Skatepark Flip is Finished After a Massive Undertaking 

Mark, you are the “king” of taking on challenges. This house and several others were sooo much work. Cleaning, architecture, landscaping,electrical, plumbing ,HVAC, etc.

The former bathroom that is now a closet, needs the door to open outward.

Looks real nice. I don't think you need to stage it. Pretty easy to understand the layout. Floors look great. I'm not sure I would have gone with anything other than flat for the ceilings.

Huge transformation 👏❤ It looks SO much better. The back garden and/or entertainment area should be a real plus for the new owners.

Our insurance company wouldn't renew unless we put a new roof on the house, roof needed to be less than 20 years old, ours was 22 years.

One of your best transformations imo. I like the style of the house and the brick. It has good bones; hardwood floors and a large basement. I would wait for top dollar on this one. Id roof the garage and do drywall inside since its well built out of brick that matches the house. Drywall inside would make it feel more open and finished for only $1500. You could consider removing the lean-to awning too.

I think the house is so improved! Many things I would still fix inside the house, but it’s pretty good. That backyard🤦🏻‍♀️ You’ll sell it though, I have no doubt. Let us know if you make profits on these houses. What a transformation‼️. I really love this house. One thing, the under side of the soffit in the first basement room looks dirty or not painted well. It could just be the angle but I thought I'd share. (4:48 mark). Good job. I love your work.

The place looks good. The guys did some nice work. I would think the interior of the garage needs drywall by code as it's attached to the house.

I agree with your roofing idea. I think so many roofers are gouging on the price.

Inside looks great! One of your best ones. One thing the front yard, planter in front of the door needs maybe 3 ornamental grasses spaced perfectly instead of just rocks. You would be surprised what these grasses would do to make the yard look more complete. Less than $100 and it would look like you care about the whole package. I drive by your places and the bare minimum is always done with the landscape. I'm always thinking if he just spent $100 bucks and placed a few strategic plants/shrubs here and there perfecto! But alas no :(. Makes all the difference. And lol I just got a Home Depot commercial while watching this video.

You know more about the flip business and remodeling old unloved houses than I do. I was surprised by a couple of things: 1) it appears you are missing a couple of doors like the front coat closet and the basement entrance (maybe I'm wrong), 2) I know that you are watching costs, but the old flat doors on the main floor rooms just look like cheap flipper cost cutting - especially when some other interior doors got 6 panel replacement units 3) the cost difference for 42" top kitchen cabinets is not that great vs. the 36" top cabinets you used - more like cheap flipper work. I would have taken out one of the backyard storage sheds - having two accentuates the fact that it is a smaller house. Most people only really need one garden shed for lawn mowers and bicycles. I know that your guys cleared out a lot from this house but that back yard fairly well screams for more demolition - nobody is going to look at that big cut off tree and dream of a wood carving project. Now maybe a $400k house is just an average house in that area, I just would have expected more attention to details and having a more unified look. I'm sure you will prove me wrong and quickly sell this house.

Well, the change is absolutely amazing. I’m sure the neighbors on every side of that house are so grateful that you came in there and fixed it up to make it a livable home for someone. I hope that an actual family will purchase it and live there, and it does not go to an investor, no offense lol. I would definitely stage it because the outside the house is a little bland. The yard‘s not in great shape so I think it needs a little extra to bring in a high bed.

I miss the skate park.😂 There are lots of companies that will pay you commission on sales.😮

I really bothers me when you see a house in the cabinets don’t go to the ceiling. Especially when they’re new cabinets. The next owners is gonna have to throw those in a landfill and put new ones in. I saw something weird in the bathroom with the vanity. It looked like the vanity wasn’t the right size and there was a gap in between the wall and the vanity. Those are things that house flippers shouldn’t be doing.

Roofers have very $$$ OSHA regulations. It would not be so bad except for your roofers quit and then they just take all their safety stuff with them and you have to buy new ones for the new guys and it gets to be expensive. Plus, people don’t like to follow the rules even though they’re very good rules and I know from personal experience with loved ones that you should wear the safety gear. One was made into a quadriplegic and afamily member died. Roofing is very dangerous and it kills your body. Just pay the roofers their fee.

It really bothers me when you purchase a home, flip it and then leave the yard full of weeds. You have a rental on the same block and your yard looks like garbage. Do more.
