First apartment would be great for roomies. $1250 divided by 2 and very reasonable.

Where I live, apartments like these rent for max $450-$550 a month. Colorado seems to be crazy expensive

I saw several places where the walls had spots where they seemed like they didn't take the paint very well. You may want to double check that paint job. I saw a spot on the outside wall in the bedroom off the kitchen and a bigger area on the wall between the living room and the bedroom off it.

There are several RU-vid channels that will show you how to easily break into almost every kind of lock. It's very discouraging.

Those apartments are weird. Like they don't have a living room and the bathrooms are in the bedrooms.

Tenants should have to keep bikes and toys in garage instead under stairs,looks trashy..

Very disappointing! The countertops turn out bad. You should not rely on a make-over product for countertops. Much better to replace them, and cost effective, too.

I like the Ocho as an investment property.

On the mold looks alike, possibly the tenants raised an indoor plant at one time? Especially Cannabis during winter time. I walked into rentals and saw a lot of this type of DIY project. The creative tenants engineered their own greenhouse without ventilation or drainage. It appeared that the faucets is near the wall that had the problem. FYI, please slow down on moving the camera. My eyes have to rest after watching your educational video. Thank you for the good content.

I would never pay $1200 a month for that apartment.

That shower drain give the creepy look unwashed. Overall all cleaner hopefully hidden problem behind walls are fix.

Mark, gray paints should never go with any colors on the brown scale, (beige, brown, tan, etc.).

That’s a shame that people don’t care about your property. In 1989, We rented a 2 bd, 1 bath for $550 a month duplex down in south Florida for a little over a year. My hubby mowed the grass and the owner took off $50.00 a month. We had two kids 2 & 3 years old and when we left, the owner didn’t need to clean, paint or clean carpets because we did everything. My brother and his wife were slobs.w hen they’d move, they’d leave it dirty with trash all over. They even left pork chops out on the counter! I just can’t understand that people can live like that and then don’t clean when they live!

Imagine paying $1200 for that small 2 bedroom. Even with the remodel the condition is just livable. I could never rent in Colorado if that's what I can get for $1,200.

I thought the same thing about mold on those walls and especially in that corner when shown in that other recent video. With it being right next to the bathroom counter/wall, it could be leaking through along the floor or under/in the wall from the bathroom right next to it.

Yeah, could be that corner downspout needs to end further away from the building.

Most likely the downspout needs to be cleaned and extended out further if that's not the cause maybe tenants didn't let this fan in the bathroom run long enough to get the moisture out and just collected in the bathroom or the bedroom

Without the owners doing a monthly inspection, the next renters will distory it again..There is no law preventing a monthly walk in inspection to stop damage and trash and nasty things from happening.. If the owner doesn't do that.its their own fault..and they get what they deserve..

The upper unit looks so good Mark. Great job, my one suggestion is replace that dishwasher get a new white dishwasher so that it all matches and paint the baseboards around the bottom of the cabinets to match the cabinets. And make sure that your next tenants have excellent references and high credit score is no evictions, so if you decide to sell at least you got decent tenants in there for the next owner

Your red mulch does not go with the brick or the gray siding you should have used black mulch would have looked so much better

You need to advertise the vacant units at JBS carieers. If they dont let you post a flyer in the drivers lounge, go over to Preferred Cartage on 6th ave, thats where the drivers go for washouts for the plant. Rent will get paid and they won't trash the property.... good luck

The upper unit looks a lot better after the remodel. Shame on them for giving you a bad review over their unpaid rent. Now someone else has a problem with them as renters down the line.

Can you explain what washer money is please? Maybe because I live in another country, then I am not familiar. We do our washing in machines that we buy oursekves and hang outside on a line to dry. Where was the laundry in each flat?

Mark, as a multifamily property, the Ocho looks fine. Come spring, if it hasn't gone the way of all good flips, have all the concrete pressure washed, pathways edged, etc. The Ocho is by no means a pig right now, but it could (perhaps, IMHO) do with a little more grooming/TLC. 🖖🙏🇨🇦

Not something I would rent. Only one window unit air conditioner? Electric heat ? No thanks. The electric bill will be as much as my rent lol. Where is the living room that area when you walk in with the Tile?

I have never understood how people can live like this. I guess they have the mindset, "it's not mine, so why bother." Makes you wonder how they were raised. I'm so glad I own my own home. I couldn't imagine paying $1200 a month for rent.

I’m not one to likes bricks painted. But for curb appeal paint the brick black along with the window frames etc. I always think the brick is plywood. But a very nice unit otherwise. If I could afford to relocate, you are a very good landlord and very kind and way going. Most landlords lack those qualities. Merry Christmas

Fyi, if you switch to schlage locks you can key a master to each of your locks. That way you won't need a ton of keys. So much easier!!! The kwikset locks are junk.

Looks a little like bed bug droppings. They love corners, the space between the wall and tac strip. The line of it on the wall is probably where their mattress met the wall.

I see you put in a new nutone range hood. Isn't it crazy how expensive they've gotten? A year ago they were $50. Now they are $100. Cheapest place I can find them is Amazon $70

It's easy for y'all to say you should do this or that to the apartment and etc.. but y'all not paying shiiii . Do you know how Expensive things are now smh.. go buy some property and lease to ppl and see how it goes when things need fixing or you gotta do evictions and etc smh

BTW, Good subject matter, as it is always disappointing to see squatters take over a property without legal rights, and then leave it a mess. In England, and especially London, they have a real problem with it, because their laws are worse than ours. It angers me a lot. There should be a fine that follows people like that to pay back landlords for the rest of their life, and be immune to bankruptcy.

You own a laundry with your son? I didn't know you had older children, I thought they were all little. We are the same age and my oldest is 18 but I also have 2 younger children, 3 and 5 from my second marriage. Makes sense, I've just never heard you speak about having an older son.

You can raise the rent to 1,250 now, on the remodeled unit? Raise it to 1,300 after all of that trouble, to give yourself an additional 600 dollars per year (assuming you wind up with the property for a year before it gets sold). I don't think an extra 50 dollars per month is gonna make that much of a difference to the new renter. You deserve to be able to have an extra item at dinner on the first of every month after the trouble you had from this property. There's a lady who's a gaming streamer, and sometimes she plays Fortnite. They have wolves in the game. At one point, she mistakenly said "wolves eat tires," not realizing that she said that. So, every time someone mentions that line to her, clowning around, your tire story comes to mind. 😂

There is nothing that can be done to make those apartments appealing. Those AC units and the tile let you know they are crap. I would hate to rent from you because you are always filming and putting people on blast even though the units are usually low grade. It is depressing. The mismatched appliances? c'mon man. You are still gonna get sheety people moving in if you skimp on the rehabs.
