I bought this house from the foreclosure sale almost two years ago. It was the last property I bought from the foreclosure sale even though to used to buy most of our flips from there. There are very few foreclosures and they usually get bid up much higher than I want to pay.
This house I never saw before I bought it, but my project manager Nikki did see it when it was for sale as a wholesale deal. We actually had it under contract to buy as a wholesale deal but some IRS tax liens killed the deal. It was a mess then and it was not any nicer now.
The guy who lived there threatened to shoot me the first time I talked to him after buying the place but he calmed down when I told him how much money he would be getting back after the house sold at the sale. He moved out and we got to work on the house.
In the video, I go over all the work we did, the numbers and our profit. We made money even though I paid more than I should have at the foreclosure sale.

This ones pretty bad...but I had one worse back in 2017. It was a foreclosure, vacant for 3 years with squatters living in it, before that was a hoarder house for 30 years. Had to gut it down to concrete floor and block walls...everything else including roof gone, total of 4 roll-offs filled and it was under 1000 sq ft. Paid $50,000..renovations about $65,000... (Total investment) $115,000. Current value $185,000. But, keeping as a rental going for $1100.00 per month.

Great job with the restoration. I’m sure someone out there will buy this little house, but for me it’s a big NO. First a bathroom directly inside the front door, a washer and dryer in a tiny breakfast nook and a CREEPY door in the floor of a bedroom leading to the basement. Um, no.

Do you ever use bio hazard services? My own house was dirt cheap for you-guess-reasons and it wasn't as bad as this one here, exception being a blood splattered bedroom wall, but still, before I put so much as a key in my new house, I brought in bio-hazard. Using bio-hazard services left me assured my home was habitable, bug free, drug free, disease free, etc (removing all carpets, heating the house and drying it out was part of their week-long work, no stone unturned).

It is a form of mental illness...sad. I have a work friend who is a hoarder, sweetest woman and she admits to her hoarding. I've had a few short conversations about it with her, but she becomes embarrassed and slightly defensive about it when it comes up, so I drop it. But, I'm intrigued as what is going on in the mind of someone who lives like this. It's got to be scary, dark and sad!

I'm a legal secretary at a law firm which handles foreclosures for the largest bank in our county, and we almost never encounter 3rd-party bidders at foreclosure sales in our area. It's much easier for us and our clients if the would-be 3rd-party bidders make arrangements with the bank after the bank gets title to the property. We've had a few foreclosed houses in similarly sad shape to the one in your video, and it always amazes us that the defendant didn't move out a lot sooner, given the poor condition of the house.

@@investfourmore No, but the Notice of Judicial Sale is published in a local newspaper for 3 weeks in a row during the month prior to the foreclosure sale. It would be up to our client (the bank) whether or not they wished to list the foreclosed house with a real estate agent after they get title to the property.

A shame you had to put laundry hook up there ... and thus losing that sunny little breakfast nook. May have been better to adjust kitchen to fit washer/dryer in that hallway to back door.

Well you did a fantastic job on the flip. Looks great on the inside, not crazy about that basement floor. Though I lived in a house in St. Paul,MN that had the basement door in the kitchen. The house is small and the cost was ok but who knew that in Colorado way out in the boonies real estate could cost that much. Glad you made your modest but clear profit. It's very strange what people do with stuff, like keeping drywall in a safe? A very expensive safe... Whatever floats your boat I guess. Anyhow, great vid, the house looks fantastic after you got it done. Although, that basement access is really weird.

LOL That was a joke. The drywall found in it was torn out of the safe (part of the interior/fireproofing) and the previous owner left it like that instead of trying to move it. Trashed it out of spite.

Why not just put the washer hookup next to the dishwasher for an under the counter unit? If you put a washer/dryer where you installed those hookups, you have nowhere for a table. That bulkhead for the plumbing for the dryer also looks massive! What was preventing you from removing that awkward wall in the kitchen? Why not just remove that back door and do stacked units in that spot if you couldn't remove it?

I guess you couldn't take down the wall between the kitchen and the breakfast nook. It would have opened up the kitchen quite a bit. The refurbished house is so much nicer, although it's strange that the access to the basement is in the second bedroom, but this is not the first time you have shown us a house with the access to the basement in a strange place.

Jesus H Chr!$t a person lived like this????!!! It would be better to put a washer/dryer combo where the dishwasher is going so you’d still have an eating area. I can’t imagine somebody putting a child in that room with access to the basement. House looks amazing, but if it wasn’t a flip it really needed to be stripped to the outer frames & redesigned. The bathroom off the living room is weird, & of course the stair placement.

Public auctions at the sheriff's office were a lot of fun. We bid on 5 different properties at 3 different auctions. Unfortunately, we always wound up getting beaten by someone else, so we stopped going. Regardless, it was a lot of fun. Also very easy to get caught up in the adrenaline of the situation and bid more than you are willing to pay in your normal emotional state. I recommend to anyone wanting to buy from auction to go to a few in person to watch the process and ask questions before going to actually bid on a property. What he said about every jurisdiction being different is true. And even within the same state, foreclosure sales can be different from county to county. For instance, here in dirty Jersey, Ocean County lists the upset price on their sheriff's list and also allows up to 30 days to pay off the full sale amount, but you have to put 10% down at auction date. In Camden County, the lists do not display the upset price. Camden County requires 20% down at auction and also the 30 days to pay off the remaining. Also, in Ocean County, if there are known liens/judgments on the property, the bank attorney will read them off prior to the auction commencing. However, that is only known liens/judgments. You are obligated to resolve those that may come up later. Camden County doesn't read them off even if the bank attorney or county knows about them. Doing your due diligence for auction properties is RIDICULOUSLY important. Last thing you want is to buy a property at a great deal expecting to make about $30K after flipping only to find you are now saddled with $8K of outstanding liens/judgments you should have known about had you done your homework.

The front door really needs to open the other way. I understand why you did the washer hook up the way you did but it blocks that area just enough to make it unusable. Better to turn the whole attachment into a laundry area by moving everything closer to or under the windows.

Trying to get into this business, question for ya. Will you always know the leans on the house? Someone told me if you buy the foreclosure they won’t disclose if they have any money due and you have to miraculously take on the expenses after agreeing to buy it. How true is that? Sounds odd to me.

If it was me, I would of torn out that useless wall between the back door and the breakfast nook. It is wasting space and and would give the breakfast area a more open feel. Just look at it again.

Where the washer/dryer hookup is so odd, but that being said, there is no way I would ever go into the downstairs area so the hook ups had to be moved upstairs. Good call on that, it is just such an inconvenient place.

Margaret, I have a daughter-in-law who lives in squalor, her mother lived in squalor, I'm sure her children will live in squalor because that's all they've ever known. They think it's normal to have dirty dishes on the floor, dirty clothes in the living room, and dog poop 2 feet deep in the backyard.

@@califdad4 My not have been cost effective. Personally, I'd put a counter under the window and just make it a laundry nook. Eat in the living room with one of those coffee tables that lifts up to a table. I understand a lot of people do that nowadays.

Mark, this is off topic, but you mentioned Frederick in the video and that made me wonder... Last year the Watts case happened. What happens to houses when a terrible tragedy happens. Will someone buy it cheap? How does it affect the property? And would you buy it to flip or would you pass?

In Calif you have to disclose if there has been a murder in the house. The law in other states varies, of course. There was a beautiful Victorian house in Sacramento that sat empty for years and years because an older woman ran a boarding house for pensioners and she murdered them but kept receiving their checks. So after the police dug up her yard and found numerous bodies, nobody wanted to buy or rent the house.

I personally would have put the washer dryer hookups in the room with the stairs and made it a laundry room with linoleum, not carpet. Would have made way more sense.

I'm glad you kept the tree. The place looks nice. If I lived there, well, I'd do a lot things, but I'd I make the small bedroom into a utility room, and move the laundry hook-ups over there.

One topic you fail to mention is the Capital gains tax for selling property with a non-homestead status. Capital gains taxes is something you can't avoid paying. The government has toget there share.
