes.

I especially like the amazing transformation of the living/kitchen area, I bet this was one of the major factors the house sold that quick) I looked a bit odd on outside but you managed well to make the exterior quite more 'mainstream' and interesting to a larger group of potential buyers. I think you've done a fantastic job. I'm from Australia and this is the type of living we love. It suits a hotter climate. There are some very negative comments on this page about this flip. Yes, people have made memories in this house but I challenge anyone to say it was an attractive house inside or out. If you take the emotion out of it then the before and after sale prices and the time on the market speak for themselves. You DO know what people want in their houses. I only wish it was so cheap to renovate in Australia. What you did would cost about $120 000 here! 😭

I'm loving your channel, and look forward to seeing more of your flips! I live in Oklahoma and my big (3,300 sqft) house is for sale. The fact that you link all the products you use and share your advice is remarkable and sets you guys apart! I'm watching for a few reasons... I'm a Disabled Veteran who can no longer work but I've always wanted to do a few flips. Since my dad passed away and left a few UGLY rental properties, I'm thinking about doing some renovations before selling them. Also I'm looking for a new (much smaller) home and it's always cheaper to renovate your own if you have the vision and resources. So far, I haven't seen anything on your channel I'd do differently! Great job. Lots of great work and great ideas. But FYI. That’s not a split level. It’s a bi level. A split level is generally laid out so you enter the home on the same level as the living, kitchen, and dining rooms. Up a half flight to bedrooms or down a half flight to a den or family room. Maybe even down another half flight to a basement. Then there’s a trilevel split which I have. Another half flight up from the bedroom level to the master level. Great job though.

I think putting a pendant light on that porch would have added a ton of visual appeal to that huge entry space and curb appeal. Along with that lattice it would have broken up the height and given it purpose.

Beautiful flip. You really classed up this house. My one dislike is the bathroom vanity. I prefer the wall to wall for storage as well as just keeping it clean without dirt catching narrow side openings. If I toured this house I would have thought you cheaped out by not putting in the correct size. You all do super redesign!

I enjoyed seeing how you flipped the kitchen and you're right it's very cohesive now. Must say I wasn't a fan of the bathroom though. Personally I think it would look nicer with larger tiles, the vertical subway tiles made it feel a bit outdated and the screen made it seem claustrophobic. The vanity is a huge improvement though! With the powder room I'm thinking it would look nice with a lighter timber vanity with one of the freestanding rectangle type sinks on top. You know the ones? Anyway just thought it was worth sharing my thoughts. Always nice seeing how others would tackle the space! Well done!

You never showed a "before" of the fireplace... Overall an improvement but I would have chosen a glass surround for the stairway and the dining room half wall, instead. Glad the new kitchen cabinets went to the ceiling. A broader cabinet in the bath in neutral tones would have done a better job just because it would be less cluttered, smaller was a disappointment. The exterior is improved, but the trellis over the garage, while good, should have extended beyond the edges of the doors because it looked stingy otherwise.

In the future, consider not bashing closed concept kitchens. It's used around the world in contemporary homes and with far better taste.

The purpose of all of those walls was to control air flow. Trapping hot air in the kitchen prevented the need for AC. It really helped to cut down on the impacts of outside climate and internally created heat from places like the kitchen. Whether your house didn't have central air or if you simply wanted to cut down on electricity costs, dividing the rooms was a good option. Now most places have central air, we don't care as much about electricity bills, and focus more on aesthetics.

In the 80's, people wanted to ESCAPE the kitchen & its smells after cooking & clean up. Also, open floorplans are a challenge to keep looking nice if people don't clean up their kitchens.

Health Nut The best way to deal with kitchen smells is an exhaust hood that vents outside. If you are a clean person and generally pick up after yourself, keeping a home looking nice regularly isn’t unattainable. I personally find it easier in an open floor plan, and I have young kids and a shedding dog. To each his own. If you like walled spaces, there are tons of homes on the market that can offer that. This isn’t a generational thing, it’s individual. I know many in older generations who also prefer an open concept.

It seems odd now, but at the time the house was built, it was an open floor plan!--grin. Kitchens were messier places than now. Technology has changed a lot. Just like the way that stretch denim has changed jeans. This was a great renovation. I enjoyed seeing your pictures. Thanks.

The glass kitchen cabinets look too small. The bigger vanity in the powder room looked better and it added more counter space. The smaller vanity with space around it has to be a nightmare to clean, the smaller vanity makes it look like you brought too small of a vanity.

great changes to the exterior. I would have added a light on a long chain above the front door...this could have been done in black or silver for contest (black would have contrasted better against the being paint). I also love her confidence!

Thanks be to God that you opened up that wall and got rid of the Baby poop yellow paint color ! Even in the '80s I never used THAT color inside. But yes; Crayola Jungle Green was the trim color of the decade(s) from 1950s to the 1990s . My late husband insisted on it ! 8-/

We LOVE those 70s split level homes. They just don't build them like they used to! By the way, not everyone likes the open concepts, you know. Sometimes it's nice to have private areas to yourself. We hate when people walk in on us as we're scarfing down some food. Now if we had a private wall there... Having said that, updating and modernizing those private areas would be a better way to go.

Not trying to be mean or rude...some people think if you give anything but a good opinion your being rude..I'm just being honest....anyhow, I thought the outside of the house looked better like it was...I wasn't crazy about the green color but I liked the contrast...I think the new looks a bit boring and too neutral ....trimming the tree was a very good idea, nice job!

I know the rage is a open concept, but I like my 50's home that I can close off the kitchen eating area, I really don't want someone over and my dirty dinner dishes and pots are out,. Plus I can close up my doggies when I leave, , for me this is a bit too open, but I will admit it looks nice, all clean

@@AustinFlipsters in the 70s my older brother and his wife, had one in a foothill town, theirs was about 2200 sq ft, and with the slope of the land, the 2 ND story was at ground level on the back to a patio and pool. The house made sense on that lot

The "open concept" is what poor people used to live like in the past. You couldn't afford several specialised rooms so you had one larger room where you did the cooking, sleeping, eating, living, even bathing in a moveable bath-tub. Toilets were outside, either a small closet in the countryside or shared with neighbours on the same floor or house in the city.

I would have gone a little differently with the vanity. Every inch of counter space is needed. A floating vanity with 1 drawer underneath would have looked great. /Changes in kitchen are great.

I have a high ranch like this and I blew out the front so when you walk in and see the stairs you have about 200 square feet as a vestibule instead of being smacked in the face with stairs. We added a kitchen to the back, made the old kitchen the new butlers pantry and added a new family room next to the new kitchen(about 1500 added square feet) bc I couldn't see our family dealing with a family room downstairs.

califdad4 thank you so much what's really nice is that we have options if my husband wants to watch a baseball game or other sports he goes downstairs but it turned out beautiful it was like 15 years ago now we need to redo the kitchen and modernize it but we will soon. The downstairs is really beautiful since its above grade in most rooms it gets sunlight but because its part under ground in places we put tike that looks like wood and its gorgeous. All grey walls and white trim its really simple and elegant.

Only thing she said, my husband is a TV person and I am a stereo music person, and we both cannot do our thing at the same time. She added so l get in my Lincoln open the sunroof , drive around and rock out lol 😀

The kitchen looks amazing, but, this concept of open space is tricky. I don't want to sit in my living room and looking at the kitchen. I prefer a modern kitchen but never in a combo with dining/living room. I also have to say I prefer the old outside except the stairs that got nicer after the renovation.

Leveraction3030 True. But some people just don’t like tubs. Probably because they don’t have small children or prefer not to take too long while bathing/showering. Personally, I’d buy a house with the “shower and bathtub combo” (for guests). This way, people can shower or use a tub.

You can't entertain in this house, the dining room only seats four and your guests would be looking at pots and pans while they eat because there's no way of closing off the kitchen. I hate having an audience while I'm cooking - enjoy your drinks and please leave me alone. I don't understand the fascination with islands surrounded by bar-stools, why would you sit there instead of a chair? Another down-side to open concept kitchens is you have far fewer wall cabinets.

Looks great to me, and there seems spaces to get bigger nicer tables. It’s a great party room! Maybe cuz i worked in an open kitchen restaurant but I love being able to be part of the group while cooking rather than being isolated alone while everyone else is off in the other room

Very nicely done. I loved the kitchen, dining area and living room as well as the entrance with the metal staircase and the chandelier to match! I have a split level with the living room and dining room open but the kitchen is enclosed. The idea of opening up the kitchen is very appealing to me (or at least opening it a bit more than it is- it's totally boxed in). Thank you for a very nice video. In terms of feng shui (which I have been learning about lately), there are issues with split-level home in terms of stairs closely and directly facing front door. Also, in terms of the kitchen, the sink should not be directly in line with the stove, clash of water and stove/heat elements (water puts out fire). There are just more things to pay attention to when having feng shui in mind, though I know feng shui is not mainstream belief at least in western society.

It’s a very nice job. However, I have to ask, isn’t this a split-foyer house and not a split-level? A split-level would have you walk directly into one level, then inside you’d find off off the main living space a set of stairs with a half flight down and a half flight up to the rest of the home. Entering a home to a foyer with stairs up and down isn’t a split level, is it?

Everything looked great except the subway tile in the shower... sorry - but that looked cheap.

True. The subway tile gives a different feeling to the house. Not necessarily cheap. But it still looks better than it would with horizontal subway tiles. Maybe a browner or oranger shade with brick (like the fireplace or kitchen backsplash) could’ve looked nicer.

I hate subway tile. It just looks cheap, boring & outdated. Especially white subway Tile. However, wayfair sells many types of subway Tile that looks fancy & doesn't look like the cheap kind.

you can buy a cheap home, 120-150k with 20-30k saved, get a mortage on the home, use your savings to flip it, sell it 200-230k, you make a small profit, keep going, until you can afford to do cash and start profiting 50-125k per property. you need a good agent and a good general contractor. that know the ins and outs of the industry, where to cut costs, helps having a good banker too

Curious 🤔🤔...Why do you never put fridges in your flips? That's a big expense for a buyer, especially a first timer who doesn't have a fridge & is possibly utilizing all their funds to buy.

I don't know anyone who wants a complete open concept floor plan. It is so hard to keep clean and organized especially with pets and kids.

Angela Backer I agree. It’s pretty in theory but it’s hard to find privacy, if your spaces are cluttered it can be a bigger mess in your eyes, and there’s often problems with maintaining temperature. Open floor plans look pretty on Pinterest but if you have even one dirty dish on the island, anybody in the living room or the dining room or any other space that can see it is gonna make you conscious of how dirty your space is. Unless you have the time to constantly clean it’s not very practical.

That guest bathroom vanity... at least the old one was easy to clean. All the hair, bobbypins, dust, etc that will fall down between the wall and the vanity is gross. Plus, you lost storage! And counter space - you want room to layout your makeup, brushes, etc! It would have been better to repaint the cabinet than to replace it with that tiny IKEA piece.
